Relocating from New Jersey to Colorado

A practical guide for South Jersey families moving to Colorado: the real cost-of-living comparison, today's housing market from Denver to Boulder to the mountain towns, Colorado's flat income tax and low property taxes, DIA and RTD rail commutes, schools, 300 days of sunshine, and the trusted agent to call once you land in the Centennial State.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to Colorado, from the Denver metro to Colorado Springs, Fort Collins, Boulder, or a mountain town. The move changes the math on income taxes, property taxes, home prices, insurance, and the shape of your daily drive, and knowing those differences before you list your home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Colorado, I hand them to someone I trust completely: James Brown, a Certified Investor Agent Specialist and Real Estate Negotiation Expert with eXp Realty who serves clients across the entire state.

Here is how the cost picture compares, what Colorado's flat income tax really means, where today's housing market stands from Denver to the mountain communities, how the schools work, what commuting feels like on RTD rail and I-25, and what the Front Range climate is really like. Then I will introduce you to James directly.

Why Families Move to Colorado

The biggest driver is the cost of living. Most comparisons put New Jersey roughly 10 to 13 percent more expensive than Colorado overall: groceries run about a fifth higher in New Jersey, childcare runs nearly 30 percent less in Colorado, and housing is broadly comparable at the headline level, so the real savings come from taxes and everyday costs.

The second driver is the tax picture: Colorado's income tax is a flat 4.4 percent, a fraction of New Jersey's brackets that climb to 10.75 percent, and its effective property tax rate near 0.5 percent is among the lowest in the country. For a family selling in South Jersey and buying in Colorado, that combination typically leaves thousands more each year.

Keep More of What You Earn

A flat 4.4% income tax replaces New Jersey's brackets that reach 10.75%, and an effective property tax rate near 0.5% typically means thousands less in annual property taxes.

The Outdoor Lifestyle

Rocky Mountain National Park, world-class ski resorts, hundreds of miles of trails, and one of the strongest craft beer scenes in the country, most of it within a day-trip of the Front Range.

A Diversified Economy

Aerospace, technology, healthcare, energy, and federal research anchor the state, with the military bases around Colorado Springs adding a large, steady employment base.

The Costs People Forget

Property taxes are the pleasant surprise for Jersey transplants. Colorado's effective rate runs about 0.5 percent of a home's value, among the lowest in the country, against New Jersey's near 2 percent, the highest in the nation. The typical Colorado homeowner pays roughly $3,000 a year versus $8,800 or more in New Jersey, though the math shifts in pricey communities like Boulder.

The income tax is a flat 4.4 percent with no brackets at all, so wages, interest, and dividends are taxed at the same rate. On the sales side, the 2.9 percent state rate plus local options lands most Front Range purchases near 8 percent, and groceries are exempt from the state sales tax, though a few home-rule cities add their own local tax.

The number that surprises newcomers is insurance. Colorado homeowners insurance runs well above the national average because of hail and wildfire risk, so budget for a sturdier policy and confirm what wildfire coverage it includes before you close.

Property Tax

An effective rate near 0.5% makes Colorado one of the cheapest states in the country for property taxes, with the residential assessment rate trimmed by recent legislation.

Income & Sales Tax

A flat 4.4% income tax replaces New Jersey's brackets to 10.75%, and a 2.9% state sales tax plus local options lands most purchases near 8%, with groceries exempt from the state tax.

Insurance

Homeowners policies cost well above the national average because of hail and wildfire, so quote insurance before you make an offer and verify your wildfire coverage.

Today's Colorado Housing Market

Colorado has cooled into a more balanced market after the pandemic boom. Denver metro medians sit near $600,000 with the city around $575,000; Colorado Springs runs in the mid-$470,000s after setting records in 2025; Fort Collins sits in the mid-$500,000s; and Boulder is well above $900,000, typically over $1 million for single-family homes. The mountain resort communities from Frisco and Silverthorne to Vail and Aspen run higher still.

Inventory has climbed and homes sit on the market longer than a few years ago, giving buyers more choice and more room to negotiate, especially in the suburban markets where most families shop. Mortgage rates near 6.5 to 7 percent are the main brake on demand and the reason to get pre-approved before you shop rather than after.

Denver Metro

Median values near $600,000 with the city itself around $575,000; the deepest inventory in the state across condos, townhomes, and single-family homes.

Springs & Fort Collins

Colorado Springs in the mid-$470,000s and Fort Collins in the mid-$500,000s deliver Front Range living at more approachable prices than Denver or Boulder.

Boulder & Mountain Towns

Boulder sits well above $900,000 and the resort corridors run $1 million and up, with limited inventory; these are premium markets that reward local expertise.

