Relocating from New Jersey to Washington, DC & the Metro DC Area (Arlington, Alexandria, Fairfax)

A practical guide for South Jersey families moving to the DC metro: how the cost of living compares, which state taxes what, today's housing market across Arlington, Alexandria, Fairfax, and DC proper, the schools, the commutes, the neighborhoods, and the trusted agent to call once you land in the region.

The Short Version

This guide is for South Jersey families thinking about selling and moving to the Washington, DC metro area: Arlington, Alexandria, Fairfax County, Falls Church, McLean, DC proper, Reston and Tysons in Northern Virginia, and the Maryland suburbs like Bethesda and Silver Spring. The DC metro is one of the few markets in the country where the cost of living lands comparable to, and in many categories higher than, New Jersey, and the move changes which state taxes your income, how your car is taxed, what your commute looks like, and which school district your children attend.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are headed to the DC area, I hand them to someone I trust completely: Claude Labbe, a Realtor and Associate Broker with Douglas Elliman of Metro DC, LLC, serving the region from Arlington, Virginia. Claude is one of the first names in my Trusted Agent Network on the DC side of the map.

Here is how the cost picture compares, how the taxes actually work across Virginia, DC, and Maryland, where today's DC-area housing market stands, how the schools compare, what commuting feels like on Metro and the region's highways, what the signature neighborhoods are like, how the weather differs from Jersey, and what newcomers must know before they pack. Then I will introduce you to Claude directly.

Why Families Move to the DC Metro

The single biggest draw is the job market. The federal government anchors the region, defense and technology contractors fill the suburbs, and healthcare, education, and professional services add layer after layer of employment. The DC economy is one of the most stable in the country, and it does not rise and fall with a single industry the way some metros do, which is why families keep arriving even in slower years.

The second driver is the combination of world-class schools and world-class culture. Fairfax County Public Schools is the largest school division in Virginia, and Arlington Public Schools and Alexandria City Public Schools are smaller districts with strong reputations. Add the Smithsonian museums, the monuments, the Potomac, and a transit system with more rail stations than most American cities, and the DC area offers an urban and suburban mix that South Jersey only touches at its edges.

The third is simple stability: your home here is an investment in it. The core jurisdictions have held their value through every recent market shift, and the region's median sale price ran about $627,000 in 2025, above New Jersey's statewide median near $525,000, with Arlington, McLean, and Bethesda well above that mark.

A Stable Job Base

Government, defense, technology, healthcare, and education anchor one of the most recession-resistant economies in the country, with two major airports and a deep professional-services layer.

Urban and Suburban

Walkable urban villages in Arlington, historic waterfront in Old Town Alexandria, and family suburbs in Fairfax, all on the same rail and highway system that ties the region together.

Schools and Culture

Well-regarded public districts, a deep bench of private and independent schools, and free Smithsonian museums, monuments, and cultural institutions minutes from most neighborhoods.

The Costs People Forget

New Jersey taxes wages on a graduated scale that climbs to 10.75%, and it taxes pensions, retirement income, interest, and dividends. The DC metro splits three different tax systems, and the one you live in changes your bill. Virginia taxes income on a graduated scale from 2% to 5.75% with no local income tax on top in Arlington, Alexandria, or Fairfax, which is why Northern Virginia is so popular with commuters. Washington, DC taxes income from 4% to 10.75%, with the top brackets rising above New Jersey's. Maryland taxes income from 2% to 5.75% and layers on a county piggyback tax of up to roughly 3.2%, which puts many Montgomery County households above their Virginia neighbors at the same income.

The other Virginia surprise is the personal property tax on vehicles, the car tax. Arlington County charges $5.00 per $100 of assessed value, Alexandria $5.33, and Fairfax County $4.57, with state relief cutting part of the first $20,000 of value in most jurisdictions. It is an annual bill that lands every year, so a two-car household in Arlington can pay more than $1,000 a year before any other tax. Property taxes vary by jurisdiction rather than by state: Arlington's real estate rate runs about $1.05 per $100 of assessed value, Fairfax County is lower, and DC's owner-occupied rate sits near $0.85 per $100 with a homestead deduction. None of them reach the roughly 2% effective rate New Jersey homeowners carry, and that gap quietly offsets DC's higher home prices and higher income taxes.

Income Tax

Virginia runs 2% to 5.75% with no local tax in NoVA; DC runs 4% to 10.75%; Maryland adds a county piggyback tax of up to roughly 3.2%. Your address decides your bill.

Car Tax

Virginia taxes vehicles annually per $100 of assessed value: $5.00 in Arlington, $5.33 in Alexandria, $4.57 in Fairfax, with partial state relief on the first $20,000.

Property Tax

Rates vary by jurisdiction: Arlington near $1.05 per $100, Fairfax lower, DC near $0.85 per $100 owner-occupied. Well below New Jersey's roughly 2% effective rate.

