Relocating from New Jersey to East Tennessee

A practical guide for South Jersey families moving to East Tennessee: taxes, the housing market, commutes, schools, neighborhoods, and the trusted local agent to call once you land.

The Short Version

This guide is for New Jersey homeowners and families thinking about moving to East Tennessee, from Knoxville and Maryville to Crossville and the Cumberland Plateau. The region changes the math on what matters most to Garden State movers: no state income tax on wages, property taxes a fraction of New Jersey's, and housing prices that often buy a bigger home, a lake view, or mountain acreage. Knowing those differences before you list is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients head to East Tennessee, I hand them to someone I trust completely: Lisa Flannigan, a REALTOR with Realty Executives Associates (Howell & Johnson Property). Lisa knows the region from Crossville and the Cumberland Plateau to Maryville and the greater Knoxville area, and she represents buyers and sellers across that market, with particular care for first-time buyers and real knowledge of rent-to-own options. Here is how the taxes, housing, commutes, and schools compare.

Why Families Move to East Tennessee

The biggest financial driver is the tax picture. Tennessee has no state income tax on wages, the old tax on dividends and interest was fully repealed in 2021, and New Jersey's brackets rise as high as 10.75%. For a family earning $100,000 a year, that difference can be worth several thousand dollars every single year.

Property taxes tell the same story. New Jersey carries the highest effective property tax rate in the country, roughly 1.88% of a home's value, while Tennessee's statewide average runs around 0.47%. Add housing prices that often run below South Jersey levels, and East Tennessee has become a top destination for New Jersey families, retirees, and remote workers.

More Home for the Money

Lakefront lots, mountain acreage, and newer construction across East Tennessee often cost a fraction of the same space back in South Jersey.

The Smokies in Your Backyard

The Great Smoky Mountains, the most visited national park in America, is a short drive from most of the region, with Gatlinburg and Pigeon Forge close by.

A Real City, Close By

Downtown Knoxville, Market Square, the Old City, and the Tennessee Theatre keep city energy close, while the suburbs and countryside keep the space.

The Tax Picture: Tennessee vs New Jersey

Tennessee's biggest selling point shows up on every paycheck: no state income tax on wages or salaries. New Jersey's rates run as high as 10.75%, so a solid income can keep thousands more each year simply by changing your address.

Sales tax is the trade-off. Tennessee's state rate is 7%, one of the highest in the nation, and local jurisdictions add more, so combined rates often land near 9.5%. Groceries are taxed at a reduced 4% state rate, which softens the blow for families, but everyday purchases generally carry a higher sales tax than New Jersey's.

Vehicles are a pleasant surprise for New Jersey movers. Tennessee does not charge an annual personal property tax on individually owned vehicles, so there is no annual car tax bill. Instead you pay a one-time sales and privilege tax when you buy or register the vehicle, plus a modest annual registration fee. Utilities also tend to run lower, with milder winters cutting heating bills, though summer cooling costs rise with the humidity.

Income Tax

Tennessee has no state income tax on wages. New Jersey brackets climb as high as 10.75%, so the savings repeat every single year.

Property Tax

Tennessee's average effective rate is about 0.47% of home value, versus roughly 1.88% in New Jersey, the highest in the nation.

Cars & Utilities

No annual vehicle property tax in Tennessee, just a one-time tax at purchase and a modest registration fee. Utility costs generally run lower than New Jersey.

The Housing Market Across East Tennessee

East Tennessee's market has cooled from the frenzy of a few years ago, but it remains active, with prices leveling off and inventory improving. The Knoxville metro has been adding more than 10,000 new residents a year, fueled by remote workers, retirees from higher-cost states, and expansion at Oak Ridge National Laboratory.

Typical median sale prices run around $325,000 to $330,000 in Knoxville, roughly $375,000 in Maryville, and about $300,000 in Crossville, all well below most of South Jersey. The region's variety is its strength: lake and mountain properties around Norris Lake and Watts Bar Lake, acreage and new construction on the Cumberland Plateau, and foothills homes near the Smokies.

Knoxville

The region's hub, with a growing downtown, strong suburbs like Farragut and West Knox, and median sale prices around $325K to $330K.

Maryville

A foothills town at the base of the Smokies with top-rated Maryville City Schools and median prices around $375K, minutes from the airport.

Crossville

The Cumberland Plateau's golf and retirement hub, with median prices around $300K, lake access, and some of the region's best value.

Cumberland Plateau

Higher elevation, cooler summers, waterfalls, and state parks, with acreage and new construction at prices that surprise New Jersey buyers.

Smoky Mountain Foothills

Sevier and Blount county communities near the national park, popular with second-home buyers, cabin owners, and nature lovers.

Lakes & New Construction

Norris Lake and Watts Bar Lake waterfront, plus active new construction across the region, give buyers choices South Jersey rarely offers.

Commute and Transportation

East Tennessee is a car region, and the roads are far friendlier than the Turnpike. I-40 runs east and west through Knoxville toward Crossville and Nashville, I-75 runs north and south, and I-640 loops north of the city to connect them. SR-66 (which becomes US-441) is the main route from I-40's Exit 407 down to Pigeon Forge and Gatlinburg.

