The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to West Houston, Texas, the corridor of Katy, the Energy Corridor, Cypress, Cinco Ranch, and the master-planned communities that ring the west side of the metro. The move changes the math on income taxes, home prices, property taxes, insurance, and energy, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Houston, I hand them to someone I trust completely: Bill Bexley, a REALTOR with eXp Realty LLC and the founder of Bexley Realty Group, who serves West Houston across Katy, the Energy Corridor, and Cypress and is known for guiding out-of-state families through their move.
Here is how the cost picture compares, what no state income tax really means, where today's West Houston housing market stands, how the schools work, what commuting feels like, what the signature neighborhoods are like, what newcomers must know about Texas weather, and the practical moving steps that trip up Jersey transplants.
$0
Texas state income tax: none, on wages, pensions, or retirement income
~$350K
Katy median sale price in 2026, with Cypress near $410K and the Energy Corridor from the $350Ks to $500K+
1.4%
Typical effective Texas property tax rate, trimmed by the $140,000 homestead exemption
26 lanes
I-10, the Katy Freeway, widened to as many as 26 lanes, the spine for West Houston commuters
Cost of Living and Taxes: Texas vs New Jersey
The single biggest financial driver is Texas's total absence of a state income tax: no tax on wages, pensions, or retirement income, while New Jersey taxes wages on a graduated scale that climbs to 10.75% and also taxes pensions, interest, and dividends. For a family earning a solid household income, that difference alone can be worth thousands of dollars every year.
Texas balances the books with higher property taxes and a 6.25% state sales tax, with local options pushing most Houston-area purchases to about 8.25%, above New Jersey's 6.625%. Property taxes are the number that surprises Jersey transplants most: the effective Texas rate runs near 1.4% of assessed value, and Texas assesses close to market value. The homestead exemption shields $140,000 of appraised value from school taxes in 2026, raised from $100,000, and caps your primary residence's appraisal growth at 10% a year, so file it as soon as you close.
Texas also has no annual personal property tax on vehicles, so the yearly car tax bill New Jersey sends is gone entirely. Energy is the offset: Texas's deregulated electricity market means you shop retail plans on the state's Power to Choose marketplace, and while July and August air conditioning bills climb, winter heating costs are a fraction of a New Jersey winter.
Keep Every Paycheck Whole
No state income tax means wages, pensions, Social Security, interest, and dividends all keep more of what they earn. That is a permanent raise, not a one-time incentive.
The Property Tax Trade
Higher rates, around 1.4% effective in the Houston area, apply to homes that cost far less than comparable Jersey houses. The $140,000 homestead exemption trims the school share.
Energy You Control
Houston electricity is deregulated: shop retail plans on Power to Choose rather than accepting the default. Summer cooling bills climb, but winter heating is a fraction of a Jersey January.
The Housing Market Across West Houston
The West Houston market has cooled into a more balanced place, which is good news for Jersey buyers. Katy median sale prices ran roughly $340,000 to $363,000 in 2026, with homes averaging around 44 days on market and inventory at a six-year high. Cypress clustered near $403,000 to $430,000, and the Energy Corridor, the office corridor along I-10 between Beltway 8 and the Grand Parkway, spans from the $350,000s for townhomes and condos up to $500,000 and beyond for newer single-family homes. Mortgage rates near 6.5% to 7% are the main brake on demand, and strong relocation demand from energy, healthcare, and corporate moves keeps the best school zones moving quickly.
The range of housing is wider than most people expect. Katy is master-planned country: Cinco Ranch, Elyson, and Sunterra layer in pools, trails, parks, and schools, and new construction runs from entry-level single-family homes to estate lots. The Energy Corridor offers townhomes, condos, and single-family homes minutes from the office campuses of the energy industry. Cypress, anchored by Bridgeland and Towne Lake, mixes new construction with established neighborhoods. Whether you want a lock-and-leave townhome or a five-bedroom new build, West Houston has it.
Katy
Master-planned country along the I-10 corridor, with median sale prices near $350K, top-rated Katy ISD schools, and homes selling in about 44 days.
Energy Corridor
The office corridor between Beltway 8 and the Grand Parkway: townhomes, condos, and single-family homes from the $350Ks to $500K+, minutes from energy-sector campuses.
Cypress
Northwest Harris County's family suburb near $403K to $430K, anchored by Bridgeland and Towne Lake with Cypress-Fairbanks ISD schools.
Cinco Ranch
Katy's established master-planned showpiece: lakes, trails, pools, and award-winning schools, with resale homes and new construction side by side.
New Construction
West Houston is a new-build capital: Elyson, Sunterra, Bridgeland, and more offer builder inventory, model homes, and incentives across the suburbs.
Market Trends
Prices are broadly flat to slightly down, inventory is up, and homes sit longer than they did during the pandemic spike. A patient, well-prepared buyer has real leverage.
