Relocating from New Jersey to the Inland Empire (Rancho Cucamonga, Riverside & San Bernardino County)

A practical guide for South Jersey families moving to the Inland Empire of Southern California: cost of living, California taxes, today's housing market across Rancho Cucamonga, Ontario, Riverside, and San Bernardino County, commutes to LA and Orange County jobs, schools, weather, and the trusted agent to call once you land in the Golden State.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to the Inland Empire, the sprawling region of San Bernardino and Riverside counties anchored by Rancho Cucamonga, Ontario, Fontana, Riverside, and San Bernardino, with Redlands, Corona, Norco, Eastvale, Chino, and Chino Hills filling out the map. The move changes the math on home prices, income taxes, property taxes, gas, utilities, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Southern California, I hand them to someone I trust completely: Julian Cesar, a Probate & Inherited Property Specialist with Search SoCal Real Estate, working with Mainstreet Realtors in Rancho Cucamonga, California. Julian is one of the first names in my Trusted Agent Network on the California side of the map.

Here is how the cost picture compares, what California income and property taxes really look like, where today's Inland Empire housing market stands, how the schools work, what commuting to LA and Orange County jobs feels like, which communities fit which lifestyles, what the weather really is, and what newcomers must know about cars, smog checks, fire zones, and insurance. Then I will introduce you to Julian directly.

Why Families Move to the Inland Empire

The biggest financial driver is housing. Inland Empire homes are meaningfully more affordable than coastal Orange and Los Angeles counties, where medians routinely run $1 million and up, and for many South Jersey families the comparison is genuinely competitive: Burlington County's priciest suburbs, Moorestown, Mount Laurel, and Marlton, sit well above the statewide median, and the Inland Empire's newer, larger homes on bigger lots often cost less per square foot than comparable suburban New Jersey inventory.

The second driver is the California lifestyle at a saner price. The region gets more than 280 days of sunshine a year, the San Gabriel and San Bernardino mountains rise right at the edge of town, Big Bear and Mount Baldy are a weekend drive, and the beaches of Orange County are reachable for a day trip. You get the Golden State's climate and recreation without paying LA or Orange County prices for the privilege.

The third driver is a growing, diversifying economy. Warehousing, logistics, healthcare, and education anchor the region, Ontario International Airport keeps expanding, and the freeway and Metrolink network puts LA and Orange County job centers within reach. New construction and master-planned communities from Eastvale to Ontario Ranch give buyers options that coastal California simply does not have.

More Home for the Money

Meaningfully cheaper than coastal Orange and LA counties, and competitive with suburban New Jersey, with newer construction, bigger lots, and master-planned communities throughout the region.

The California Lifestyle

More than 280 days of sunshine a year, mountains at the edge of town, Big Bear and Mount Baldy a weekend drive, and Orange County beaches a day trip away.

A Growing Economy

Logistics, healthcare, and education anchor the region, Ontario International Airport keeps expanding, and LA and Orange County job centers sit within a commutable range.

The Costs People Forget

California has a state income tax with progressive brackets running from 1 percent up to 12.3 percent, plus a 1 percent surcharge on income over $1 million, so the top marginal rate reaches 13.3 percent. Middle-income earners typically land in the 9.3 percent marginal bracket. New Jersey's brackets climb to 10.75 percent for the highest earners, so the comparison is genuinely mixed: many families pay somewhat more California income tax, especially at higher incomes, and California offers none of New Jersey's property tax relief programs for seniors on the same terms.

Property taxes are the good news, thanks to Proposition 13. The base rate is 1 percent of assessed value, annual increases are capped at 2 percent, and reassessment to market value happens only on a change of ownership. The catch for newcomers: buying a home sets a brand new assessed base at your purchase price, so your bill starts at roughly 1 percent of what you pay, then grows slowly. Against New Jersey's effective rate near 2 percent with no growth cap, the long-term property tax picture usually favors California.

The numbers that surprise most newcomers are gas, utilities, and sales tax. California gas averaged about $6.39 a gallon in October 2026 against about $4.31 in New Jersey, electricity runs roughly 34 cents per kilowatt-hour against about 25 cents, and summer air conditioning in the Inland Empire is a real line item. The state sales tax base is 7.25 percent, and most Inland Empire cities add local options that push the combined rate to about 7.75 to 8.25 percent, above New Jersey's 6.625 percent.

Income Tax

Progressive brackets from 1 to 12.3 percent, plus a 1 percent surcharge over $1 million for a 13.3 percent top rate. Middle incomes typically land in the 9.3 percent bracket, above New Jersey's rates for most earners.