McGhee Tyson Airport (TYS) sits in Alcoa, about 12 miles south of downtown Knoxville and only about four miles from Maryville, making it convenient for much of the region. Direct flights to Philadelphia and Newark mean visits home to New Jersey are a short hop, not a road trip, and remote workers get solid internet and a cost of living that makes an East Tennessee home base attractive.

Knoxville to Maryville

About 16 to 18 miles on US-129 (Alcoa Highway). Roughly 20 to 25 minutes in normal traffic.

Knoxville to Crossville

About 69 miles west on I-40. Plan on 65 to 80 minutes, a pleasant drive through the Cumberland Plateau.

Knoxville to Pigeon Forge

About 35 miles via I-40 to Exit 407, then SR-66. Roughly 45 minutes on a normal day.

Knoxville to Gatlinburg

About 40 miles through Pigeon Forge on US-441. Budget 60 to 75 minutes, longer on peak weekends.

How Do the Schools Compare?

School districts vary widely across East Tennessee, which is why the research matters before you buy. Knox County Schools serves the city and county, Maryville City Schools is a separate, highly regarded district in Blount County, and Cumberland County Schools serves the Crossville area. Anderson County, Sevier County, and the surrounding districts each have their own character, with private options in and around Knoxville.

Higher education anchors the region. The University of Tennessee in Knoxville is a major public research university and home of the Volunteers, Maryville College is a respected liberal arts college in the foothills, and Pellissippi State and Roane State community colleges offer accessible two-year paths. UT Knoxville also gives college-bound kids a home-state option that keeps tuition in-state.

Lifestyle and Neighborhoods

Downtown Knoxville has been transformed. Market Square anchors a walkable core of restaurants, shops, and a farmers market, the Old City offers music and nightlife, and the Tennessee Theatre hosts concerts in a restored 1920s movie palace. College sports are a way of life, with Tennessee Volunteers football filling Neyland Stadium on fall Saturdays.

Outdoors, the region is hard to beat. The Great Smoky Mountains National Park, the most visited national park in the country, offers Cades Cove, hundreds of miles of trails, and wildlife viewing, with Gatlinburg and Pigeon Forge at its doorstep. Norris Lake and Watts Bar Lake deliver boating and waterfront living, the Cumberland Plateau is dotted with waterfalls and state parks including Big South Fork, and the Tennessee River runs through Knoxville.

Downtown Knoxville

Market Square, the Old City, the Tennessee Theatre, and the riverfront make downtown a genuine destination, not an office park.

The Smokies

Great Smoky Mountains National Park, Cades Cove, Gatlinburg, and Pigeon Forge are a short drive from most of the region, a weekend playground all year.

Lakes

Norris Lake and Watts Bar Lake offer boating, fishing, and waterfront homes, plus the Tennessee River running through Knoxville itself.

The Plateau

The Cumberland Plateau's waterfalls, state parks, and Big South Fork draw hikers and nature lovers to some of the region's most affordable acreage.

College Sports

Tennessee Volunteers football and basketball are part of the region's identity, with Neyland Stadium on the Tennessee River at the heart of it.

Family Life

Farmers markets, festivals, golf, hiking, and fishing keep family calendars full, and the slower pace is a welcome change for many New Jersey movers.

Weather and Climate

East Tennessee has four distinct seasons. Winters in the valley are short and mild, with Knoxville January highs around 47 degrees and only about 6 to 12 inches of snow a year, a fraction of what many New Jersey towns shovel. Higher elevations on the Cumberland Plateau and in the Smokies see more snow and cooler temperatures, part of the appeal for mountain buyers.

Summers are warm and humid, with July highs in the mid to upper 80s and roughly 47 to 55 inches of rain spread fairly evenly through the year. Severe weather risk is lower than many parts of the country, and the mountains see far fewer tornadoes than Middle or West Tennessee. The trade-off is summer humidity, but most families find the mild winters and long springs and autumns more than worth it.

Practical TN-vs-NJ Moving Tips

New Tennessee residents have 30 days after establishing residency to get a Tennessee driver's license and register their vehicles, so start there. Tennessee requires vehicle inspections in many counties, including Knox, Blount, and Cumberland, so budget for the inspection, the one-time sales and privilege tax, and the annual registration fee.

Research school districts by exact address before you make an offer, because a single street can change your district. Compare utility costs for the specific home, including summer cooling, and shop homeowners insurance early, since premiums vary by location. Finally, get mortgage pre-approval before you start touring, so you can move with confidence instead of pressure. That is the kind of homework Lisa does with every buyer, and it is exactly why I trust her with my clients.

License & Registration

Get a Tennessee driver's license and register vehicles within 30 days of establishing residency, and plan for county vehicle inspections.

Tax Planning

No state income tax on wages, but sales tax runs near 9.5% combined and property tax rates vary by county, so model the real numbers.

Before You Buy

Verify school boundaries by address, compare utilities and insurance, and line up mortgage pre-approval before you start touring.
