The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Dallas and Collin County, Texas. The move changes the math on income taxes, home prices, property taxes, insurance, and energy, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Dallas, I hand them to someone I trust completely: Garland Best, a REALTOR with eXp Realty and a longtime Dallas resident with more than 20 years in the business.
Here is how the cost picture compares, what no state income tax really means, where today's Dallas and Collin County housing market stands, how the schools work, what commuting feels like, what the signature neighborhoods are like, what newcomers must know about North Texas weather, and the practical moving steps that trip up Jersey transplants.
$0
Texas state income tax: none, on wages, pensions, or retirement income
~$474K
Collin County median sale price in 2026, with Dallas city near $449K and more new homes than New Jersey
2.2%
Typical full Dallas-area property tax rate including county, city, and school district levies, trimmed by the homestead exemption
~93 mi
Miles of DART light rail, with a direct Orange Line to DFW Airport and a mean one-way commute near 25 minutes
Cost of Living and Taxes: Texas vs New Jersey
The single biggest financial driver is Texas's total absence of a state income tax: no tax on wages, pensions, or retirement income, while New Jersey taxes wages on a graduated scale that climbs to 10.75% and also taxes pensions, interest, and dividends. For a family earning a solid household income, that difference alone can be worth thousands of dollars every year.
Texas balances the books with higher property taxes and a 6.25% state sales tax, with local options pushing most Dallas-area purchases to about 8.25%. Property taxes are the number that surprises Jersey transplants most: the full combined Dallas-area rate runs about 2.2% of assessed value, and Texas assesses close to market value. The homestead exemption shields $140,000 of appraised value from school taxes in 2026 and caps your primary residence's appraisal growth at 10% a year, so file it as soon as you close.
Texas also has no annual personal property tax on vehicles. Energy is the offset: Texas's deregulated electricity market means you shop retail plans on the state's Power to Choose marketplace, and while July and August air conditioning bills climb, winter heating costs are a fraction of a New Jersey winter.
Keep Every Paycheck Whole
No state income tax means wages, pensions, Social Security, interest, and dividends all keep more of what they earn. That is a permanent raise, not a one-time incentive.
The Property Tax Trade
Higher rates, around 2.2% in Dallas and roughly 1.66% effective overall in Collin County, apply to homes that cost far less than comparable Jersey houses. The homestead exemption trims the school share.
Energy You Control
Dallas electricity is deregulated: shop retail plans on Power to Choose rather than accepting the default. Summer cooling bills climb, but winter heating is a fraction of a Jersey January.
The Housing Market Across Dallas & Collin County
The Dallas metro has cooled into a more balanced market, which is good news for Jersey buyers. Dallas city median sale prices ran near $449,000 in 2026, and Collin County, the fast-growing corridor of Plano, Frisco, McKinney, and Allen, sat near $474,000 with homes averaging about 50 days on market. Inventory has climbed back, and buyers have room to negotiate. Mortgage rates near 6.5% to 7% are the main brake on demand.
The range of housing is wider than most people expect. Preston Hollow is Dallas's luxury tier, with estate homes on large, wooded lots and median sale prices around $2.2 million. Midway Hollow, just west of the Tollway, is the mid-century ranch neighborhood, from roughly $500,000 up to custom new builds above $2 million. Collin County is where new construction and master-planned communities dominate, with single-family and multi-family options side by side and strong investor and relocation activity.
Preston Hollow
Dallas's luxury tier: estate homes on large, wooded lots north of downtown, with median sale prices around $2.2 million.
Midway Hollow
Mid-century ranch country west of the Tollway, from roughly $500,000 up to custom new builds above $2 million, minutes from Love Field.
New Construction
Dallas and Collin County are new-build capitals, with builder inventory and model homes across the northern suburbs.
Master-Planned Communities
Collin County's planned communities layer in pools, trails, parks, and schools, a lifestyle South Jersey subdivisions rarely match at the same price.
Single-Family & Multi-Family
From single-family homes on tree-lined streets to multi-family and townhome options near the urban core, the metro serves every stage of life.
Market Trends
Prices are broadly flat, inventory is up, and homes sit longer than they did during the pandemic spike. A patient, well-prepared buyer has real leverage.
Commute and Transportation
Dallas is a car region, but it has one of the better transit systems in the Sun Belt. DART runs roughly 93 miles of light rail across four lines that converge downtown. The Orange Line runs all the way out to DFW International Airport, so an airport trip from the urban core can skip the parking garage entirely, and for Love Field you ride the free Love Link shuttle from the Inwood/Love Field station.
