Relocation Guide · Trusted Agent Network

Relocating from New Jersey to Greater Orlando

A practical guide for South Jersey families moving to the Greater Orlando and Central Florida area: cost of living, taxes, neighborhoods, commutes, schools, airports, weather, and the trusted agent to call once you land in Florida.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to the Greater Orlando area, from Winter Park and Lake Nona inside the metro to Winter Haven, Kissimmee, and St. Cloud around its edges. The move changes the math on income taxes, property taxes, insurance, schools, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Florida, I hand them to someone I trust completely: Steve Montgomery, Owner and Lead Agent of CAVU, powered by eXp Realty. Steve spent about 15 years as a reading-education teacher before becoming one of Orlando's top-producing agents, and he has closed nearly 600 career sales, most of them from referrals and repeat clients. He is one of the first names in my Trusted Agent Network on the Florida side of the map.

Here is how the costs compare, where the best neighborhoods are, how the schools and commutes work, what flying looks like, and what newcomers should know about weather and insurance. Then I will introduce you to Steve directly.

Why Families Move South

The single biggest financial driver is Florida's total absence of a state income tax. New Jersey taxes wages on a graduated scale that climbs to 10.75%, plus pensions, retirement income, interest, and dividends; Florida taxes none of it. For a solid household income, that difference is worth thousands of dollars every year, and it never goes away.

The second driver is housing value. Median home sale prices across the Greater Orlando metro sit around $400,000 in 2026, which often buys more house than the same budget does across much of Burlington County and South Jersey. New Jersey also carries the highest effective property tax rate in the country at roughly 2.2%, while Orange County runs closer to 1.2%, with even better value just outside the metro in Osceola and Lake counties.

Keep More of Every Paycheck

No state income tax means wages, pensions, Social Security, interest, and dividends all keep more of what they earn. That is a permanent raise, not a one-time incentive.

Lakes, Parks, and a Shorter Winter

Central Florida averages well over 200 sunny days a year with mild winters, and the region is dotted with more than 1,000 lakes. Weekends change completely once you trade a New Jersey January for this calendar.

A Growing, Diversified Job Market

Beyond the theme parks, Orlando is a major hub for healthcare and biotech at Lake Nona's Medical City, plus aerospace, defense, and logistics. Remote workers get the same salary with a lower cost of living.

The Costs People Forget

Florida's property tax rules are genuinely homeowner-friendly, but only for your primary residence. The homestead exemption removes value from your assessment, and Save Our Homes caps the annual increase in assessed value at the lower of 3% or inflation, so your bill stays predictable. The trade-offs: assessments reset to full market value on a sale, and you will write a bigger check to your insurance company than you ever did in New Jersey.

Homeowners insurance runs among the highest in the country, even in an inland market like Orlando, so budget for it before you make an offer. A wind-mitigation inspection, a newer roof, and a well-chosen hurricane deductible can change the premium dramatically, which is exactly the conversation Steve has with every buyer.

Property Tax

Orange County's effective rate runs about 1.2% versus roughly 2.2% in New Jersey, with homestead and Save Our Homes protections for primary residences. Rates run lower in parts of Osceola and Lake counties, and HOA fees are common in master-planned communities.

Sales Tax

Florida's 6% state sales tax plus local surtaxes puts the Orlando area around 7%, and unlike New Jersey, clothing is taxed. Groceries and most prescription drugs stay exempt.

Car Insurance

Florida is a no-fault state with some of the highest auto insurance rates in the country. Compare quotes before you move your policy, and expect the car insurance line to be higher than what you pay in New Jersey.

The Commute Reality

Orlando is a driving region, and most of the congestion lives on I-4, the interstate that cuts through downtown and connects the metro to Disney World. In rush hour it can turn a 20-minute off-peak trip into an hour. The city's average one-way commute is only about 26 to 28 minutes, but the drive you actually get depends entirely on where you live relative to where you work.

The good news: Orlando's toll network lets you buy time back. The SR-408 East-West Expressway, SR-417 beltway, SR-429 Western Beltway, and SR-528 Beachline all accept SunPass or E-PASS and shave minutes off the free routes; Lake Nona to downtown via the 417 runs about 25 to 35 minutes off-peak. There is no intensively used commuter rail, so the car is the plan, but families who pick a town on the same side of the city as their jobs find the daily drive very manageable.

Flying In and Out: Orlando's Airports

Orlando International Airport, known locally as MCO, is the region's primary gateway, one of the busiest airports in the country, with nonstops from nearly every major carrier and direct international flights. It sits about 13 miles southeast of downtown, roughly 25 to 35 minutes from the core neighborhoods and Lake Nona. Orlando Sanford International (SFB), about 33 miles northeast, is a smaller, calmer airport that mostly serves low-cost carriers and can be worth checking for Northeast flights.

