Relocation Guide · Trusted Agent Network

Relocating to Boise & the Treasure Valley Boise, Eagle, Meridian, Star & the Greater Treasure Valley

A practical guide for South Jersey families moving to Boise and Idaho's Treasure Valley: Idaho's flat 5.3% income tax, no estate tax, low property taxes in Ada and Canyon counties, today's housing market from Boise and Eagle to Meridian, Star, Avimor, Nampa, and Caldwell, BOI and I-84 commutes, schools, the four-season lifestyle, and the trusted agent to call once you land on the Idaho side.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to Boise and the Treasure Valley of Idaho: Boise, Eagle, Meridian, Star, the foothills community of Avimor, and the Canyon County cities of Nampa and Caldwell. The move changes the math on income taxes, property taxes, housing costs, schools, and daily life, and knowing those differences before you list is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Idaho, I hand them to someone I trust completely: Sylvia Dorrance, a REALTOR and AI Certified Agent with eXp Realty and The Sylvia Dorrance Group, serving the entire Treasure Valley. Sylvia is a standout in my Trusted Agent Network on the Idaho side.

Here is how the tax picture compares, where the housing market stands, how commuting works, what the schools look like, which neighborhoods fit which families, what the weather really feels like, and what NJ movers should know about settling in. Then I will introduce you to Sylvia directly.

Cost of Living & Taxes: Idaho vs New Jersey

The biggest financial driver is Idaho's flat 5.3% individual income tax. Where New Jersey taxes wages and investment income on a graduated scale that climbs to 10.75%, Idaho applies one flat rate, and the first roughly $4,811 of taxable income for single filers ($9,622 for married filing jointly) is not taxed at all. On top of that, Idaho has no estate tax, no inheritance tax, and no gift tax, a real consideration for empty nesters and anyone passing a home or assets to the next generation. New Jersey's estate tax was eliminated, but its inheritance tax still applies to certain transfers to more distant heirs, so the Idaho side of that comparison is meaningfully simpler.

The second driver is the property tax bill. Idaho assesses homes at market value, then applies a homeowner's exemption that removes 50% of the assessed value of an owner-occupied primary residence, up to a cap of $125,000 (you apply with the county assessor, and the deadline is April 15). The result is an effective property tax rate around 0.65% in Ada County and about 0.69% in Canyon County, with typical annual bills in the low thousands, against New Jersey's highest-in-the-nation statewide average of roughly 2.2% and a median bill around $9,300. On a typical home, that is several thousand dollars less every year. Idaho's state sales tax is 6%, with local option taxes that can push the combined rate higher in some cities. Groceries, services, and utilities run close to what Jersey families pay; the saving is in the tax structure, and that recurring difference changes what you can afford in a home.

Keep More of What You Earn

A flat 5.3% rate replaces New Jersey's graduated brackets that reach 10.75%, and Idaho has no estate, inheritance, or gift tax, so more stays in the family.

Lower Property Tax Bills

Effective rates near 0.65% in Ada County and 0.69% in Canyon County, with the homeowner's exemption cutting the assessed value of a primary residence in half, up to $125,000.

A Growing, Connected Market

A fast-growing regional economy with a strong remote-work culture, a busy airport, and schools that anchor home values through every cycle.

The Housing Market Across the Treasure Valley

The Treasure Valley has cooled from its pandemic boom into a more balanced market, but it is still a competitive one. In Ada County, which covers Boise, Meridian, Eagle, and Star, the median sale price ran around $555,000 in late 2025, with Boise itself in the roughly $487,000 to $545,000 range and Meridian, the valley's new-construction hub, around $520,000 to $560,000. Eagle is the premium market, where new luxury construction pushed the median over $1 million in late 2025. Star carries the mid-market with newer builds around $600,000, and the foothills community of Avimor offers a mountain-adjacent lifestyle with trails and big views north of the city. Across the county line in Canyon County, Nampa and Caldwell are the value leaders, with medians around $420,000 to $435,000, which is where many Jersey families find the most home for the money.

Inventory is up roughly 17% in Ada County, which gives buyers more negotiating room than they had a few years ago, while days on market stay short, often 8 to 13 days in Boise and Meridian. New construction is concentrated in the west side of Ada County and across Canyon County: master-planned communities like Valnova, a roughly 6,000-acre development in the Eagle foothills planned for around 7,000 homes, Toll Brothers' Torrente community in Eagle, Regency at Milestone Ranch in Star, and Sky Mesa in Meridian. From entry-level builds in the high $300s to $400s in Nampa, Caldwell, and Kuna to luxury and acreage properties in Eagle, the valley has a home for nearly every budget, which is exactly why working with a local agent who knows each community matters.

Boise

The state capital and the valley's core, with downtown, the North End, the Bench, and the Greenbelt, medians around $487,000 to $545,000, and homes selling in about 8 to 12 days.

Eagle

The premium market: luxury estates, equestrian acreage, and new master plans like Valnova and Torrente, with the median over $1 million in late 2025.

Meridian

The valley's family and new-construction hub, with amenity-rich master-planned developments and West Ada schools, medians around $520,000 to $560,000.

Star

A growing mid-market town northwest of Boise with newer builds like Regency at Milestone Ranch, medians around $600,000 and more land per dollar.

Avimor

A planned foothills community north of Eagle with mountain views, trails, and a resort feel, popular with families who want outdoor living close to town.

