The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Victoria and Southern Vancouver Island, British Columbia. This is an international move, and it changes the math on currency, housing, taxes, healthcare, and daily life in ways a domestic relocation does not. Knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are headed to Canada, I hand them to a team I trust completely: the Happy Homes Team, AI Certified Agents with eXp Realty serving Victoria, Langford, Gordon Head, Royal Oak, Broadmead, Bear Mountain, and the Greater Victoria area, founded by Anna Hakim and Perry Fanthorpe. They anchor my Trusted Agent Network in Canada.
Here is how the cost picture compares in Canadian dollars, what today's market looks like, how Canadian and BC taxes work, what moving from the US to Canada involves, how commuting works, where the neighborhoods are, how the schools work, and what the mildest climate in Canada feels like. Then I will introduce you to Anna and Perry directly.

Why Families Move to Victoria
The biggest financial driver is the cost of living, and everything is priced in Canadian dollars, so budget in CAD and watch the exchange rate. Housing is the other big line item: the Victoria Core benchmark, which combines Victoria proper, Saanich, Esquimalt, Oak Bay, and View Royal, sat near $1.255 million for single-family homes in December 2025, with condos near $550,000 and townhomes near $846,000. Those are serious numbers by New Jersey standards, and why most newcomers start in a condo or townhome, or look to the West Shore suburbs.
The second reality is that goods cost more. Groceries, dining, and most consumer goods run higher in Victoria than in the US because the island market is smaller and almost everything is shipped in.
The offset is healthcare. Canada's universal system covers medically necessary physician and hospital care through the BC Medical Services Plan, and monthly MSP premiums were eliminated in 2020, so there is no monthly bill. New arrivals do face a wait period of up to about three months before coverage starts, so carry private health insurance for that window.
Canadian Dollars
Everything is priced in CAD. Budget in Canadian dollars and watch the exchange rate, because the US dollar's buying power shifts month to month.
Universal Healthcare
MSP covers medically necessary doctor and hospital care with no monthly premium since 2020, after a wait period of up to about three months for new residents.
A Balanced Market
Greater Victoria recorded about 6,918 sales in 2025 with benchmark prices broadly stable and inventory climbing, giving buyers more choice than in recent years.
The Costs People Forget
Canada taxes income at both the federal and provincial level, so your paycheck pays federal tax plus BC provincial tax, both progressive and generally higher than New Jersey's state levy. The cost that surprises new buyers most is the BC property transfer tax, paid at closing: 1% on the first $200,000, 2% on the portion from $200,000 to $2 million, and 3% above. First-time buyer exemptions can reduce it in some cases, so check the current rules with your lawyer.
Sales tax is another shift: Canada charges GST at 5% federally and BC adds PST at 7%, 12% combined on most goods, though resale of a principal residence is generally GST-exempt. Ongoing BC property taxes are modest versus New Jersey's highest-in-the-nation bills, so the annual carrying cost is typically far lighter than in Burlington County.
The taxes that apply mainly to non-residents deserve attention if you buy before you move. BC's speculation and vacancy tax applies in the Capital Regional District at 2% of assessed value for foreign owners in 2025, rising to 3% in 2026, and an extra 20% property transfer tax applies to foreign buyers in Greater Victoria. Most owner-occupants are exempt, but everyone must file an annual declaration.
Property Transfer Tax
Paid at closing on the purchase price: 1% on the first $200,000, 2% to $2 million, and 3% to $3 million, with first-time buyer exemptions in some cases.
GST & PST
Canada's 5% federal GST plus BC's 7% PST totals 12% on most goods, though resale of a principal residence is generally GST-exempt.
Non-Resident Taxes
Foreign buyers pay an extra 20% property transfer tax in Greater Victoria, and the speculation and vacancy tax applies to non-resident owners, so buy before you move with your eyes open.
The Commute Reality
Victoria is an island city, and getting around means knowing the water routes. Victoria International Airport (YYJ) sits near Sidney, about 35 minutes from downtown, with nonstops to Canadian hubs and US cities including Seattle. BC Ferries runs the main link to the mainland, from Tsawwassen south of Vancouver to Swartz Bay in about 1 hour 35 minutes, and float planes connect downtown Victoria to downtown Vancouver in about 35 minutes.