The Commute Reality

The DC area has the best transit network on the East Coast outside New York. WMATA's Metrorail runs six color-coded lines across roughly 98 stations in DC, Maryland, and Virginia, and Metrobus fills in the gaps. The Blue and Yellow lines stop right at Reagan National Airport, the Silver Line runs all the way out to Dulles, and the Red Line serves Bethesda and Silver Spring. The Virginia Railway Express brings rush-hour trains from the Manassas and Fredericksburg lines into Union Station, MARC does the same from Maryland, and Amtrak connects Union Station to the entire Northeast Corridor.

For drivers, the spine is I-95, with I-395 running from the Springfield interchange into DC, I-495, the Capital Beltway, encircling the city, and I-66 carrying traffic from western Fairfax into DC with HOV and Express Lanes at peak hours. The honest version: Arlington sits directly across the Potomac from DC, so a Clarendon or Ballston resident can reach downtown in 15 to 25 minutes on the Orange or Silver Line, while a Fairfax County driver on I-66 or the Beltway should plan on 45 to 60 minutes at peak, and roughly 81% of Fairfax commuters drive alone. Where you live should follow where you work, and in the DC region that rule matters more than almost anywhere else.

Where Families Look

The DC metro has no single center of gravity, so the right town depends on your commute, your school priorities, and whether you want a walkable urban village or a lawn-and-garage suburb. Here is the map for Jersey families deciding where to land, across Virginia, DC, and Maryland.

Arlington

Clarendon, Ballston, Courthouse, and Rosslyn form a string of walkable urban villages on the Orange and Silver lines, with condos, townhomes, and single-family homes blocks from restaurants, shops, and Metro.

Old Town Alexandria

Historic brick sidewalks, King Street shops, and the Potomac waterfront, with the Yellow and Blue lines, the VRE, and a commute that keeps the charm and still gets you downtown fast.

Fairfax County Suburbs

McLean at the top of the market, Falls Church and Vienna with their own village centers, master-planned Reston on the Silver Line, and condo-heavy Tysons at the region's employment core, all in FCPS.

Washington, DC

Capitol Hill and Georgetown anchor the city's rowhouse neighborhoods, where you trade Virginia's lower income tax and car tax for DC's higher rates plus the reality of street parking and DC income tax.

Bethesda & Silver Spring

Maryland's Red Line suburbs with proven schools and easy rail access downtown, Bethesda at the upper end of the price range and Silver Spring offering more entry points for your money.

The Price Reality

Medians tell the story: Arlington in the mid-$700s, Alexandria near the mid-$600s to high-$700s, Fairfax County near $725K, McLean near $1.9M, and DC proper near $675K, so price and taxes move together.

How Do the Schools Work?

Schools in the DC metro follow the jurisdiction, and the jurisdiction is usually the school district. Fairfax County Public Schools is Virginia's largest division, with more than 200 campuses, and it serves Fairfax County and the City of Fairfax. Arlington Public Schools and Alexandria City Public Schools are separate county and city districts, each with its own feeder patterns. In DC, public schools sit in a single citywide district with a lottery for many programs, and the Maryland side runs Montgomery and Prince George's county districts. Private and independent options run from powerhouse names like Sidwell Friends, Georgetown Day, National Cathedral, St. Albans, and Gonzaga to a long list of parish and independent schools across the region.

The honest advice: the exact feeder pattern for the house matters more than the neighborhood's name, and a single street can change your school in Arlington, Alexandria, and Fairfax alike. That is exactly the homework Claude does with every buyer before they make an offer, and it is why out-of-state families find him so valuable.

Weather and Newcomer Tips

The DC area still gets four full seasons, but winters run milder than New Jersey: December through February averages sit in the high 20s to low 40s, with a few inches of snow here and there instead of the repeated storms Jersey expects, and spring and fall are gorgeous. The trade comes in summer, which is hot and humid, with July afternoons routinely in the 90s, so a good cooling system is a non-negotiable. The recreation payoff is enormous: the National Mall and monuments, 19 Smithsonian museums with free admission, the 18-mile Mount Vernon Trail along the Potomac, Rock Creek Park in the middle of the city, Shenandoah National Park about 75 minutes away, and world-class dining and culture in every direction.

Newcomer tips: choose your jurisdiction with both taxes and commute in mind, because Virginia's no-local-income-tax advantage has a car tax attached, DC caps the car tax but adds DC income tax plus residential parking permit rules, and Maryland layers county income tax. If you live in DC with street parking, learn the zone rules early, non-permitted cars are limited to about two hours on permit blocks. For Metro access, Clarendon sits right on the Orange and Silver lines with no station parking, so it is built for walkers, riders, and bus commuters, while Huntington station on the Yellow Line offers one of the region's biggest park-and-rides, roughly 3,600 spaces near Alexandria. Claude walks every client through these trade-offs before they commit, and he will tell you straight which jurisdiction fits your budget, your commute, and your life.
