Relocation Guide · Trusted Agent Network

Relocating from New Jersey to Boston's North Shore

A practical guide for South Jersey families moving to Essex County and the Massachusetts coast: taxes, commute realities, schools, coastal towns, and the trusted local agent to call once you land.

The Short Version

This guide is for New Jersey homeowners and families thinking about making the move to Boston's North Shore. Essex County keeps the things many South Jersey families love, strong schools, real seasons, and a slower, more neighborly pace, while changing the math on income taxes, property taxes, and the shape of your daily commute. Knowing those differences before you list your New Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to the Boston area, I hand them to someone I trust completely: Kathleen Militello, a REALTOR with eXp Realty and a member of The Militello Team, a family team she works alongside with Joseph Militello. Licensed in Massachusetts since 2003 and selling full time since 2008, she has spent more than 15 years advising buyers and sellers across the North Shore, from Ipswich and Beverly to Gloucester, Amesbury, Essex, Manchester-by-the-Sea, and Danvers. She is an AI Certified Real Estate Agent and one of the first names in my Trusted Agent Network on the Massachusetts side of the move.

Here is how the tax picture compares, how commuting changes, where to look across the seven towns, and what the schools really look like. Then I will introduce you to Kathleen directly.

Why Families Move North

The single biggest financial shift for most New Jersey families is income tax. Massachusetts taxes most income at a flat 5%, with a 4% surtax on the portion of income above $1 million. New Jersey's graduated brackets rise as high as 10.75%. For many households, that flat 5% is meaningfully lighter than New Jersey's marginal rate, though very high earners should plan for the surtax, which pushes the top combined rate to 9%, still below New Jersey's 10.75%.

Property taxes are a different story. New Jersey carries one of the highest effective property tax rates in the country, near 2% of a home's value. Massachusetts sits closer to the national average, but the rate varies sharply by town. Across the North Shore, Gloucester's effective rate runs near 0.97%, Beverly near 1.10%, and Ipswich near 1.12%, while Amesbury carries the highest burden of the group at roughly 1.5%. The exact bill depends on the town, the assessed value, and the school and municipal budgets behind it, so it is worth modeling before you buy.

Coastal Character

Crane Beach, Good Harbor Beach, harbors, and working waterfronts give everyday life a coastal rhythm most of New Jersey cannot match.

Strong Schools, Town by Town

Ipswich, Beverly, Gloucester, Manchester Essex Regional, and Amesbury each run their own district, so school choice is really a town choice.

Boston Close, Life Quieter

Logan Airport, the commuter rail, and Route 128 keep Boston and the airport within reach while the North Shore stays calm and neighborly.

The Costs People Forget

Massachusetts has a 6.25% sales tax, slightly below New Jersey's 6.625%. Unlike New Jersey, Massachusetts does not charge an annual vehicle property tax, a line item many Garden State families are glad to leave behind. But Massachusetts does levy an estate tax on estates above $2 million, with rates rising to 16%, something New Jersey eliminated for most estates in 2018. If you are moving with significant assets, that is a planning conversation worth having with a professional before you go.

Heating is the other number people forget. New England winters are colder and longer than South Jersey's, so heating costs run higher, and older New England homes often need more attention to insulation and efficiency. Add a careful homeowners insurance quote, especially for coastal or low-lying properties where flood risk is real, and the true monthly cost of a North Shore home comes into focus.

Sales Tax

Massachusetts' 6.25% state sales tax is a touch below New Jersey's 6.625%, with no local add-ons on top.

Estate Tax

Massachusetts taxes estates above $2 million at rates up to 16%, a planning consideration New Jersey families may not expect.

No Car Tax

Massachusetts does not charge the annual vehicle property tax New Jersey levies, a small but welcome yearly savings.

The Housing Market Across the North Shore

The North Shore is one of the most competitive housing markets in Greater Boston. The single-family median sale price across the region reached roughly $860,000 in 2026, up about 5% year over year and roughly double its level a decade ago. Homes go pending fast, often within two weeks, and coastal towns carry real premiums. Manchester-by-the-Sea's median home price runs around $1.07 million, Gloucester's sits in the mid-$600,000s to $800,000s, and Ipswich's median home value is around $719,000. Condos offer a more attainable entry point, with a median list price near $549,000 across the North Shore.

Coastal homes, historic properties, condos, and single-family houses each have their own rhythm. Waterfront listings carry the highest premiums, historic New England homes need careful inspection, and condos demand close review of association fees and reserves. That is exactly the kind of nuance Kathleen works through with every buyer, and why having a local partner matters in a market that moves this fast.

The Commute: Rail, Route 128, and the Tobin Bridge

For years you may have measured commutes in light rail stops and Turnpike exits. On the North Shore, the numbers that matter are the MBTA commuter rail and the highways that ring Boston. The Newburyport/Rockport line runs from North Station out through Beverly, where it splits into the Newburyport and Rockport branches. Scheduled rides to North Station run about 41 minutes from Beverly, 50 minutes from Gloucester, and 56 minutes from Ipswich, and the Newburyport branch continues on to Newburyport.

