The Short Version
This guide is for New Jersey homeowners and families thinking about making the move to Greater Atlanta. The region keeps the things people often love about the Northeast, strong schools, real neighborhoods, world-class airports and pro sports, while changing the math on income taxes, property taxes, and the commute. Knowing those differences before you list your New Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Georgia, I hand them to people I trust completely. For Greater Atlanta, that is John Williams, a REALTOR with Better Homes and Gardens Real Estate Metro Brokers whose Covington office anchors his coverage across Newton County and surrounding Georgia counties.
Here is how the tax picture compares, what the housing market looks like from Covington to Buckhead, how commuting changes once you trade the Turnpike for I-20, where the schools stand, and the practical moving steps that trip up most transplants. Then I will introduce you to John directly.

Why Families Move South: The Tax Math
The single biggest financial driver is property tax. New Jersey carries one of the highest effective property tax rates in the country, roughly 1.9% of a home's value, while Georgia's statewide average runs about 0.8%. In Newton County, the median effective rate lands near 1.00%, with a median bill around $2,700 on a typical home, a fraction of what the same house would cost to carry in South Jersey. Georgia assesses homes at 40% of fair market value and layers on homestead exemptions, which is why the bills feel so much lighter.
Georgia also taxes income at a flat 4.99% for 2026, down from 5.19% and scheduled to keep stepping lower. New Jersey's brackets climb from 1.4% to 10.75%, so for a family earning $100,000 or more the state tax bill is typically thousands of dollars lower every year in Georgia, and the gap only widens for higher earners. Add the homestead exemption, which takes $4,000 off the assessed value of your primary residence and must be filed by April 1, plus the Save the Homes Act cap on assessment growth, and the savings compound for as long as you own the home.
The other differences are pleasant. Georgia has no New Jersey-style annual vehicle property tax; instead you pay a one-time title ad valorem tax, TAVT, of 7% of the vehicle's value at titling, with new residents paying a reduced 3% on vehicles they already own. Newton County's combined sales tax runs about 7%, close to New Jersey's 6.625% state rate. Utility bills run higher in summer for air conditioning, the trade for gentler winters, and newer planned communities often carry HOA fees.
More Home for the Money
A typical Covington home values near $295,000, with acreage, historic houses, and new construction all available well under most South Jersey price points.
A Historic Small-Town Square
Covington's 1884 courthouse square, known as the Hollywood of the South for its 200-plus film and TV credits, anchors daily life east of Atlanta.
A Real Metro, Close By
Downtown Atlanta, Hartsfield-Jackson's direct flights, pro sports, and the BeltLine keep the city close, while the suburbs keep the space.
The Housing Market Across Greater Atlanta
Greater Atlanta is a broad market, and the right price point depends on where you point the compass. East of the city, Covington and Newton County are John's home turf. Typical home values in Covington run around $295,000, and Newton County overall sits near $292,000, with ranch homes, split-levels, and newer subdivisions on generous lots. The Covington Historic District is the standout submarket, with median sale prices near $530,000 and strong appreciation. Porterdale, just down the road, offers entry-level values in the mid-$180,000s, and buyers who want acreage find it in the surrounding county, often for less than a townhouse in Moorestown.
Atlanta proper tells a different story, with median sale prices around $400,000 to $425,000 and intown neighborhoods from Buckhead and Midtown to Decatur commanding premiums for walkability. The northern suburbs are the region's upper end, with Alpharetta typical values near $720,000 and Marietta in the mid-$400,000s, while the eastern suburbs, Decatur and Tucker among them, are some of the hottest pockets. Townhomes and condos are the fastest-moving product type, with strong first-time buyer demand and a median price around $320,000 in the suburban corridor, and new construction is increasingly built as attached housing. Historic homes, new builds, acreage, and lock-and-leave condos all exist in the same metro, which is exactly why a local expert matters.
The Commute: I-20, I-285, and the Airport
For years you may have measured commutes in bridge crossings and PATCO stops. In Greater Atlanta, the numbers that matter are I-20, I-285, and GA-400. Covington sits about 35 to 40 miles east of downtown on I-20, a drive of roughly 36 to 50 minutes in light traffic and 60 to 90 at peak, with US-278 threading through the county. The northern suburbs run on GA-400, and I-285 rings the whole metro. Hartsfield-Jackson Atlanta International Airport is the busiest airport in the world, so visits home to New Jersey are a direct flight rather than a road trip.
MARTA rail serves much of the metro, and the adopted I-20 East Transit Initiative plans a 12-mile Blue Line extension from Indian Creek to the Mall at Stonecrest, though it stops short of Covington. No funded commuter rail connects Newton County to downtown yet, so most Covington commuters drive. The realistic daily decision is how much of the drive you want twice a day, and whether a hybrid schedule lets you live farther out.
