The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Montgomery County and the Philadelphia suburbs: Blue Bell, Ambler, Plymouth Meeting, Conshohocken, Fort Washington, and the surrounding Main Line and Greater Philadelphia suburbs across the river. The move changes the math on income taxes, property taxes, schools, and the shape of your daily commute, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Montgomery County, I hand them to someone I trust completely: Carmella Thompson, a Certified AI Real Estate Agent, Luxury REALTOR, and real estate coach with eXp Realty in Blue Bell. Carmella is a standout in my Trusted Agent Network on the Pennsylvania side of the river.
Here is how the tax picture really compares, where today's Montgomery County housing market stands, how the schools work, what commuting into Center City feels like by rail and by car, what each signature town is like, and what NJ movers should know about four seasons of suburban life. Then I will introduce you to Carmella directly.
3.07%
Pennsylvania's flat state income tax on wages and most income, with no graduated brackets and retirement income untaxed at the state level
~1.25%
Montgomery County's effective property tax rate, versus New Jersey's roughly 1.9%, worth thousands of dollars a year on a typical home
~$508K
Montgomery County median sale price, up about 8% in the past year, with top towns like Blue Bell well above the county mark
25-45 min
Typical suburban commute to Center City Philadelphia by SEPTA Regional Rail or by car on I-76
Why Families Move to Montgomery County
The biggest financial driver is Pennsylvania's flat 3.07% state personal income tax. Where New Jersey taxes wages, pensions, and investment income on a graduated scale that climbs to 10.75%, Pennsylvania applies one flat rate to taxable income and leaves Social Security, pensions, and 401(k) distributions untaxed at the state level. For a family earning a solid household income, the difference can be worth thousands of dollars every year.
The second driver is the property tax bill. Montgomery County's effective property tax rate runs about 1.25% with a median annual bill near $5,800, against New Jersey's highest-in-the-nation rate near 1.9% and a median bill around $9,300. On a $500,000 home, that is roughly $3,000 to $3,500 less every year, and many townships and boroughs carry rates below the county average. Lower income tax, lower property tax, and the same regional job market make the math hard to ignore.
Keep More of What You Earn
A flat 3.07% state rate replaces New Jersey's graduated brackets that reach 10.75%, and Pennsylvania leaves Social Security, pensions, and 401(k) distributions untaxed at the state level.
Lower Property Tax Bills
Montgomery County's effective rate near 1.25% and median bill around $5,800 compare with New Jersey's roughly 1.9% and a median near $9,300, a several-thousand-dollar annual difference on a typical home.
A Competitive, Connected Market
The same regional economy, the same airport, and one of the most mature commuter rail systems in the country, with homes in top school districts that hold their value through every cycle.
The Costs People Forget
The number that surprises Jersey movers most is the local earned income tax. On top of the 3.07% state rate, most townships, boroughs, and school districts collect a local Earned Income Tax, commonly about 1%, on the wages of people who work in or live in the town. The good news: it does not apply to retirement income, pensions, interest, or dividends, so it fades as work income does, and each municipality sets its own rate.
The second surprise is how town-by-town everything is. Property taxes vary between townships, the 6% sales tax exempts clothing and groceries, Pennsylvania car insurance is typically cheaper than New Jersey's, and some towns carry no local earned income tax at all. The honest takeaway: your exact township, school district, and even your street decide your tax picture, so run the numbers for the specific address before you make an offer.
Local Earned Income Tax
On top of the 3.07% state rate, most townships and boroughs collect about 1% on wages only. It does not apply to retirement income, pensions, interest, or dividends, and each town sets its own rate.
Property Tax by Township
Montgomery County's effective rate averages about 1.25% with median bills near $5,800, but the exact levy depends on your township, school district, and taxing authorities, so check the specific address.
Sales Tax & Insurance
Pennsylvania's 6% sales tax exempts clothing and most groceries, and PA car insurance is typically cheaper than a New Jersey policy, an easy saving to bank each month.
The Commute Reality
Montgomery County is one of the best-connected suburbs on the East Coast. SEPTA Regional Rail threads the county: the Lansdale/Doylestown Line stops at Ambler and Fort Washington and runs direct to Center City in roughly 30 to 45 minutes, the Manayunk/Norristown Line serves Conshohocken on the river, and the Norristown High Speed Line links Norristown to 69th Street Terminal and the Market-Frankford Line. SEPTA buses 94 and 96 run right to the Blue Bell area, linking the villages to the rail network.