Driving to Boston and Logan International Airport is realistic but traffic-dependent. Beverly sits about 28 to 37 minutes from Logan, Danvers about 35, Ipswich about 47, and Gloucester about 49 in typical traffic. Route 128 and I-95 ring the metro, Route 1 and Route 133 thread through the North Shore, and the Tobin Bridge carries drivers over the Mystic River into Boston. Ferry service across Boston Harbor offers a scenic alternative for some commutes. The daily decision is really how much drive time you want twice a day, and whether the rail station is close enough to leave the car behind.

Beverly

The closest rail stop to Boston at about 41 minutes to North Station, and roughly 28 to 37 minutes to Logan by car.

Danvers

Strong highway and rail access, about 35 minutes to Logan in typical traffic, a favorite for Boston commuters.

Gloucester

About 50 minutes to North Station on the Rockport line and roughly 49 minutes to Logan by car.

Ipswich

About 56 minutes to North Station on the Newburyport line and roughly 47 minutes to Logan by car.

Amesbury

A Merrimack River town with access to the Newburyport line and Route 495, a longer but workable commute.

Manchester-by-the-Sea

Right on the Rockport line with a rail stop of its own, a scenic ride to North Station for the coastal set.

Where to Look: The North Shore Towns

Each North Shore town has its own personality, and the right choice depends on how much commute you want, which schools you want, and whether you want a beach town, a working harbor, or a commuter suburb. Kathleen works all of them daily and can match your budget to the right town quickly.

Ipswich

Crane Beach, a historic downtown, and miles of conservation land. The classic North Shore family town feeding Ipswich Public Schools.

Beverly

A walkable downtown, the closest rail station to Boston of the group, and a mix of coastal and commuter inventory.

Gloucester

A working waterfront, Good Harbor Beach, and real fishing-town character, with the lightest effective property tax burden of the group.

Amesbury

A growing riverside town on the Merrimack with the highest effective tax rate of the group, worth budgeting for.

Essex

Antique shops, fried clams, and a tiny coastal village at the heart of the North Shore, with a quiet, close-knit feel.

Manchester-by-the-Sea

One of the most expensive and exclusive coastal towns, with a median home price around $1.07 million and picture-postcard charm.

Danvers

A commuter-friendly town with strong highway and rail access, about 35 minutes to Logan, popular with Boston workers.

How Do the Schools Compare?

The public schools are organized town by town. Ipswich Public Schools, Beverly Public Schools, Gloucester Public Schools, Manchester Essex Regional, and Amesbury Public Schools each serve their own communities, so the district you get depends entirely on the town and the street. Private and parochial options are plentiful across the North Shore for families who want them.

For higher education, Salem State University, Endicott College, Gordon College, and North Shore Community College are all close by, which matters for families with college-age kids or those who want campus life and continuing education nearby. As in New Jersey, a single street can change your district, so verifying the exact boundary before you make an offer is essential, and it is exactly the homework Kathleen does with every buyer.

Life on the North Shore

Life on the North Shore is anchored by the water. Crane Beach in Ipswich and Good Harbor Beach in Gloucester are two of the region's best-known stretches of sand, Gloucester's working waterfront keeps fishing and boating alive, and Essex is famous for its antique shops and fried clams. Downtown Beverly is a lively walkable center, Manchester-by-the-Sea is picture-postcard New England, and Salem's history and museums are a short drive away. Parks and conservation land, boating, fishing, and a genuinely strong food scene keep the calendar full, and the pace feels quieter and more neighborly than much of New Jersey.

The weather is a real consideration. Winters are cold and snowy, summers are mild and often pleasant, and the coast brings nor'easters and occasional coastal storms, so flood awareness and good insurance matter for waterfront and low-lying homes. Heating costs run higher in New England's winters, and homeowners insurance, especially for coastal properties, deserves a careful quote before you buy.

Practical MA-vs-NJ Moving Tips

Plan the practicalities before you go. New Massachusetts residents generally have about 30 days to get a Massachusetts driver's license and register their vehicles once they establish residency, so budget that early. Model the income tax change, Massachusetts' flat 5% against New Jersey's graduated scale, and the property tax difference town by town, because Amesbury and Gloucester sit at opposite ends of the range. Research the exact school district for any address you consider, quote homeowners insurance including coastal flood risk early, plan for higher winter heating costs, and get pre-approved before you shop in a market where homes go pending in days.

License & Registration

Get a Massachusetts driver's license and register your vehicles within about 30 days of establishing residency.

Insurance Early

Quote homeowners and flood coverage before an offer, especially for coastal and low-lying properties.

Get Pre-Approved

Homes go pending in days across the North Shore; a pre-approval letter makes your offer competitive from the start.