Nampa & Caldwell

Canyon County's value leaders with medians around $420,000 to $435,000, new construction in the high $300s to $400s, and growing downtowns.

The Commute Reality

Boise Airport (BOI) is the valley's front door, with nonstop service to roughly 30 destinations on major airlines, so the flights that once required a connection out of Philadelphia or Newark are increasingly direct. On the ground, I-84 is the busiest east-west corridor across the valley, tying Boise to Meridian, Nampa, and Caldwell, and it is the road most commuters live on. Driving times follow a simple ring pattern: downtown Boise and the closest suburbs are 0 to 15 minutes from the city, Meridian and central Eagle run 15 to 25 minutes, Star, outer Eagle, and Kuna run 25 to 40 minutes, and Nampa and Caldwell stretch longer, with the afternoon peak across the full corridor averaging around 30 minutes in recent years. Rush hour is pockets of slowdowns rather than full gridlock.

Valley Regional Transit runs the regional bus network for Ada and Canyon counties, anchored by the Main Street Station in downtown Boise and the Happy Day Transit Center, with a Caldwell-to-Boise express route and on-demand service in Canyon County. The valley is still very much a driving place, but the system is there for a car-free day. And for remote workers, the Treasure Valley is one of the country's most popular landing spots: Idaho consistently ranks among the best states for remote and hybrid work, and the remote-work boom is a big part of why so many South Jersey families are trading the commute to Philadelphia for a home office with a foothills view.

How Do the Schools Work?

The school map is a big part of where families land in the Treasure Valley. Boise School District serves the city of Boise. The West Ada School District, Idaho's largest, serves Meridian, Eagle, Star, and parts of western Boise, which is why Eagle and Meridian feed some of the valley's most sought-after schools. In Canyon County, the Nampa School District serves Nampa, the Vallivue School District covers parts of Caldwell and Nampa, and the Caldwell School District serves the city of Caldwell. Around them sit respected private and parochial options in every town.

Higher education anchors the valley at every level. Boise State University, Idaho's largest public university, sits in the heart of Boise; the College of Idaho, a private liberal arts college, is in Caldwell; and Northwest Nazarene University is in Nampa. As with any move, the exact feeder boundary matters more than the neighborhood's name, and one street can change your district, which is exactly the homework Sylvia does with every buyer before they write an offer.

Lifestyle & Neighborhoods

Daily life in the Treasure Valley balances a real city with some of the best outdoor access in the country. The Boise River Greenbelt is a paved riverside path that winds more than 25 miles through the city, connecting parks, downtown, and neighborhoods, and it is the valley's most-used amenity. The Ridge to Rivers trail system climbs the foothills above town with hundreds of miles of hiking and mountain-biking trails, and Bogus Basin, a nonprofit ski resort about 16 miles from downtown, brings skiing and snowboarding in winter and mountain activities the rest of the year.

Downtown Boise is compact and walkable, with the Basque Block, 8th Street's restaurants and bars, and a growing craft-brewery scene. The North End is the beloved older neighborhood around Hyde Park, a village of bungalows, cafes, and boutiques. The Bench, the elevated residential band between downtown and the airport, offers mature neighborhoods and big views. Eagle is where the luxury estates and equestrian acreage live, Meridian is where the family developments and new master plans cluster, and Nampa and Caldwell anchor the valley's western edge with their own growing downtowns. Add the farmers markets, the Idaho Shakespeare Festival's outdoor amphitheater by the river, and year-round recreation from rafting and fishing to skiing and trail running, and it is easy to see why families put down roots here.

Weather & Climate

The Treasure Valley has four distinct seasons, and the low humidity is the first thing Jersey transplants notice. Summers are hot and dry, with July highs often in the 90s and cool evenings, a different feeling entirely from New Jersey's humid heat. Winters are cold and snowy by comparison, with the valley occasionally sitting under an inversion, a layer of fog and cold air that clears with a storm. Fall is crisp and golden, spring arrives early, and the valley sees well over 200 days of sunshine a year.

One honest caveat: late summer brings wildfire smoke season, usually August into September, when smoke from regional fires can drift into the valley for days at a time. It rarely lasts long, and good air-quality apps and indoor days see most families through. For most South Jersey movers, the trade of hot, dry summers and snowy winters for four real seasons and endless sunshine is one of the most popular parts of the move.

Idaho vs NJ: Practical Moving Tips

A few practical notes for Jersey movers. Get your Idaho driver's license within 30 days of moving, and title and register your vehicles within 90 days of establishing residency. Good news on the vehicle side: Idaho no longer requires emissions testing, the state's inspection and maintenance program was repealed effective July 1, 2023, so that is one less step than some states impose. Idaho also does not charge a real estate transfer tax at closing, a difference from New Jersey, where transfer fees and taxes add to the closing tab.

On the house side, research the exact school boundary before you write the offer, budget for winter heating and summer irrigation, and understand your water setup: city water is standard in most subdivisions, wells are common on acreage, and in the foothills and rural areas water rights can matter. Sprinkler systems are the norm for keeping the valley's lawns green through the dry summer, so factor that into landscaping plans. And because good homes in great school districts still sell fast, get pre-approved before you shop. The Treasure Valley relocation market is strong, and the buyers who move with a pre-approval letter in hand are the ones who win. Sylvia does that math with every client, and that is exactly why I trust her with your move.