Drivers live on three big highways: I-76, the Schuylkill Expressway, the main artery into Center City from Conshohocken west; I-276, the Pennsylvania Turnpike, with the Fort Washington interchange serving the northern towns; and I-476, the Blue Route, which meets the Turnpike at Plymouth Meeting and runs south past the airport and along the Main Line. Philadelphia International Airport is about 30 to 45 minutes from most of the county, and Amtrak's 30th Street Station puts New York and Washington a quick ride away. The honest version: pick the town closest to your job or the best train station, because thousands of commuters make that trip every morning.
Where Families Look
Montgomery County has no single center, and that is the point. Each town has its own walkable core, school district, and price range, and Carmella works all of them daily. For Jersey families deciding where to land, here is the map.
Blue Bell
One of the county's most sought-after addresses: golf-course communities, estate homes, and newer construction around the Wissahickon and Colonial school boundaries, with typical values from the $600s well past $1 million.
Ambler
A walkable borough with a revitalized downtown of restaurants and shops, its own Regional Rail station, and values more approachable than Blue Bell, popular with first-time buyers, move-ups, and empty nesters.
Plymouth Meeting
Home to the Plymouth Meeting Mall and the interchange where the Turnpike and the Blue Route meet, with Colonial schools and quick access to the whole region for commuters and families alike.
Conshohocken
The riverfront borough along the Schuylkill, with condos and townhomes on the water, a lively dining scene, and the 476/76 junction minutes away, a favorite with young professionals and commuters.
Fort Washington & Upper Dublin
The office corridor along the Turnpike anchored by one of the region's largest business parks, Upper Dublin's top-rated schools, and established neighborhoods that hold their value.
The Main Line
The western suburbs along the old Main Line of the railroad, where Lower Merion and the boroughs from Bryn Mawr to Gladwyne anchor some of the state's most prestigious schools and luxury estates.
How Do the Schools Work?
Blue Bell's school story is a tale of two boundaries. Most of Blue Bell sits in Whitpain Township and feeds the Wissahickon School District, based in Ambler and rated A+ with a reputation for academics, the arts, and more than 25 AP courses. The portion of Blue Bell that falls inside Plymouth Township attends the Colonial School District, which also serves Plymouth Meeting and Conshohocken, likewise rated A+ and one of the strongest in southeastern Pennsylvania, anchored by Plymouth Whitemarsh High School.
Around them, each town has its own district: Upper Dublin serves Fort Washington, Maple Glen, and Dresher with A+ schools, Lower Merion anchors the Main Line as the county's top-ranked district, and Methacton covers the western edge through Worcester and Lower Providence. The honest advice: the exact feeder boundary for the house matters more than the neighborhood's name, and a single street can change your district. That is exactly the homework Carmella does with every buyer before they make an offer.
Parks, Trails & Golf
Outdoor life in Montgomery County is anchored by two big public assets. Wissahickon Valley Park, a 2,000-plus-acre national natural landmark in Philadelphia's northwest corner that borders the county, runs Forbidden Drive along the creek through deep woods, a favorite for walking, biking, and horseback riding. Valley Forge National Historical Park, about 20 minutes from Blue Bell, layers 20-plus miles of trails, the Schuylkill River Trail, and the historic encampment where Washington's army wintered.
The Schuylkill River Trail will run about 120 miles from Philadelphia to Frackville when complete, passing through the county and linking Conshohocken, Norristown, and Valley Forge on a paved path. Golf is a local institution: Blue Bell Country Club, an Arnold Palmer signature design, anchors the town, Cedarbrook and Bluestone are nearby, and public options like Jeffersonville and Skippack keep the weekend game affordable.
Wissahickon Valley Park
More than 2,000 acres of urban woodland and Forbidden Drive along the creek, a national natural landmark right on the county border for hiking, biking, and riding.
Valley Forge & the River Trail
20-plus miles of trails at the national historical park, with the Schuylkill River Trail running through the county toward Conshohocken and Norristown for road cyclists and runners.
Golf-Course Living
Blue Bell Country Club's Arnold Palmer design anchors the town, with Cedarbrook and Bluestone nearby and public tracks like Jeffersonville and Skippack for the weekend round.
Four Seasons and Newcomer Tips
Montgomery County delivers four real seasons. Summers are warm and humid with highs in the mid-80s, autumns are reliably colorful, winters bring about 18 inches of snow, and spring arrives early along the river valleys. The climate is closer to what South Jersey families already know than almost any destination, and it is often milder than a New Jersey winter at the same moment.
Newcomer tips for the NJ-to-PA move: budget for the local earned income tax on wages, about 1% in many towns, on top of the 3.07% state rate, and confirm the exact rate before you close. Transfer your driver license and vehicle registration to Pennsylvania within 60 days, expect the state's safety and emissions inspection program, remember that clothing and most groceries are exempt from the 6% sales tax, and above all research the exact school boundary for the address before you make an offer. Carmella walks every buyer through the tax picture, the school district, and the community fit before they commit.