Prop 13 Property Tax

A 1 percent base rate with a 2 percent annual cap and reassessment only on change of ownership. A new purchase sets a new assessed base at your price, then grows slowly.

Gas, Utilities & Sales Tax

Gas near $6.39 a gallon, electricity about a third higher, and a combined sales tax near 8 percent in most Inland Empire cities, all above New Jersey baselines.

Today's Housing Market

The Inland Empire entered late 2026 as a more balanced market than coastal California, with more inventory, steadier prices, and less of the bidding frenzy that defined the pandemic years. The Riverside-San Bernardino-Ontario metro median sits near $582,000, and the price ladder across the region tells the story of where families land. San Bernardino runs near $510,000, the region's most approachable entry point. Fontana and Riverside run near $645,000 to $650,000, Ontario near $665,000, Redlands near $620,000, and Corona and Norco roughly $650,000 to $750,000. Rancho Cucamonga runs near $780,000, Eastvale near $820,000, and Chino Hills, the premium foothill suburb, near $1 million.

New construction is one of the region's defining advantages. Master-planned communities in Eastvale, Ontario Ranch, Chino, and North Fontana keep delivering modern floor plans, community pools, parks, and newer schools, options that simply do not exist in most of coastal California or much of suburban New Jersey. For buyers, the practical takeaway is preparation: the best school districts and the newest communities still see competition, so get pre-approved and be ready to move quickly.

For sellers, the Inland Empire is where Julian's probate and inherited-property expertise matters most. Estates, inherited homes, and families who need to move a property without pressure are his specialty, and he offers honest cash-offer and multiple selling solutions so homeowners can compare their options and choose the path that fits, not the one that is pushed on them.

The Commute Reality

Ontario International Airport (ONT) is the region's quiet superpower: up to 90 daily nonstop flights to nearly 30 destinations on 11 airlines, with a fraction of LAX's crowds. A future rail link, the ONT Connector, is moving through approvals to connect the airport to the Cucamonga Metrolink station, and until it opens, Metrolink's free ONT Connect shuttle carries passengers with a valid Metrolink ticket between the station and the terminals.

Metrolink commuter rail serves the region on four lines: the San Bernardino Line and the Riverside Line into LA Union Station, the 91/Perris Valley Line along the 91 corridor, and the Inland Empire-Orange County Line that runs suburb to suburb into Orange County job centers. The freeways do the rest: I-10 runs west through Fontana and Rancho Cucamonga toward LA, the 210 is the alternate from the Rancho Cucamonga area, the 60 cuts through Chino and Chino Hills, I-15 heads south toward Temecula and San Diego, and the 91 links Corona and Norco to Anaheim.

Be honest about the traffic. The Inland Empire is one of the longest-commuting metros in the country, and a daily drive to LA or Orange County jobs can run 60 to 120 minutes in rush hour. The 91 through Corona, the famous "Corona Squeeze," is the worst choke point, with tolled express lanes as the faster alternative. Families who work locally, in the region's logistics, healthcare, and education economy, enjoy short drives; families who commute west should choose their freeway corridor and their community deliberately.

Where Families Look

The Inland Empire is really a collection of distinct communities, each with its own schools, its own pace, and its own price range, and Julian matches your budget, commute, and school priorities to the right town quickly. Here is the map for Jersey families deciding where to land.

Rancho Cucamonga

Julian's home base and the region's most balanced all-rounder: Victoria Gardens, the open-air lifestyle center that serves as the city's downtown, the foothills of the San Gabriels, Chaffey College, and some of the region's strongest schools.

Ontario

Home to Ontario Mills, California's largest outlet center, the airport economy, and Ontario Ranch, one of the region's biggest new-construction communities with modern master-planned living.

Eastvale

A fast-growing master-planned suburb of newer homes, parks, and shopping, popular with young families who want new construction and a community feel, with medians near $820,000.

Chino & Chino Hills

Chino Hills is the premium foothill suburb near $1 million with top schools and hillside views; Chino itself offers more approachable prices, new construction, and easy 60 and 71 freeway access.

Riverside

The historic county seat with the Mission Inn, a National Historic Landmark, a walkable downtown, UC Riverside, and a deep stock of character homes at medians near $645,000.

Redlands

A historic university town with tree-lined streets, the Redlands Unified School District, and a strong sense of community, with medians near $620,000 and foothill views of the San Bernardinos.

San Bernardino

The region's most affordable entry point near $510,000, home to Cal State San Bernardino and the San Manuel Amphitheater, with easy access to the mountains and the 210 and I-10.

Corona & Norco

The 91 corridor's family suburbs: Corona with hillside neighborhoods and shopping, and horse-friendly Norco with its rural lots and equestrian trails, both within reach of Orange County jobs.

