Relocating from New Jersey to Billings & Montana

A practical guide for South Jersey families moving to Billings and the surrounding Yellowstone County communities: a meaningfully lower cost of living, no sales tax, the shape of today's Billings market, schools, I-90 and airport commutes, and the trusted agent to call once you land in Big Sky Country.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to Billings, Montana, and the surrounding Yellowstone County communities, including Lockwood, Laurel, and Shepherd. The move changes the math on home prices, property taxes, income tax, sales tax, winter living, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Montana, I hand them to someone I trust completely: Sherman Kirby, Managing Broker and REALTOR with Kirby Realty Inc., brokered by LPT Realty, serving Billings and the surrounding communities. Sherman is one of the first names in my Trusted Agent Network on the Montana side of the map.

Here is how the cost picture compares, what no sales tax really means, where today's Billings housing market actually stands, how the schools work, what commuting feels like on I-90 and through Billings Logan International Airport, what the city's signature neighborhoods are like, and what newcomers should know about four seasons of Big Sky weather. Then I will introduce you to Sherman directly.

Why Families Move to Billings

The biggest financial driver is the cost of living. New Jersey runs roughly 11 to 21 percent more expensive than Montana overall on most cost-of-living comparisons, and Billings itself sits about 3 percent below the national average. Housing is where the gap is widest: homes in many Billings neighborhoods cost meaningfully less than comparable South Jersey properties, and the same budget that buys a starter home near Philadelphia buys a larger house with a bigger lot across most of Yellowstone County.

The second driver is the tax picture. Montana has no state sales tax at all, one of only five states in the country without one, so the 6.625 percent New Jersey sales tax disappears from every purchase, from groceries to cars to a new roof. Montana's income tax is a two-bracket system at 4.7 percent and 5.9 percent, falling to 5.65 percent for 2026 and 5.4 percent after that, a far lower ceiling than New Jersey's graduated brackets that climb to 10.75 percent. And Montana's effective property tax rate runs near 0.7 percent, roughly a third of New Jersey's highest-in-the-nation bills.

Keep More of What You Earn

No sales tax on anything, an income tax ceiling near 5.9 percent instead of New Jersey's 10.75 percent, and property taxes near 0.7 percent add up to thousands of dollars a year staying in your pocket.

Big Sky Outdoor Life

Yellowstone National Park about two hours away, the Beartooth Mountains an hour from the city, the Rimrocks in your backyard, and the Yellowstone River running through town.

More Home for the Money

Typical Billings sale prices near $390,000 against New Jersey statewide medians around $450,000 and up, with newer construction and larger lots across the West End and Billings Heights.

The Costs People Forget

Montana is not a no-income-tax state, and that is the first thing Jersey movers should unlearn. The two-bracket income tax at 4.7 percent and 5.9 percent is real, though far below New Jersey's top rate of 10.75 percent, and the top bracket is scheduled to drop to 5.65 percent for 2026 and 5.4 percent after that. Social Security benefits are not taxed by Montana, which matters for retirees, and the state's property tax system uses tiered residential rates, roughly 1.35 percent on the first $1.5 million of single-family value in recent years, with effective rates averaging near 0.7 percent of home value.

The number that surprises most newcomers is winter and car money. Heating a Billings home through January costs more than a South Jersey winter, snow removal is a line item whether you pay a plow or buy a shovel, and winter tires make a real difference on I-90 and the city's hills. Montana has no sales tax on a new vehicle, which is a genuine saving, but registration fees and insurance quotes should be part of your budget, and chinook winds can bring sudden temperature swings that feel strange at first.

Income Tax

Montana's two brackets at 4.7 percent and 5.9 percent replace New Jersey's graduated system topping 10.75 percent, with the top rate falling to 5.4 percent by 2027 and Social Security untaxed.

Property Tax

Tiered residential rates with effective bills near 0.7 percent of value, about a third of New Jersey's near 2 percent. Yellowstone County's median residential market value ran about $326,000 for tax year 2025.

Winter & Auto

Heating, snow removal, and winter tires cost more than South Jersey winters, while no sales tax on vehicles is a real saving. Quote insurance and registration before you commit.

The Commute Reality

Billings is Montana's largest city, home to roughly 110,000 people, and it is the state's economic hub, so the daily commute is short by New Jersey standards. Most drives across town run 15 to 25 minutes, and the city's main arteries, the I-90 freeway running east-west through the city and the I-94 interchange just east of town, keep traffic moving. I-90 connects Billings to Bozeman, about 2.5 hours west, and to Sheridan, Wyoming, about 2 hours south, while I-94 heads east across Montana toward the Dakotas.

