Relocation Guide · Trusted Agent Network

Relocating from New Jersey to Sarasota, Florida

A practical guide for South Jersey families moving to the Gulf Coast: cost of living, no state income tax, property taxes, neighborhoods, commutes, schools, insurance, and the trusted agent to call once you land in Sarasota.

The Short Version

This guide is for South Jersey families thinking about selling and moving to Sarasota, Florida, from the waterfront enclaves of Lido Key, St. Armands, and Bird Key to downtown's walkable arts district, Siesta Key's famous beach, and the family suburbs of Lakewood Ranch and Palmer Ranch. The move changes the math on income taxes, property taxes, homeowners insurance, schools, and your daily drive, and knowing those differences before you list is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients head to the Florida Gulf Coast, I hand them to someone I trust completely: Mark Swanson, a Realtor® with Michael Saunders & Company out of the St. Armands Circle office and part of the Souza-Swanson Group, which pairs his Sarasota practice with his wife Marie Souza's top-selling Cape Cod team.

Below: the costs, the neighborhoods, the schools, the commutes, and what newcomers should know. Then I will introduce you to Mark directly.

Why Families Move to the Gulf Coast

The biggest financial driver is the tax trade. Florida has no state personal income tax, so wages, salaries, pensions, and most retirement income keep 100% of their value, a permanent change from New Jersey's brackets that climb to 10.75%. Property taxes are the second big win: Sarasota's effective rate runs near 0.99%, roughly half of New Jersey's nearly 1.9%, and Florida's $50,000 Homestead Exemption plus the Save Our Homes three-percent assessment cap protect your primary residence.

Housing value is the third reason. The median single-family home in Sarasota County runs about $470,000, in line with what many Burlington County and South Jersey families already see, and that budget often buys more home, newer construction, and often a pool and proximity to water. The trade-off to budget for: homeowners insurance runs several times higher than New Jersey because of hurricane wind risk, so the savings are real but not automatic.

Keep More of Every Paycheck

No state income tax at all, plus an effective property tax rate near 0.99% versus New Jersey's nearly 1.9%, plus estate and inheritance tax relief: a real raise for most working families.

Beaches, Arts, and a Longer Summer

Siesta Key's beach is consistently ranked the country's best, and downtown Sarasota anchors a serious arts scene with the Ringling Museum and a legendary theater district.

A Balanced, Deep Market

After the 2021-22 boom cooled, Sarasota settled into a more balanced market with roughly 3.7 months of single-family supply, giving buyers negotiating room and sellers fair pricing.

The Costs People Forget

Property tax rates vary by county in Florida, so the town you choose matters: Sarasota County runs about 12.7 mills, an effective rate near 0.99%, versus New Jersey's nearly 1.9%. The big budget shock for newcomers is homeowners insurance: Sarasota County premiums average roughly $6,800 to $8,200 on a $300,000 dwelling, several times the $1,400 to $1,800 you pay in New Jersey, and more on barrier islands and older coastal homes. Budget for it before you make an offer.

Property Tax

Sarasota County's roughly 12.7 mills, about 0.99% effective, versus nearly 1.9% in New Jersey, with the $50,000 Homestead Exemption and Save Our Homes cap protecting your primary residence.

Sales Tax

Sarasota collects 7.0%, the 6.0% state rate plus a 1.0% county surcharge, slightly above New Jersey's 6.625%. Groceries are exempt, and there is no tax on most services.

Car & Home Insurance

Florida's homeowners market is the priciest in the nation because of hurricane wind. Newer, inland construction in communities like Lakewood Ranch costs far less to insure than an older home on a barrier island.

The Commute Reality

Sarasota is a car city, and its traffic is seasonal. The average one-way commute runs about 20 minutes, but the snowbird season, roughly November through April, brings more cars, especially on I-75, University Parkway, and the Ringling Causeway bridges out to St. Armands and Lido Key. Locals simply learn to plan around the winter traffic and the tourist flow on the barrier islands.