Commute and Transportation
Houston is a car city with a big airport advantage. George Bush Intercontinental (IAH) sits about 22 miles north of downtown, and William P. Hobby (HOU) serves the south side, so West Houston families have two major airports within reach. For daily driving, the Grand Parkway, SH-99, is the roughly 105-mile tolled outer loop that connects the suburbs without entering downtown, and I-10, the Katy Freeway, widened to as many as 26 lanes, is the spine for Katy and Energy Corridor commuters, still one of the most congested stretches in Texas at peak. The Westpark Tollway runs west from the Energy Corridor toward Fort Bend County, and US-290, the Northwest Freeway, serves Cypress. METRO's METRORail lines link downtown, NRG Park, the Museum District, and the Texas Medical Center, and Park and Ride lots give commuters an express-bus option.
Realistic driving times: Katy to downtown Houston runs roughly 35 to 45 minutes at rush hour, the Energy Corridor about 25 to 35 minutes, and Cypress about 35 to 45 minutes. The honest advice is to pick the side of town closest to where you work and test the drive at real peak hours before you commit.
How Do the Schools Work?
School quality is a top reason Jersey families pick West Houston, and the districts are genuinely strong. Katy ISD runs roughly 80 schools and about 95,000 students, anchored by Cinco Ranch, Seven Lakes, Tompkins, and Jordan high schools. Cypress-Fairbanks ISD is Texas's third-largest district, with about 114,000 students across more than 90 schools, including Cy-Fair, Cypress Ranch, and Bridgeland high schools. Spring Branch ISD, with roughly 33,000 students across about 45 campuses west of downtown, serves the Energy Corridor with Memorial and Stratford high schools. Fort Bend ISD, with about 85 schools, serves Sugar Land and Richmond with the acclaimed Clements and Travis high schools.
The mechanics are exactly what New Jersey movers already understand: your address sets your school, and district boundaries matter more than ZIP codes, so the exact feeder pattern for the house matters more than the neighborhood's name. Private options are plentiful across West Houston, and higher education is deep: the University of Houston, Rice University, and the Houston Community College system are all within reach. That is exactly the homework Bill does with every buyer before they commit, and it is why out-of-state families find him so valuable.
Lifestyle and Neighborhoods
West Houston is built for family life, and the city beyond it is a world-class destination. Katy's master-planned communities anchor the lifestyle with pools, trails, youth sports, and farmers markets, and Old Town Katy keeps the small-town feel with its historic storefronts and restaurants. The Energy Corridor is where the energy industry works, with office campuses, Terry Hershey Park along Buffalo Bayou, and easy access to Memorial Park. Head east and the Houston Museum District, the Galleria, and NRG Park deliver culture, shopping, and events, and the Texas Medical Center is the largest medical complex in the world.
Sports are a religion: the Astros at Minute Maid Park, the Texans at NRG Stadium, and the Houston Livestock Show and Rodeo every spring. The food scene is one of the most diverse in the country, from Texas barbecue to Vietnamese, Indian, and taqueria options on every corner, and the bayous and parks give families green space year-round.
Katy Master-Planned Life
Pools, trails, parks, youth sports, and community events woven into Cinco Ranch, Elyson, and Sunterra, a lifestyle South Jersey subdivisions rarely match at the same price.
Old Town Katy
Historic storefronts, local restaurants, and a small-town main street that anchors the community's identity amid the master-planned growth.
Energy Corridor
Office campuses, Terry Hershey Park along Buffalo Bayou, and quick access to Memorial Park, with homes minutes from the energy industry's front door.
Museum District & Galleria
World-class museums, the Galleria's shopping and ice rink, and NRG Park's convention and event calendar, all within a reasonable drive of West Houston.
Sports & the Rodeo
The Astros at Minute Maid Park, the Texans at NRG Stadium, and the Houston Livestock Show and Rodeo every spring, plus the Texas Medical Center next door.
Food & Parks
One of the most diverse food scenes in the country, from Texas barbecue to Vietnamese, Indian, and taquerias, with bayous and parks for year-round outdoor life.
Weather and Climate
The weather is the biggest lifestyle change for Jersey families, and it is mostly good news. Houston is humid subtropical: long, hot, humid summers with July highs in the mid-90s, mild winters with January highs near 62 and lows around 41, and no snow shoveling. The trade is hurricane and flood awareness, with tropical season running June through November, so know your flood zone and carry flood insurance where it is needed.
Hail is a real risk across the Houston area, and Texas homeowners insurance averages well above the national norm, around $5,000 to $6,000 a year in the metro, driven by wind and hail claims. Flood coverage is a separate policy, not part of your homeowners plan, and a growing share of West Houston's newer communities sit in designated floodplains, so your agent should pull the flood zone before you fall in love with a house, not after.
Practical TX-vs-NJ Moving Tips
The deadlines matter more than most people expect. Get a Texas driver license at a DPS office within 90 days of establishing residency, and register and title your vehicles with the county tax assessor-collector within 30 days. Since January 2025, Texas no longer requires annual safety inspections for non-commercial vehicles, but Harris and Fort Bend counties are emissions counties, so most gasoline vehicles still need an annual emissions test.
On the money side: plan your tax picture around no state income tax, but budget higher property taxes and sales tax, and file your homestead exemption with the county appraisal district as soon as you close. Research school districts before you shop, because feeder patterns, not ZIP codes, decide enrollment. Quote homeowners insurance before you make an offer, with hail risk and a separate flood policy in mind, shop the deregulated electricity market for the best retail plan, and get mortgage pre-approval early so you can move when the right home comes on the market.