The airport is the pleasant surprise. Billings Logan International Airport (BIL) is Montana's largest and busiest, perched on the Rimrocks above the city, with nonstop service to roughly 15 destinations including Denver, Dallas/Fort Worth, Minneapolis/St. Paul, Salt Lake City, Seattle, Las Vegas, and Phoenix-Mesa, plus seasonal Chicago. There is no Amtrak service in Billings, the Empire Builder runs far north along the Hi-Line, but Bozeman Yellowstone International Airport about 2.5 hours west adds more nonstop options when you need them, and the state is actively working to restore a southern passenger rail route through Billings.

Where Families Look

Billings spreads across a wide valley beneath the Rimrocks, the sandstone cliffs that ring the city, and each part of town has its own personality and price range. The city's most distinctive living options sit in its neighborhoods and the towns that wrap around it, and that is exactly where Sherman Kirby does most of his work. Here is the map for Jersey families deciding where to land.

Billings Heights

The established residential bench north of the Rimrocks, with mid-century ranches and bungalows, neighborhood shopping, parks, Rimrocks trailheads, and easy access to the hospitals, with typical values near $395,000.

West End

The fast-growing side of the city west of 24th Street West, with the newest construction, Rimrock Mall, and the Rocky Vista University campus, and typical values in the mid-$300,000s.

Downtown Billings

The walkable core around Skypoint, with lofts, offices, the Yellowstone Art Museum, the Alberta Bair Theater, and the historic Montana Avenue corridor, plus the city's best restaurants and breweries.

Lockwood

East across the Yellowstone River, the largest unincorporated community in the metro, with a suburban-rural mix, spacious yards, MetraPark events, and more value per square foot.

Laurel

About 15 miles west on I-90, the working-friendly town nicknamed the Hub of Montana, with railroad and refinery employment, its own schools, and a classic small-town main street.

Shepherd

About 16 miles northeast, a small rural community with a local school campus and the Shepherd Ah Nei Recreation Area, for buyers who want acreage and quiet.

How Do the Schools Work?

Billings Public Schools, School District 2, is the largest school district in Montana, with about 17,000 students across the elementary district and a high school district of three comprehensive high schools. Billings West High School is the state's largest high school by enrollment, and the district anchors the city with strong programs, activities, and athletics. As in New Jersey, your address sets your school, so the exact boundary for the house matters more than the neighborhood's name.

Around the city, Laurel Public Schools serves the town of Laurel to the west, Lockwood Schools serves the community across the river, and Shepherd Schools covers the rural area to the northeast, each with its own smaller, community-scale character. The honest advice: research the exact boundary for the address you are considering before you make an offer. That is exactly the homework Sherman does with every buyer before they commit, and it is why out-of-state families find him so valuable.

Recreation and Outdoor Life

Billings calls itself Montana's Trailhead, and the name fits. Yellowstone National Park is about a two-hour drive southwest, the Beartooth Mountains and the famous Beartooth Highway are about an hour away through Red Lodge, and on clear days the Beartooths are visible from the Rimrocks more than 60 miles off. The Rimrocks themselves, the 500-foot sandstone cliffs ringing the city, carry miles of trails, from the Skyline Trail to Swords Rimrock Park and the Four Dances Trail above the Yellowstone River.

The Yellowstone River runs right through town, with fly fishing, the paved Jim Dutcher Trail, and John H. Dover Memorial Park, and Pictograph Cave State Park preserves thousands of years of human history a few minutes from the city. After the trails, the breweries take over: Thirsty Street Brewing, Montana Brewing Company downtown, Carter's Brewing, Angry Hank's, Überbrew, and the Last Chance Pub & Cider Mill are all part of a local beer scene that punches well above the city's size.

Yellowstone in Reach

About two hours southwest, Yellowstone National Park becomes a weekend day trip rather than a once-in-a-lifetime vacation.

The Beartooths

Red Lodge, about an hour away, is the gateway to the Beartooth Highway, one of the most scenic drives in America, and the mountains are visible from the Rimrocks.

Trails and Breweries

More than 50 miles of city trails, from the Rimrocks to the Yellowstone River, plus a brewery trail that runs through downtown Billings.

Weather and Newcomer Tips

This is a true four-season, semi-arid climate, and it is drier and sunnier than New Jersey. January highs average near 36 degrees with lows around 18, July highs run 87 to 89 degrees, and the city sees only about 14 inches of precipitation a year. Billings averages roughly 46 to 59 inches of snow a winter, but chinook winds bring frequent thaws, so snow rarely piles up the way it does in the Great Lakes. The reward is the sky: big, open, and blue, the reason Montana earned the nickname Big Sky Country.

Newcomer tips: visit in winter and in summer, because the two seasons look like different states. Budget for heating and snow removal, and quote home insurance and auto insurance before you make an offer. Montana has no sales tax, so a new vehicle purchase is not taxed, but you will still register and insure it, and you will want winter tires on the car. Most buyers focus on Billings city neighborhoods or the nearby towns, and Sherman reviews the tax picture, the school boundary, and the community fit with every buyer before they commit.
