Relocation Guide · Trusted Agent Network

Relocating from New Jersey to Southeastern Wisconsin (Milwaukee, Cedarburg, Mequon & the North Shore)

A practical guide for South Jersey families moving to Milwaukee and the communities of Ozaukee County and the North Shore: cost of living, taxes, today's housing market, schools, commutes, lakefront life, and the trusted agent to call once you land in the Badger State.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to Southeastern Wisconsin, the region anchored by Milwaukee and stretching north through Ozaukee County's Cedarburg and Mequon, Washington County, and the lakefront North Shore villages of Shorewood and Whitefish Bay. The move changes the math on home prices, property taxes, income taxes, sales tax, winter living, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Wisconsin, I hand them to someone I trust completely: Jeffrey B. Thompson, Principal Owner of MKE Real Estate Group, brokered by eXp Realty, serving Southeastern Wisconsin from Ozaukee County through the North Shore Milwaukee Area. Jeffrey is one of the first names in my Trusted Agent Network on the Wisconsin side of the map.

Here is how the cost picture compares, what Wisconsin taxes really look like, where today's housing market stands, how the schools work, what commuting feels like, what the region's signature communities are like, and what newcomers must know about four seasons of Lake Michigan weather. Then I will introduce you to Jeffrey directly.

Why Families Move to Southeastern Wisconsin

The biggest financial driver is the cost of living. Wisconsin runs roughly 15 percent cheaper than New Jersey overall on most cost-of-living indexes, with housing about 20 percent less, and the gap shows up in the single biggest line item most families have: the monthly mortgage payment. New Jersey's typical home value sits near $545,000 and up, while Wisconsin's statewide median is closer to $335,000 to $342,000, and the Milwaukee metro median runs around $388,000.

The second driver is taxes. Wisconsin's income tax is a graduated system from 3.50 percent to 7.65 percent, well below New Jersey's brackets that climb to 10.75 percent, and Wisconsin does not tax Social Security at all. A newer retirement income exclusion lets taxpayers 67 and older subtract up to $24,000 of eligible retirement income, or $48,000 for a married couple filing jointly, so retirees keep more of what they earned. Add a 5 percent state sales tax against New Jersey's 6.625 percent, and the state keeps less of your money at nearly every turn.

The third driver is lifestyle value. Milwaukee pairs big-city amenities, a world-class lakefront, professional sports, and one of the country's great music festivals with a pace of life that feels calmer than the New York metro. The same budget that buys a starter home in Burlington County often buys a larger home on a bigger lot in a top-rated Wisconsin district.

Keep More of What You Earn

Wisconsin's top income tax bracket is 7.65 percent against New Jersey's 10.75 percent, Social Security is exempt, and retirees 67 and older can exclude up to $24,000 of retirement income, or $48,000 for couples.

A Steady, Diversified Economy

Healthcare, manufacturing, financial services, and a deep brewing heritage anchor Milwaukee's economy, with major employers like Froedtert, Aurora, Harley-Davidson, and Northwestern Mutual keeping the region stable.

More Home for the Money

A Milwaukee County median near $291,000 buys a solid family home, while Ozaukee County's $509,000 median delivers lakefront suburbs, big lots, and top-ranked schools that South Jersey budgets cannot match.

The Costs People Forget

Wisconsin property taxes are meaningfully lower than New Jersey's, but they are still among the higher bills in the country, so budget them honestly. The effective rate runs about 1.4 to 1.7 percent of assessed value against New Jersey's roughly 1.9 percent, and the typical Wisconsin bill lands near $3,800 a year versus about $9,400 in New Jersey. The catch: Wisconsin bills arrive once a year, in December, due at the end of January, a very different rhythm from New Jersey's quarterly payments, and the communities with the best schools, Whitefish Bay, Mequon, and Cedarburg, carry higher levies to pay for them.

The number that surprises most newcomers is winter and car money. Heating a Wisconsin home through January and February costs more than a South Jersey winter, snow removal is a line item whether you pay a plow or buy a shovel, and winter tires make a real difference on I-43 and I-94. The offset: Wisconsin auto insurance is generally cheaper than New Jersey's, and there is no state tax on groceries, which trims the weekly food bill. Sales tax on most other purchases runs 5 percent at the state level, with local options pushing the combined rate to about 5.7 percent in Milwaukee, still below New Jersey's 6.625 percent.