Fontana

A growing, diverse city with approachable medians near $650,000, new construction in North Fontana, and quick freeway access to the I-10, the 210, and the 15.

How Do the Schools Work?

The same rule that governs New Jersey applies here: your address sets your school, so district boundaries matter more than ZIP codes. The Inland Empire's districts are large and well-established. The Chaffey Joint Union High School District, founded in 1882, serves the high schools of Rancho Cucamonga, Ontario, Montclair, and Chino Hills with about 22,000 students, fed by elementary districts including the Ontario-Montclair School District. Riverside Unified, San Bernardino City Unified, one of the nine largest districts in California with roughly 48,000 students, and Redlands Unified each anchor their own communities.

Higher education is a genuine regional asset. UC Riverside, a public research university with about 27,000 students, and Cal State San Bernardino anchor the region, while Chaffey College, founded in 1883 and one of the oldest community colleges in California, serves students across three campuses in Rancho Cucamonga, Chino, and Fontana. Riverside City College adds another strong transfer pathway. For families with high schoolers or college-bound kids, the Inland Empire offers real options at every level.

The Weather Reality

This is a hot-summer, mild-winter climate, and summer is the honest trade for Jersey movers. August highs average 93 to 95 degrees in Rancho Cucamonga and Riverside, and heat waves can push the thermometer past 100, sometimes to 110 degrees or more, because the surrounding mountains trap the hot air. Winters are the reward: January highs in the 60s, lows near 43, and most of the region's modest 11 to 19 inches of rain falling between November and March. Snow is essentially unknown in the valley floor.

The two things to respect are the Santa Ana winds and wildfire risk. Santa Ana events send hot, dry downslope winds through passes like Cajon Pass with gusts of 50 to 60 miles per hour and higher, bringing red-flag fire weather. Wildfire risk is highest in foothill and mountain-adjacent communities, and it affects both safety planning and homeowners insurance. Foothill buyers should ask about defensible space, evacuation routes, and insurance availability before they commit.

Lifestyle and Recreation

The Inland Empire's everyday life is anchored by big, walkable retail and a growing food scene. Victoria Gardens in Rancho Cucamonga is an open-air lifestyle center with more than 180 stores that functions as the city's downtown, while Ontario Mills, California's largest outlet center with more than 200 stores, draws roughly 28 million visitors a year. Downtown Riverside's Mission Inn, a National Historic Landmark, anchors a historic district of restaurants, galleries, and the Fox Performing Arts Center. Craft breweries and a genuinely diverse food scene, from Mexican and Vietnamese to Korean and beyond, reflect the region's fast-growing, ethnically rich communities.

The mountains are the region's backyard. Big Bear and Mount Baldy offer skiing and snowboarding roughly from November through April, the San Bernardino National Forest and the San Gabriels deliver hiking within minutes of town, and Lake Arrowhead sits about an hour up the mountain. Temecula's wineries are a reachable drive south, the San Manuel Amphitheater hosts big concerts, and Dodgers and Angels games are a drive away in either direction. Golf courses, farmers markets, and neighborhood parks round out a recreation calendar that South Jersey simply cannot match.

Mountains & Snow

Big Bear and Mount Baldy ski roughly November through April, with the San Bernardino National Forest and Lake Arrowhead an hour up the mountain from most of the region.

Shopping & Downtowns

Victoria Gardens anchors Rancho Cucamonga, Ontario Mills is California's largest outlet center, and the Mission Inn anchors historic downtown Riverside.

Breweries & Beyond

Craft breweries, a diverse food scene, Temecula wineries a drive south, the San Manuel Amphitheater, Dodgers and Angels games, golf, and farmers markets fill the calendar.

Practical Moving Tips for NJ-to-CA Movers

Cars come first. California gives you 10 days from establishing residency to apply for a driver's license and 20 days to register your vehicle, and your car must pass a California smog inspection before its first registration here, even if you hold a current out-of-state certificate. Electric vehicles and some older and diesel models are exempt, so check before you book the appointment.

Budget the recurring costs before you commit: gas near $6.39 a gallon, higher electricity and natural gas bills, and a combined sales tax near 8 percent in most Inland Empire cities. Plan your property taxes around Proposition 13: your purchase sets a new assessed base at roughly 1 percent of the price, capped at 2 percent annual growth, so the bill is predictable, but it starts from your purchase price.

Shop homeowners insurance early. Wildfire zones change availability and premiums, especially in foothill communities, so get quotes before you make an offer. Confirm your doctors and prescriptions are covered by your new California health plan, and get mortgage pre-approval from a lender who knows the Inland Empire before you start touring, because the best school districts and newest communities still move quickly.