There is no passenger rail on Vancouver Island, so daily life runs on roads and buses. BC Transit operates the bus network across Greater Victoria, and you will still want a car for most island living. Jersey drivers get an easy pass: Canadians drive on the right, exactly like the US, and your New Jersey license is valid while visiting, with a BC license exchange within 90 days. North of town, the Malahat, the winding stretch of Highway 1 above Saanich Inlet, is the only road to Duncan, Nanaimo, and the rest of the island.
Where Families Look
Greater Victoria is a collection of distinct communities spread across the southern tip of the island, each with its own housing stock, pace, and price range. Anna and Perry work all of them daily, matching your budget, commute, and lifestyle to the right community quickly.
Downtown & the Inner Harbour
Condos and lofts in a walkable waterfront core around the legislature and the Inner Harbour, with restaurants, galleries, and the city's densest urban life.
Langford
The West Shore's fast-growing family suburb, with newer construction, more land, and prices below Victoria proper, minutes from Bear Mountain and the highway.
Gordon Head
An established family neighborhood in Saanich near the University of Victoria, with tree-lined streets, good schools, and a mix of older and newer homes.
Royal Oak
A quiet central Saanich community with larger lots and a convenient position between downtown, the peninsula, and the West Shore.
Broadmead
An upscale Saanich neighborhood of estate homes on generous lots, close to the Royal Oak shopping area and UVic.
Saanich Peninsula & Sidney
Seaside Sidney is the airport and ferry town at the north end of the peninsula, with a small downtown, marina life, and a relaxed pace.
How Do the Schools Work?
Public schools in Victoria run through the Greater Victoria School District (SD61): 27 elementary, 10 middle, and 7 secondary schools serving roughly 18,000 to 20,000 students across Victoria, Esquimalt, Oak Bay, View Royal, and parts of Saanich. The curriculum is BC's, leading to the BC Dogwood Diploma, a different credential from a US high school diploma, so families moving with teenagers should talk to the school early about credit transfer.
Post-secondary options are strong: the University of Victoria is a major public research university in Gordon Head, and Camosun College enrolls about 19,000 students a year across two campuses with more than 160 programs, including university-transfer pathways into UVic.
Weather and Newcomer Tips
Victoria has the mildest climate in Canada. January highs average about 9 degrees Celsius (48 degrees Fahrenheit), summer highs sit in the low-to-mid 20s Celsius (the 70s) and rarely cross 30, and snow is rare, about 25 centimeters (10 inches) a year. Rain is the trade: roughly 600 millimeters (24 inches) falls annually, the driest total on the BC coast, concentrated from October through January, while summers are dry and sunny. The payoff is about 2,100 hours of sunshine a year and the title City of Gardens.
Newcomer tips: apply for MSP as soon as you arrive, because there is no automatic enrolment and coverage starts only after the wait period, so buy private insurance for that window. Exchange your New Jersey license within 90 days of becoming a resident. If you import a car, confirm it is on Transport Canada's Registrar of Imported Vehicles eligibility list and get a recall-clearance letter before shipping. Plan your taxes: you become a Canadian tax resident from the year you move, and the US still taxes citizens on worldwide income, so most expats file in both countries. Canada allows dual citizenship, but line up a cross-border accountant early.
Life on the Water
Life in Victoria is built around the ocean. The Strait of Juan de Fuca sits at the city's doorstep with marinas, kayaking, and sailing, and whale watching is some of the best in North America, orcas and humpbacks in the Salish Sea from spring through fall. Hikers have the West Coast Trail, the legendary multi-day route on the island's west coast, plus trails closer to town. Gardens anchor the city: Butchart Gardens and Beacon Hill Park, a craft beer scene among Canada's strongest, and golf from Bear Mountain's resort course to ocean-side links.
Whale Watching
Orcas and humpbacks work the Salish Sea through the Strait of Juan de Fuca, with tours leaving the Inner Harbour and Sidney all season.
Gardens & Trails
Butchart Gardens and Beacon Hill Park anchor the City of Gardens, while the West Coast Trail and hundreds of local trails cover the hiking calendar.
Breweries & Golf
One of Canada's strongest craft beer scenes pairs with golf from Bear Mountain's resort course to ocean-side links across the region.