There is also the everyday arithmetic. Summer cooling costs are modest compared with a Jersey August, winter heating is the bigger line item, and homeowners insurance is typically cheaper than on the Jersey coast. Taken together, the monthly picture usually comes out ahead for Wisconsin families.

Property Tax

Effective rates near 1.4 to 1.7 percent against New Jersey's roughly 1.9 percent, with typical bills around $3,800 a year. Bills arrive once a year in December, due at the end of January.

Income & Sales Tax

Graduated income tax from 3.50 to 7.65 percent, no tax on Social Security, and a retirement income exclusion for those 67 and older. State sales tax is 5 percent, below New Jersey's 6.625 percent.

Winter & Auto

Heating, snow removal, and winter tires cost more than South Jersey winters, while auto insurance is generally cheaper and groceries are exempt from state sales tax. Quote both before you commit.

Today's Housing Market

The Milwaukee metro market entered 2026 with real momentum. The metro median sale price was about $388,000 in March 2026, up roughly 8 percent from a year earlier, with sales climbing more than 11 percent year over year and new listings up sharply in the spring. It is a competitive market in the best school districts, but it is not the frenzy of a few years ago: more inventory, faster listing activity, and buyers who are pre-approved and ready to move quickly are the ones who win.

The price ladder tells the story of the region. Milwaukee County's median runs around $291,000, and the City of Milwaukee itself sits closer to $240,000, which is where first-time buyers and investors find the most value. Wauwatosa, the walkable inner suburb, runs about $420,000. Washington County, anchored by Germantown and West Bend, runs about $460,000. Ozaukee County, the northern tier where Cedarburg, Mequon, and the lakefront suburbs sit, runs about $509,000, with Mequon near $564,000 and the North Shore villages of Whitefish Bay and Shorewood at $690,000 to $720,000. Same region, very different price points, and Jeffrey works all of them daily.

For buyers, the practical takeaway is preparation. The best school districts see the most competition, and well-priced homes can attract multiple offers within the first week, so get pre-approved and be ready to move quickly. That is also where Jeffrey's seller-specialist discipline helps: he reads the market with a seller's precision and knows what a home is really worth before you write an offer.

The Commute Reality

Milwaukee sits at the center of a clean interstate web. I-94 runs east-west, the main artery to Chicago about 90 miles south (roughly a 90-minute drive under light traffic) and west to Madison and Minneapolis. I-43 heads north along the Lake Michigan shore through Ozaukee County toward Green Bay, and I-41 serves the western and northern suburbs toward the Fox Valley. For most families, the daily drive is short: jobs in healthcare, education, manufacturing, and finance cluster in Milwaukee and its suburbs, so many commutes stay under 30 minutes.

The airport is a genuine asset. Milwaukee Mitchell International Airport (MKE) offers nonstop service to more than 30 cities with roughly 90 daily departures, and it is one of the few airports in the country with an Amtrak station right on site. The Hiawatha train runs up to seven round trips a day between Milwaukee and Chicago Union Station in about 90 minutes, with a stop at the airport, so a Chicago meeting or a flight connection needs no car at all. In summer, the Lake Express high-speed ferry crosses Lake Michigan from Milwaukee to Muskegon, Michigan in about 2.5 hours. Milwaukee County Transit and the downtown Hop streetcar cover the city, but a car is essential for the suburbs.

Where Families Look

Southeastern Wisconsin's most distinctive living options spread from the Milwaukee lakefront north through Ozaukee County and inward to Washington County. Each community has its own schools, its own pace, and its own price range, and Jeffrey matches your budget, commute, and school priorities to the right town quickly. Here is the map for Jersey families deciding where to land.

Cedarburg

A preserved 19th-century mill town about 20 miles north of Milwaukee, with a picture-book historic downtown along Cedar Creek, the 1855 Cedarburg Grist Mill, the Cedar Creek Settlement shops and winery, and festivals all year.

Mequon

Ozaukee County's most populous city, an affluent lakefront suburb about 15 miles north of Milwaukee with large lots, low-density development, wooded terrain, and the Mequon-Thiensville School District.

Shorewood & Whitefish Bay

The historic North Shore villages between Lake Michigan and the Milwaukee River: pedestrian-friendly streets, Atwater Park and Big Bay beaches, the Oak Leaf Trail, and two of the state's top school districts.

