The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Colorado Springs, Monument, Black Forest, Fountain, or another community in El Paso County. The move changes the math on income taxes, property taxes, home prices, insurance, and the shape of your daily drive, and knowing those differences before you list your home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Colorado Springs, I hand them to someone I trust completely: Juanita Simkins, a Broker Associate with Realty ONE Group Apex and the leader of Juanita Simkins Homes, who has served the Pikes Peak region for more than 20 years.
Here is how the cost picture compares, what Colorado's flat income tax really means, where today's housing market stands from the north side to the east plains, how the schools work, what commuting feels like on I-25 and Powers Boulevard, and what the high-desert climate is really like. Then I will introduce you to Juanita directly.
4.4%
Colorado's flat state income tax, versus New Jersey's graduated brackets climbing to 10.75%
~0.4%
El Paso County's effective property tax rate, a fraction of New Jersey's highest-in-the-nation bills
~$495K
Colorado Springs median home price in 2026, with El Paso County near $465K and plenty of room for negotiation
6,035 ft
Colorado Springs' elevation, with roughly 300 days of sunshine and a mild, dry, high-desert climate
Why Families Move to Colorado Springs
The biggest driver is the tax picture. Colorado's income tax is a flat 4.4 percent, a fraction of New Jersey's brackets that climb to 10.75 percent, and El Paso County's effective property tax rate near 0.4 percent is among the lowest in the country. For a family selling in South Jersey and buying in the Springs, that combination typically leaves thousands more each year.
The second driver is lifestyle. Pikes Peak rises 14,115 feet at the edge of town, Garden of the Gods is a 10-minute drive from most of the city, and the region pairs a large military and aerospace economy with a slower, more family-friendly pace than the Denver metro. Most comparisons also put the Springs meaningfully more affordable than Denver or Boulder, with more land per dollar.
Keep More of What You Earn
A flat 4.4% income tax replaces New Jersey's brackets to 10.75%, and an effective property tax rate near 0.4% typically means thousands less in annual property taxes.
The Outdoor Lifestyle
Pikes Peak, Garden of the Gods, Cheyenne Mountain, and hundreds of miles of trails at your doorstep, with skiing in the high country a few hours west.
A Stable Economy
Fort Carson, Peterson Space Force Base, Schriever Space Force Base, and the Air Force Academy anchor a large, steady military and aerospace employment base.
The Costs People Forget
Property taxes are the pleasant surprise for Jersey transplants. El Paso County's effective rate runs near 0.4 percent of a home's value, among the lowest in the country, against New Jersey's near 1.9 percent, the highest in the nation. The typical Colorado Springs homeowner pays a few thousand a year instead of the five-figure bills common across Burlington County.
The income tax is a flat 4.4 percent with no brackets at all, so wages, interest, and dividends are taxed at the same rate. On the sales side, the 2.9 percent state rate plus local options lands most Colorado Springs purchases near 8 percent, a bit above New Jersey's 6.625 percent, though groceries are exempt from the state sales tax. And Colorado has no New Jersey-style annual vehicle property tax; instead you pay a modest Specific Ownership Tax when you register, based on the vehicle's age and value.
Utilities run lower than New Jersey on average, with electric bills typically near $120 a month against New Jersey's $167, and natural gas a bit cheaper too, though Colorado winters are cold and heating bills spike in the coldest months. The number that surprises newcomers is HOA dues: Colorado is one of the most expensive HOA states in the country, and most newer master-planned communities like Wolf Ranch, Flying Horse Ranch, and the north-side neighborhoods carry monthly dues, so ask about them before you make an offer.
Property Tax
An effective rate near 0.4% in El Paso County makes Colorado one of the cheapest states in the country for property taxes, against New Jersey's near 1.9%.
Income & Sales Tax
A flat 4.4% income tax replaces New Jersey's brackets to 10.75%, and a 2.9% state sales tax plus local options lands most purchases near 8%, with groceries exempt from the state tax.
Utilities & HOA
Utilities run lower than New Jersey on average, but HOA dues are among the highest in the nation and common in newer communities, so budget for them before you buy.
Today's Colorado Springs Housing Market
Colorado Springs has settled into a balanced market after the pandemic boom. The city's median sits near $495,000 in 2026 with El Paso County around $465,000, and prices are expected to run roughly flat to up a few percent, with inventory climbing and homes sitting on the market longer than a few years ago. That gives buyers more choice and more room to negotiate, especially in the suburban and new-construction communities where most families shop.
The market splits by neighborhood. The north side, from Briargate and Wolf Ranch to Rockrimmon, Northgate, and Flying Horse Ranch, delivers newer construction, top-rated Academy District 20 schools, and some of the region's most desirable family homes, while Monument and Black Forest offer acreage, horse properties, and larger lots. Fountain and the south side sit close to Fort Carson, making them the natural choice for military families, and the Broadmoor and Cheyenne Mountain area anchors the luxury market. New-home communities from Cordera and Meridian Ranch in Falcon to Jackson Creek North in Monument keep the pipeline full.
North Side & New Construction
Briargate, Wolf Ranch, Northgate, and Flying Horse Ranch pair newer homes with Academy D20 schools, while Falcon and Monument add active new-home communities.