The practical rule is the same one South Jersey families already know: pick a home on the same side of the commute as your job and your kids' schools. Families working near downtown or the hospitals favor the city and its close-in suburbs, while commuters heading north to Tampa and MacDill often anchor near the I-75 corridor around Lakewood Ranch.

City or Suburbs: Where to Look

In Sarasota, each corner has its own personality. Downtown Sarasota is the walkable urban core, with the arts, the bayfront, and restaurants around Main Street, while Siesta Key, a short drive over the bridge, owns one of America's most celebrated beaches. North of downtown, St. Armands Circle and Lido Key anchor the classic Florida waterfront lifestyle, and gated Bird Key sits on the bay with 24-hour security and some of the region's most desirable estates.

For relocating families, the suburbs are usually the sweet spot. Lakewood Ranch, straddling the Sarasota-Manatee line, is one of the country's best-selling master-planned communities with golf, trails, and A-rated schools. Palmer Ranch, in south Sarasota County, offers newer homes with Lakewood Ranch-like amenities at lower price points, and Gulf Gate is the budget-friendly, mid-century neighborhood with easy beach and downtown access. Mark works every one of these communities daily and can match your budget, commute, and school priorities to the right town quickly.

Lakewood Ranch

The region's best-known master-planned community for families, with A-rated schools like Lakewood Ranch High and Braden River Elementary, trails, and typical prices from the high $500s to the $700s.

Palmer Ranch & Gulf Gate

South Sarasota's family suburbs: Palmer Ranch zoned to Ashton Elementary and Riverview High with Legacy Trail access, and more affordable Gulf Gate with a mid-$400s median.

Downtown & Siesta Key

Downtown's walkable arts district and bayfront condos meet Siesta Key's world-class beach, with median prices climbing toward $1.2 million for the island lifestyle.

Lido Key, St. Armands & Bird Key

The classic waterfront enclaves: Lido's resort-style condos and beachfronts, St. Armands Circle's boutiques and dining, and gated Bird Key's bayfront estates, most multi-million-dollar.

The Sarasota Market Today

Sarasota cooled notably after the 2021-22 boom, and by 2025 single-family prices had pulled back about six percent from their peak, with condos correcting even more sharply. Through 2026 the market has tightened again: single-family inventory sits near 2,600 listings, about 3.7 months of supply, with the median single-family sale around $470,000, a sign the market is roughly balanced and tilting gently back toward sellers.

Seasonality is the other force to understand. The snowbird cycle runs roughly November through April, with the busiest buyer traffic in January through April, while summer is the slowest stretch and often the best time for buyers to negotiate. Condos, especially older stock, have taken longer to sell than single-family homes, so pricing and condition matter more in that segment. Mark tracks these dynamics by neighborhood and can tell you exactly how your target area is moving.

How Do the Schools Work?

Florida runs county-wide school districts, unlike New Jersey's town-by-town system, so your child's school is set by the county and neighborhood you buy in. The headline for Sarasota is genuinely good: Sarasota County Schools has earned Florida's top A grade for 22 consecutive years, with about 95 percent of district-managed schools rated A or B, and ranking platforms consistently place it among the best districts in Florida.

The honest advice: quality still varies from school to school, attendance boundaries shift, and the A-grade spans elementary through high school, so verify the exact feeder pattern for any address before you make an offer. That is exactly the homework Mark does with every relocating family, and it is why buyers moving from New Jersey find him so valuable.

What Newcomers Should Know

Hurricane season runs June 1 through November 30, and planning for it is part of Florida homeownership. Check FEMA flood zones before you buy, flood insurance is required for federally backed mortgages in high-risk areas and still worth considering elsewhere, and review wind coverage, deductibles, and insurer stability with an experienced local agent. Sarasota County's strong floodplain program earns residents a discount on flood premiums.

Three practical moves make the transition smooth: budget a full season's insurance and utility costs before you shop, plan for snowbird traffic from November through April, and work with a local agent who knows the flood maps, the school feeders, and the seasonal market rhythm. Mark checks every one of those boxes, and he will be your guide from day one.