One thing South Jersey families notice right away: Brightline high-speed rail now runs from a station right at MCO to West Palm Beach, Fort Lauderdale, and Miami, about 3.5 hours end to end, making a South Florida beach weekend a real train ride instead of a flight. And since both Newark and Philadelphia have multiple nonstops into MCO every day, return visits home work well in both directions.

City or Suburbs: Where to Look

In Orlando proper, the city is built around downtown and a string of historic village neighborhoods. Thornton Park and College Park offer walkable main streets and bungalow inventory minutes from downtown. North of the core, Winter Park is the region's most established cultural town, built around Park Avenue, Rollins College, and a chain of glassy lakes, with some of Central Florida's strongest home values. Lake Nona, to the southeast, is Orlando's master-planned showpiece, anchored by the Medical City biotech campus and A-rated schools.

In the suburbs, each corridor has a different personality. Winter Garden and the West Orange corridor pair a brand-new downtown with A-rated schools and more affordable inventory, while Windermere and Dr. Phillips hold the lakefront luxury homes. Oviedo in Seminole County is consistently ranked among the best suburbs to raise a family in the Orlando area, and Clermont in Lake County is the fast-growing new-construction town. Celebration, Kissimmee, and St. Cloud to the south, plus Winter Haven to the southwest, balance Disney-adjacent convenience with more affordable prices. Steve works these markets daily and can match your budget, commute, and school priorities to the right town quickly.

Orlando & Winter Park

Thornton Park, College Park, and downtown's village districts, plus Winter Park's Park Avenue, Rollins College, and lakes: the walkable, established heart of the metro.

Lake Nona & the Southeast

Orlando's master-planned showpiece built around Medical City: Laureate Park, A-rated Lake Nona High, and abundant new construction minutes from the airport.

Winter Garden & the West

A brand-new downtown, A-rated West Orange schools, and more affordable inventory, with Windermere's lakefront and gated luxury homes just up the road.

Oviedo & the North

Seminole County's family-school corridor: Oviedo High and Hagerty High in a top-ranked district, making it a perennial pick for the best suburbs to raise a family.

How Do the Schools Work?

Florida has no town-by-town school districts like New Jersey. Schools are organized by county, so your school is set by the house you buy. Orlando and its core suburbs sit in Orange County Public Schools, the region's giant with roughly 200,000 students, while Oviedo and Winter Springs sit in Seminole County, the metro's top-performing district, and Clermont sits in fast-growing Lake County. Celebration, Kissimmee, and St. Cloud sit in Osceola County, and Winter Haven sits in Polk County further west. Orange, Seminole, and Lake all earn A grades from the state, with Seminole routinely ranked first in the Orlando metro.

The honest advice: quality varies zone by zone, especially inside large districts like Orange. The strongest school corridors include Winter Park, Windermere, Lake Nona, and West Orange in Orange County, plus Oviedo and Winter Springs in Seminole, and Clermont in Lake County. Florida publishes A-through-F school grades each year, and choice and magnet programs let families apply beyond their zoned school. That is exactly the homework Steve does with every buyer, and it is why out-of-state families find him so valuable.

Life in the Sunshine

The weather is the headline, and it is a genuine trade. Summer in Orlando runs hot and humid from roughly May into October, with most days building to a dramatic mid-afternoon thunderstorm that clears by evening, which is why locals plan outdoor activities for the mornings. Winters are the reward: mild, sunny, and outdoorsy, never really turning into a New Jersey January. The region averages well over 200 sunny days a year, and because Orlando sits in the middle of the state, you trade ocean breezes for a landscape of more than 1,000 lakes.

Lifestyle follows those lakes and the city's endless family calendar. Weekends can mean kayaking a spring-fed river, paddleboarding on a glassy lake, or heading east on the Beachline, about an hour to Cocoa Beach. Universal, Walt Disney World, and SeaWorld are the obvious anchors, but locals also get a deep dining scene, the Dr. Phillips Center, the Orlando Magic, and a short Brightline ride to South Florida. The outdoor season never really closes, and the wardrobe changes for good.

Insurance and Hurricanes: What Newcomers Must Know

Hurricane season runs June 1 through November 30, and living with that calendar is part of Florida life even inland. The practical difference Orlando buyers notice: the city sits well inland, so storm surge, the flooding that does the most damage on the coasts, is not a factor here. What remains real is wind, heavy rain, and the Florida insurance market, which is expensive, tied to your roof, and often the biggest line item people underestimate when comparing New Jersey and Florida budgets. Expect hurricane deductibles of 2% or 5% of your dwelling coverage, applied only to damage from a named hurricane.

The smart moves are knowable before you buy. A wind-mitigation inspection, typically under $150, can unlock credits for a sealed roof deck, hurricane straps, and impact-resistant windows, and roof age matters because Florida insurers price it aggressively. Flood insurance is separate from homeowners insurance: standard policies do not cover flood, and flood policies through the National Flood Insurance Program take about 30 days to activate. If your home sits in a designated flood zone, especially near the lakes, budget for flood insurance from day one.