The Commute Reality

Denver International Airport is a genuine asset: one of the busiest airports in the country and a major United hub, with the RTD A Line commuter train running from Union Station downtown to the terminal in about 37 minutes. RTD runs roughly 113 miles of rail across six light rail and four commuter rail lines, including the W Line to Golden, plus more than a hundred bus routes.

For drivers, the spine is I-25, running from Colorado Springs through Denver to Fort Collins, with tolled express lanes and downtown congestion at rush hour. I-70 is the highway to the mountains, and the Central 70 stretch east of downtown is among the busiest in the state. Pick the side of town closest to work, test the drive at the time you would really drive it, and let RTD rail carry you when your office is near a station.

Where Families Look

Colorado's Front Range runs from Fort Collins through Boulder, Denver, and down to Colorado Springs, with the Douglas County suburbs of Highlands Ranch, Parker, and Castle Rock, the foothills town of Golden, and resort towns like Frisco and Breckenridge for flexible workers. Each pocket has its own schools, housing stock, and pace, and James works across the entire state, matching your budget, commute, and priorities quickly.

Washington Park, Denver

Denver's classic family neighborhood: two lakes, tree-lined streets, and a small-town feel inside the city, with a mix of bungalows and larger homes minutes from downtown.

Highlands, Denver

Northwest of downtown, the Highlands and LoHi pair older homes with new builds, neighborhood parks, and one of the city's liveliest restaurant rows along 32nd Avenue.

Cherry Creek & Central Park

Cherry Creek offers upscale walkable living near the mall, while the master-planned Central Park neighborhood northeast of downtown delivers parks, lakes, and highly rated schools.

Colorado Springs

Pikes Peak views, Garden of the Gods, and a large military and aerospace economy at prices below Denver, with the Broadmoor and north-side neighborhoods the family favorites.

Boulder

The university town at the foot of the Flatirons: Pearl Street Mall, an unmatched bike culture, and top-rated schools, all at premium prices among the highest in the state.

Fort Collins & Golden

Fort Collins pairs Old Town charm with Colorado State and one of the country's best brewery scenes; Golden sits at the foothills with easy I-70 mountain access and top-rated schools.

How Do the Schools Work?

Colorado schools are assigned by address, the same system New Jersey families already understand. Denver Public Schools is the state's largest district, with roughly 193 schools and 89,000 students plus a wide array of magnets and charters. Cherry Creek serves about 52,000 students across roughly 70 schools, anchored by Cherry Creek High School, and Douglas County is the state's third largest with about 61,000 students. Boulder Valley covers roughly 28,000 students across 56 schools and eleven communities, with consistently strong college-prep results.

The honest advice: research the exact feeder pattern for the address before you make an offer, because a single street can change your school. That is the homework James does with every buyer, and it is why out-of-state families find him so valuable.

Weather, Sunshine, and the Outdoor Life

Colorado markets itself on 300-plus days of sunshine, and along the Front Range the claim is close to real life. Winters are far milder than Jersey transplants expect, with sunny afternoons in the 40s and low-elevation snow that melts within days, while the mountains measure theirs in feet. Summers bring afternoons near 90 with low humidity and quick thunderstorms.

The recreation is the point for many movers. Rocky Mountain National Park is about an hour and a half from Denver, and world-class skiing at Vail, Breckenridge, Winter Park, Copper, and Aspen sits within about one and a half to three hours of the Front Range. Hiking runs from the Flatirons to Garden of the Gods, and more than 400 craft breweries make Colorado one of the strongest beer states in the country.

300+ Sunny Days

A dry high-desert climate with mild, sunny Front Range winters, low humidity, and snow that melts quickly at lower elevations.

World-Class Recreation

Rocky Mountain National Park, ski resorts from Vail to Aspen, mountain trails, and fly fishing within a day-trip of nearly every Front Range home.

One of America's Beer States

More than 400 craft breweries across the state, from Fort Collins's Old Town to Denver's brewery districts, with a brewery trail for every taste.

Newcomer Tips for NJ-to-Colorado Movers

Altitude is real: Denver sits at exactly 5,280 feet and the mountain towns go far higher, so expect to feel winded for the first several days, drink roughly twice the water you normally would, and ease into alcohol.

Water rights run differently here. Colorado follows prior appropriation, first in time, first in right, so a well or irrigation right is a separate legal right rather than something that comes with the land, and on any rural or mountain property you should ask about the well, the water right, and its priority date before you make an offer.

Wildfire and mountain driving deserve attention too. Foothill and mountain communities sit in the wildland-urban interface, so ask about defensible space, wildfire insurance, and evacuation routes, and Colorado's traction law requires adequate tires or chains on I-70 during winter storms, where winter tires change the experience entirely. Get your Colorado driver license within 30 days of residency and register your vehicles within 60 days.