Wauwatosa

The walkable inner suburb west of downtown, known for the Tosa Village, the Milwaukee County Zoo, strong and diverse schools, and a mix of bungalows, four-squares, and newer construction.

Downtown Milwaukee

Condos and lofts in the Third Ward, the Historic Third Ward's galleries and restaurants, the lakefront, and the riverwalk make downtown the choice for buyers who want city energy without Chicago prices.

Washington County

Germantown and West Bend anchor this county northwest of Milwaukee with more affordable values near $460,000, newer construction, and an easy I-41 or I-45 drive to the metro.

How Do the Schools Work?

School quality is the reason many Jersey families pick this region, and the districts are genuinely elite. The Cedarburg School District enrolls about 3,100 students across six schools with a 98 percent graduation rate, and Cedarburg High School ranks among the top high schools in Wisconsin. The Mequon-Thiensville School District is consistently rated one of the top districts in the state, with 25 AP courses and a full 4K program. The Whitefish Bay School District is rated the number one district in Milwaukee County, and Wauwatosa offers a strong, diverse district with Montessori and STEM programs.

The mechanics are exactly what New Jersey movers already understand: your address sets your school, and district boundaries matter more than ZIP codes, so the exact feeder pattern for the house matters more than the neighborhood's name. For families who want private options, the Milwaukee area offers established schools including Marquette University High School and University School of Milwaukee. The honest advice: research the exact boundary for the address you are considering before you make an offer, and confirm your options with the district. That is exactly the homework Jeffrey does with every buyer before they commit, and it is why out-of-state families find him so valuable.

Weather and Newcomer Tips

This is a true four-season climate, and winter is the honest trade for Jersey movers. Milwaukee averages about 49 inches of snow a year against New Jersey's roughly 27, with January highs near 29 degrees and lows around 16. Lake-effect snow can add bands of accumulation along the Wisconsin shore of Lake Michigan when cold air crosses the open water, so shoreline towns see more snow than communities just inland. Summers are the reward: warm and humid with July highs near 80 degrees, long evenings on the lake, and none of the 95-degree stretches South Jersey endures. Spring arrives late and gloriously, and autumn brings crisp days and the best foliage in the Midwest. The lake moderates the shoreline: communities right on Lake Michigan run a few degrees cooler in summer and warmer in winter than towns ten miles inland.

Newcomer tips: visit in winter and in summer, because the two seasons look like different states. Budget for heating and snow removal, and quote home insurance and auto insurance before you make an offer. Register your vehicles and get your Wisconsin driver license within 60 days of establishing residency, and plan for the December property tax bill that arrives once a year instead of New Jersey's quarterly payments. Most out-of-state buyers focus on the communities with the strongest schools, and Jeffrey reviews the tax picture, the school boundary, and the community fit with every buyer before they commit.

Lake Michigan and Beyond

Lake Michigan is the region's backyard. Bradford Beach, Veterans Park, McKinley Marina, and the Olmsted-designed Lake Park line the Milwaukee lakefront, and the Oak Leaf Trail links more than 100 miles of paved paths through the county and connects north to the Ozaukee Interurban Trail, a roughly 30-mile rail trail that runs from the county line up through Cedarburg, Grafton, and Port Washington.

The culture calendar is one of the best in the Midwest. Summerfest, held on the 75-acre Henry Maier Festival Park on the lakefront in late June and early July, bills itself as the world's largest music festival, and Milwaukee's brewing heritage runs from the Miller brewery, the oldest large-scale operating brewery in the country, to a thriving craft scene. Door County, the peninsula about two and a half hours north, is the region's classic getaway, with cherry orchards, lighthouses, and five state parks. Closer to home, the Kettle Moraine State Forest's Southern Unit offers hiking and camping about 45 minutes west of Milwaukee. It is an outdoor and festival calendar that fills every season.

The Lakefront

Bradford Beach, Veterans Park, McKinley Marina, and the Oak Leaf Trail put swimming, sailing, biking, and the downtown skyline within minutes of most metro homes.

Summerfest & Breweries

The world's largest music festival fills the lakefront every summer, and the city's beer heritage runs from the historic Miller brewery to a deep bench of craft taprooms.

Trails & Door County

The Ozaukee Interurban Trail runs 30 miles through the county's historic downtowns, and Door County, the Cape Cod of the Midwest, is a two-and-a-half-hour weekend escape.
