Relocating from New Jersey to Fredericksburg & Northern Virginia

A practical guide for South Jersey families moving to Fredericksburg and the surrounding region: Virginia taxes, today's housing market, VRE and Amtrak commutes, schools, neighborhoods, and the trusted agent to call once you land in the Old Dominion.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to Fredericksburg and Northern Virginia, the region anchored by the historic city of Fredericksburg and the counties that ring it: Spotsylvania, Stafford, King George, and Caroline. Knowing the differences in taxes, home prices, and commutes before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients head to the Fredericksburg and Northern Virginia corridor, I hand them to someone I trust completely: Barbara Jennings, a Real Estate Advisor with Epique Realty, Inc. and CEO of Homes and Land Solutions, LLC, serving Greater Fredericksburg and the surrounding communities. She is one of the first names in my Trusted Agent Network on the Virginia side of the map.

Here is how the cost picture compares, what Virginia's taxes really look like, where the housing market stands, how the schools work, what VRE and Amtrak commuting feels like, what the neighborhoods are like, and what newcomers must know about inspections, car taxes, and voter registration. Then I will introduce you to Barbara directly.

~$500K

5.75%

Why Families Move to the Fredericksburg Region

The biggest financial driver is the property tax gap. New Jersey's effective rate sits near 2%, the highest in the country, with median annual bills past $9,000. Virginia's effective rate is roughly a third of that, and the Fredericksburg region tells the story: $0.80 per $100 of assessed value in the city, about $0.73 in Spotsylvania County, and about $0.97 in Stafford County. On a home in the $500,000s, that difference is worth several thousand dollars a year.

The second driver is location and lifestyle. The region sits about 50 miles south of Washington, DC, with rail and I-95 pointing north, a steady job base in healthcare and the defense work tied to Quantico and Dahlgren, and quality of life built around the Rappahannock River and four distinct seasons. Virginia's income tax is also a straight trade: a top rate of 5.75% once income passes $17,000, with no bracket toward New Jersey's 6.37%, 8.97%, or 10.75%, and no local income tax anywhere in the state.

Property Taxes That Make Sense

New Jersey's near-2% effective rate is the highest in the country. Virginia's is roughly a third of that, and Fredericksburg, Spotsylvania, and Stafford all run well under 1% per $100 of assessed value.

A Steady, Diversified Economy

Mary Washington Healthcare anchors the region's largest employer, with education, retail, and the federal and defense work of Quantico and Dahlgren adding year-round stability.

Proximity Without the Price of DC

Fifty miles south of the capital, with VRE and Amtrak at the Fredericksburg station, families keep the DC job while paying well below Northern Virginia prices for the home.

The Costs People Forget

Virginia's income tax is a four-bracket system: 2% on the first $3,000, 3% on the next $2,000, 5% on the next $12,000, and 5.75% above $17,000. Because the top rate arrives so early, most households pay 5.75% on the bulk of their wages, still far better than New Jersey's brackets that climb to 10.75%. Virginia also offers a standard deduction, does not tax Social Security, and has no local income tax anywhere in the state.

The number that surprises most newcomers is the annual personal property tax on vehicles. Virginia reassesses cars each January 1 and bills a local tax on the assessed value through your locality's Commissioner of the Revenue. Personal-use vehicles get partial state relief on the first $20,000 of value, but it is still a bill New Jersey never sends, and it pairs with the $20 annual safety inspection every Virginia vehicle requires.

Income Tax

Virginia tops out at 5.75% above $17,000, with a standard deduction and no local income tax, against New Jersey's brackets that climb to 10.75%, including the millionaire's rate.

Real Estate Tax

Fredericksburg City bills $0.80 per $100 plus a fire tax, Spotsylvania about $0.73, and Stafford about $0.97, each against New Jersey's near-2% effective rate and median bills above $9,000.

Vehicle Tax

Virginia's annual personal property tax on vehicles is assessed each January 1 and billed by your locality, with partial state relief on the first $20,000 of value for personal-use cars.

The Commute Reality

The best tool for a Fredericksburg commuter is the train station. VRE, the Virginia Railway Express, runs its Fredericksburg Line on weekdays, with morning trains north to Washington and evening trains back south, reaching Union Station in about 85 to 90 minutes. Amtrak's Northeast Regional also stops in Fredericksburg with roughly five daily trains each way, a typical ride of about an hour to an hour and a half to DC with advance fares from around $12 to $18.

For drivers, the spine is I-95: the free-flowing drive to DC is about 50 miles and roughly an hour, but peak hours stretch that to an hour and a half or more, with the worst congestion around Quantico. Many families time their lives around the train. Air travel is well covered, with Richmond International about an hour south, Reagan National about 50 miles north, and Dulles within reach to the west.