Acreage & Luxury
Black Forest and Monument deliver acreage and horse properties, while the Broadmoor and Cheyenne Mountain area anchors the luxury market with premium values.
Military-Friendly
Fountain and the south side sit close to Fort Carson, with easy access to Peterson and Schriever Space Force Bases and the Air Force Academy to the north.
The Commute Reality
Colorado Springs Airport sits just southeast of downtown, a small, easy airport with short security lines and nonstop service to major hubs, which is a genuine upgrade over the slog to Philadelphia. Denver International Airport is about 90 minutes north on I-25, roughly 86 to 98 miles depending on your starting point, and the drive is a straight shot up the Front Range with tolled express lanes on several stretches.
Inside town, I-25 is the north-south spine with peak congestion around 7 to 9 in the morning and 3 to 6:30 in the afternoon, Powers Boulevard (State Highway 21) is the eastern bypass being steadily upgraded toward expressway status, and US-24 runs east-west toward the mountains and Woodland Park. Woodmen Road crosses the north side of the city and was widened to three lanes in each direction, so the north-side neighborhoods connect easily to both I-25 and Powers. Test any commute at the time you would really drive it, because the Springs is a driving town.
How Do the Schools Work?
Colorado schools are assigned by address, the same system New Jersey families already understand. Academy School District 20 serves much of the north side with roughly 26,000 students across about 40 schools and has earned Colorado's highest accreditation rating for 18 straight years, which is why Briargate and Wolf Ranch are so popular with families. Colorado Springs School District 11 covers the central city with about 23,000 students, Falcon District 49 is one of the state's fastest-growing districts serving the east side, and Lewis-Palmer District 38 in Monument is a small, well-regarded district of about 6,300 students.
Private and charter options are plentiful, and higher education is strong: the University of Colorado Colorado Springs, Colorado College with its famous Block Plan, and the United States Air Force Academy all call the region home. The honest advice: research the exact feeder pattern for the address before you make an offer, because a single street can change your school. That is the homework Juanita does with every buyer, and it is why out-of-state families find her so valuable.
Lifestyle and Neighborhoods
The Springs is an outdoor town first. Pikes Peak rises over the west side, Garden of the Gods offers free world-class rock formations minutes from downtown, and Cheyenne Mountain, Old Colorado City, and the historic district around the Broadmoor each bring their own character. Manitou Springs, with its art galleries, mineral springs, and small-town main street, sits right at the mountain's base, and downtown Colorado Springs has a growing dining and brewery scene.
Briargate & Wolf Ranch
The north side's family heartland: newer homes, Academy D20 schools, shopping at the Promenade Shops at Briargate, and easy access to the Air Force Academy.
Flying Horse Ranch & Northgate
Golf-course communities and larger newer homes north of town, with Rockrimmon adding established foothills neighborhoods and great views.
Monument & Black Forest
Acreage, horse properties, and pine-forested lots in Black Forest, with Monument's Lewis-Palmer schools and small-town main street a draw for families.
Fountain & the South Side
The natural choice near Fort Carson, with more affordable prices and quick access to the base, plus the growing east-side communities around Peyton and Falcon.
The Broadmoor & Cheyenne Mountain
The luxury anchor of the region: the Broadmoor resort, Cheyenne Mountain Country Club, and some of the most expensive homes in the Springs.
Old Colorado City & Manitou Springs
Historic character, galleries, breweries, and mineral springs at the base of Pikes Peak, with downtown Colorado Springs a short drive away.
Weather and Climate
Colorado Springs markets itself on roughly 300 days of sunshine, and along the Front Range the claim is close to real life. Winters are far milder than Jersey transplants expect, with sunny afternoons in the 40s and snow that melts within days at this elevation, while summers bring highs near 84 with low humidity and quick afternoon thunderstorms. The city sits at 6,035 feet, over a mile high, so expect to feel winded for the first several days and drink more water than you normally would.
Two things deserve real attention. Colorado Springs sits in the heart of Hail Alley, one of the most hail-prone regions in North America, with hail season running roughly April through September, so budget for a sturdy roof and check your auto and home deductibles. Wildfire is also a real risk, especially in the foothill and Black Forest areas, so ask about defensible space, wildfire coverage, and evacuation routes before you close. These are exactly the questions a local agent like Juanita flags early.
Newcomer Tips for NJ-to-Colorado Springs Movers
Get your Colorado driver's license within 30 days of establishing residency and register your vehicles within 90 days, and plan for a modest Specific Ownership Tax at registration instead of New Jersey's annual vehicle property tax. Colorado's flat 4.4 percent income tax replaces your New Jersey withholding, so run the numbers with a tax professional before you sell, because the savings are real but the timing rules are specific.
Research the school district before you shop, since boundaries are address-based and a single street can change your school. Quote homeowners insurance early, because hail and wildfire risk push Colorado premiums well above the national average, and confirm what wildfire coverage your policy includes. Water rights run differently here too: Colorado follows prior appropriation, so on any rural or acreage property, ask about the well, the water right, and its priority date before you make an offer.
Finally, get mortgage pre-approval before you tour. The Springs market is more balanced than it was a few years ago, but well-priced homes in the best school districts still move quickly, and a pre-approval from a lender who knows Colorado lets you write a competitive offer the day you find the right home.