Covington
About 35 to 40 miles east on I-20. Roughly 36 to 50 minutes in light traffic, 60 to 90 at peak. The anchor of John's coverage area.
Decatur / Eastern Suburbs
Just inside I-285 with MARTA rail access and 20 to 35 minute commutes to downtown. One of the metro's hottest submarkets.
Marietta / Cobb
Northwest on I-75. About 25 to 35 minutes in light traffic, 60 to 90 at rush hour near the Cobb Cloverleaf.
Alpharetta / North Fulton
On GA-400, about 25 to 35 miles out. Budget 45 to 75 minutes at peak, with express lanes and MARTA's northern terminus nearby.
Downtown / Midtown
Live where you work: condos, townhomes, and historic homes with MARTA rail, the BeltLine, and walkable dining on your doorstep.
Hartsfield-Jackson ATL
The world's busiest airport, reachable from most of the metro in 30 to 60 minutes. Direct flights keep New Jersey family close.
Lifestyle and Neighborhoods
Covington's historic square is the region's quiet star. The 1884 Newton County courthouse anchors a downtown that has hosted more than 200 movies and TV productions since the 1950s, from In the Heat of the Night and The Dukes of Hazzard to The Vampire Diaries, which turned the square into Mystic Falls for eight seasons, plus Remember the Titans and Sweet Magnolias. Locals call it the Hollywood of the South.
The wider metro covers every lifestyle. Downtown Atlanta, Buckhead, and Midtown deliver skyline condos, the BeltLine's 22-mile trail loop, world-class dining, and pro sports for every season. Decatur offers a walkable intown village with top schools, while Marietta's historic square, Alpharetta's Avalon district, and the northern suburbs bring planned communities and top-tier schools. Lake Lanier and Stone Mountain Park put boating and hiking within an hour of most of the metro, and the film industry brings production jobs across the region. Families trade some of New Jersey's density for green space, front porches, and a slower pace, with the city a short drive away.
Covington / Newton County
Historic square, film-town charm, acreage and new subdivisions, with typical home values near $295,000 and a historic district commanding more.
Decatur & Intown
Walkable villages, MARTA access, the BeltLine, and some of the metro's hottest appreciation. The pick for buyers who want city energy with a neighborhood feel.
Buckhead & Midtown
Skyline condos, towers, dining, and nightlife for buyers who want the city at their feet, from lock-and-leave condos to luxury high-rises.
Marietta / Cobb
Historic Marietta Square, swim-and-tennis neighborhoods, and strong schools at a mid-$400,000s median, a favorite for families.
Alpharetta / North Fulton
The metro's premium suburban market on GA-400, with Avalon, top-rated schools, and typical values near $720,000.
Lake Lanier & Stone Mountain
Weekend recreation within an hour of most of the metro: boating and lakefront homes at Lanier, hiking and the granite monolith at Stone Mountain.
How Do the Schools Compare?
Schools in Georgia are organized by county district, and the one you land in depends entirely on the address. Newton County Schools serves Covington and the surrounding county with about 22 schools and roughly 18,700 students, posting consistent gains on Georgia's College and Career Readiness Performance Index. Gwinnett County Public Schools, just north, is one of the largest districts in the country and a frequent draw for families in the eastern suburbs. Cobb, Fulton, and DeKalb counties each run large districts with strong individual schools.
Private and charter options are plentiful, and higher education is a genuine asset: Georgia State and Georgia Tech in downtown Atlanta, Emory in Decatur, Kennesaw State in the northwest, and Clayton State in the south. A single street can change your district in Georgia, so verify the exact boundary before you make an offer, exactly the homework John does with every buyer.
Weather and Climate
Georgia's climate is the mirror image of South Jersey's. Summers are hot and humid, with July highs routinely in the low 90s and afternoon thunderstorms a near-daily rhythm, which is why cooling costs belong in your budget. Winters are mild, with occasional ice storms rather than heavy snow, and severe thunderstorms through spring and summer make tornado awareness part of life here. The trade is a long, gentle fall and an early spring, with a legendary pollen season in March and April. For most New Jersey families, giving up the snow shovel is a fair trade for a summer cooling bill.
Practical GA-vs-NJ Moving Tips
- Get your Georgia driver's license within 30 days of establishing residency, and title and register your vehicles within 30 days. New residents pay a reduced 3% TAVT on vehicles they already own.
- Plan for Georgia's flat 4.99% income tax and model your withholding early, especially if you work remotely for a New Jersey employer.
- File your homestead exemption by April 1 to take $4,000 off the assessed value of your primary residence, and ask about the Save the Homes Act cap on assessment growth.
- Research the exact school district boundary for any home you are considering, because attendance zones decide the schools, not the town name.
- Quote homeowners insurance before you buy, including severe-weather coverage, and check flood risk near creeks and lakes.
- Budget cooling and energy costs for the hot season, review HOA fees in newer communities, and get mortgage pre-approval early so you can move fast.