For drivers, the spine is US-75, the Central Expressway, running north out of downtown toward Richardson, Plano, and beyond, with I-35E and I-30 crossing the region, the Dallas North Tollway serving the northern suburbs, and I-635, the LBJ Freeway, looping around the north side. The honest version: the mean one-way commute runs about 25 to 28 minutes, and roughly 78% of Dallas commuters drive alone, so pick the side of town closest to where you work.
How Do the Schools Work?
Dallas schools come in two flavors: the Dallas Independent School District, one of the largest districts in the country with roughly 155,000 students, and the independent districts that ring the city. In Dallas ISD, your address sets your zoned school, and the district's magnet programs give families options beyond that assignment. The suburban districts each carry their own reputation: Richardson ISD, Plano ISD with roughly 44,000 students and an overall A rating, Frisco ISD, Highland Park ISD, and Coppell ISD.
The honest advice: in North Texas, the exact feeder pattern for the house matters more than the neighborhood's name, and a single street can change your school. That is exactly the homework Garland does with every buyer. For higher education, the metro is stacked: SMU in University Park, a Carnegie R1 research university, UT Dallas in Richardson, TCU in Fort Worth, and the seven-campus Dallas College system.
Lifestyle and Neighborhoods
Dallas has no single downtown, so each pocket has its own personality. Downtown Dallas holds the Arts District, the largest contiguous arts district in the country, plus Klyde Warren Park, the deck park over the freeway. Uptown is the walkable high-rise core along the Katy Trail. Deep Ellum brings live music and murals, and the Bishop Arts District is one of the most walkable shopping and dining blocks in Texas.
For families, White Rock Lake and the Dallas Arboretum anchor East Dallas, and the State Fair of Texas runs every autumn at Fair Park. Sports are a religion: the Cowboys at AT&T Stadium, the Mavericks and Stars in Dallas, the Rangers in Arlington, and FC Dallas in Frisco. The barbecue and restaurant scene is nationally famous, and Garland knows which neighborhood fits which family.
Uptown & Downtown
High-rise living along the Katy Trail, the Arts District, Klyde Warren Park, and the city's densest lineup of restaurants and nightlife.
Deep Ellum & Bishop Arts
Live music, murals, and independent shops: Deep Ellum east of downtown and the Bishop Arts District in North Oak Cliff.
East Dallas
Tree-lined historic districts near White Rock Lake and the Dallas Arboretum, with Craftsman and Tudor homes and Lower Greenville dining.
Sports
Cowboys at AT&T Stadium, Mavericks and Stars in Dallas, Rangers in Arlington, FC Dallas in Frisco, and college football everywhere.
Food & Family Life
A nationally famous barbecue and restaurant scene, parks, youth sports, festivals, and the State Fair of Texas every autumn.
Collin County Suburbs
Plano, Frisco, McKinney, and Allen: master-planned communities, top-rated schools, and the region's fastest-growing family neighborhoods.
Weather and Climate
Dallas weather is the honest trade for Jersey movers. The hot season runs from June into September, with July and August afternoons routinely near 96 degrees and heat waves that push past 100, so air conditioning runs hard all summer. Winters are the reward: short and mild, with January highs near 57 degrees and an occasional ice storm instead of repeated snowfall.
Spring brings the region's severe weather: hail, flooding, and the occasional tornado, so a weather radio and a plan beat hoping it passes. North Texas sits in the country's hail alley, and Texas homeowners insurance averages well above the national norm, around $3,500 to $4,100 a year, driven by hail and high-wind claims. Flood coverage is a separate policy, not part of your homeowners plan.
Practical TX-vs-NJ Moving Tips
The deadlines matter more than most people expect. Get a Texas driver license at a DPS office within 90 days of establishing residency, and register and title your vehicles with the county tax assessor-collector within 30 days. Since January 2025, Texas no longer requires annual safety inspections for non-commercial vehicles, but Dallas and Collin counties are emissions counties, so most gasoline vehicles still need an annual emissions test.
On the money side: plan your tax picture around no state income tax, but budget higher property taxes and sales tax, and file your homestead exemption with the county appraisal district. Research school districts before you shop, because feeder patterns, not ZIP codes, decide enrollment. Quote homeowners insurance before you make an offer, with hail risk and a separate flood policy in mind.