Where Families Look

The Fredericksburg region is five different markets pressed together: a walkable historic city, two fast-growing suburban counties, and two quiet rural counties, all sharing the Rappahannock River and I-95. Each has its own schools, pace, and price range, and Barbara works all of them daily, matching your budget, commute, and school priorities to the right community quickly.

Historic Downtown Fredericksburg

Block after block of 18th- and 19th-century architecture along Caroline and William streets, independent shops and restaurants, the Rappahannock riverfront, and the University of Mary Washington right next door.

Stafford County

The largest suburb north of the city, with newer subdivisions, strong schools, and the most DC commuter-friendly addresses, running from Aquia Harbour to the Stafford Marketplace corridor.

Spotsylvania County

The region's biggest growth engine, with master-planned developments, new construction, and the Central Park and Cosner's Corner retail hubs at I-95 and Route 3.

King George County

Rural living on bigger lots across the Rappahannock, with the Naval Surface Warfare Center at Dahlgren anchoring local jobs and riverfront and farmland dominating the landscape.

Caroline County

The most affordable corner of the region, a rural county along I-95 with small towns like Bowling Green, larger lots, and some of the best value for a South Jersey budget.

The Rappahannock River

Riverfront homes, townhomes, and land along the Rappahannock define the region's best address, from the downtown riverwalk to wooded lots upstream toward the county lines.

How Do the Schools Work?

Spotsylvania County Public Schools and Stafford County Public Schools are the region's two big systems, with roughly 24,000 students across 34 schools in Spotsylvania and about 32,000 across 34 schools in Stafford. Both serve fast-growing communities of military, federal, and professional families, and both draw steady ratings on Virginia's Standards of Learning tests. Private and parochial schools in and around the city offer alternatives.

The region also has a genuine college town at its center: the University of Mary Washington, a public liberal arts university founded in 1908 and ranked among the top public liberal arts colleges in the country, sits right in historic downtown. The honest advice is the same as in New Jersey: the house sets the school, and exact boundary lines matter more than town reputation. That is exactly the homework Barbara does with every buyer.

Weather: Four Seasons, Milder Winters

Fredericksburg gets four real seasons with winters noticeably milder than South Jersey. The city averages only about a foot of snow a year, less than half of what most of New Jersey sees, and many winters pass with just a few accumulating storms, though an occasional ice event can close things down for a day. Summers are hot and humid, with July highs near 88 to 90 degrees, and spring and fall are the rewards: long stretches of mild days perfect for the river and the trails.

What does not change is the benefit of the latitude: the growing season runs longer, heating bills run lighter, and the four-season rhythm your family already knows shifts a little easier. Winter driving is occasional rather than routine.

Recreation & Day Trips

History is the region's signature. Fredericksburg & Spotsylvania National Military Park preserves four major Civil War battlefields, Fredericksburg, Chancellorsville, the Wilderness, and Spotsylvania Court House, all a short drive from downtown. The Rappahannock River runs through the city for kayaking and fishing, Lake Anna lies about 45 minutes southwest, wineries and breweries fill the countryside weekends, and Washington, DC, remains within 60 to 80 minutes.

Civil War Battlefields

Four major battlefields preserved by the National Park Service, with walking trails, driving tours, and visitor centers minutes from downtown Fredericksburg.

The Rappahannock & Lake Anna

Kayaking, paddleboarding, and fishing on the river that runs through town, with Lake Anna's roughly 13,000 acres of boating and swimming about 45 minutes southwest.

Wineries, Breweries & DC

Virginia wine country and a growing local brewery scene fill the weekends, and Washington DC, with its museums and monuments, is still within 60 to 80 minutes.

Practical Tips for NJ-to-VA Movers

Virginia requires an annual safety inspection on every registered vehicle, about a $20 fee at any licensed station, with no grace period for new residents, so plan to get inspected as soon as your car is registered. Virginia also collects an annual personal property tax on vehicles, assessed each January 1 at loan-book value and billed by your locality's Commissioner of the Revenue, with partial state relief on the first $20,000 for personal-use cars.

Register your vehicles and get your Virginia license at the DMV within 30 days of moving, and register to vote online at the Virginia Department of Elections, which lets residents register right up through Election Day. Finally, plan for the real estate tax difference: Virginia assesses close to market value but at rates a fraction of New Jersey's, so the bill on a comparable home is typically thousands less each year. Barbara walks every moving family through the car tax, inspection, and school-boundary homework before they commit.
