The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to South Florida: the Miami-Fort Lauderdale metro anchored by Miami-Dade and Broward Counties, plus the Orlando market that so many buyers weigh in the same decision. The move changes the math on income taxes, home prices, property insurance, HOA fees, sales tax, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Florida, I hand them to someone I trust completely: Hedilson "Eddy" Vieira, an International Real Estate Advisor and Licensed Florida REALTOR with eXp Realty. Eddy serves South Florida across Miami-Dade, Broward, and Orlando, speaks English, Spanish, and Portuguese, and has spent 20-plus years guiding luxury and international buyers through this market. He is one of the first names in my Trusted Agent Network on the Florida side of the map.
Here is how the cost picture compares, what the two-tier South Florida housing market actually looks like today, where the international and luxury money comes from, how Orlando fits in, what no state income tax really means, how the schools and the commutes work, what the weather demands, and what newcomers must know before the moving truck arrives. Then I will introduce you to Eddy directly.

Why Families Move to South Florida
The single biggest financial driver is Florida's total absence of a state income tax. No Florida resident pays state income tax on wages, self-employment income, interest, dividends, pensions, Social Security, or retirement distributions. New Jersey, by contrast, taxes wages on a graduated scale that climbs to 10.75 percent and also taxes pensions, retirement income, interest, and dividends. For a family earning a solid household income, that difference alone can be worth thousands of dollars every year, and it never goes away.
The second driver is climate and lifestyle: mild winters, year-round outdoor living, beaches, and a calendar that runs on sunshine instead of snow days. The honest trade is the cost side. Florida makes up the missing income tax with the highest homeowners insurance bills in the country, and in the condo-heavy markets of Brickell, Miami Beach, and downtown Fort Lauderdale, monthly HOA and condo association fees commonly run $500 to $1,500 or more on top of the mortgage. Know the insurance and the HOA before you fall in love with the view.
Keep Every Paycheck Whole
No state income tax means wages, pensions, Social Security, interest, and dividends all keep more of what they earn. That is a permanent raise, not a one-time incentive.
A Year-Round Outdoor Life
Mild winters, the beach, the bay, the Everglades, and a dining and arts scene built around being outside. South Florida is a different rhythm than a Jersey winter.
A Global Job and Money Center
Banking, finance, health care, logistics, and a fast-growing tech and fintech scene, all in a metro where buyers arrive from New York, California, and countries around the world.
The Housing Market Today Is Two Markets
The honest way to read South Florida in 2026 is as two markets running side by side. Single-family homes are firm and competitive: the Miami-Dade single-family median sale price landed near $700,000 in early 2026, with Broward County near $615,000, both close to or above New Jersey's statewide median of roughly $450,000 to $525,000, and well above most South Jersey towns. Demand is resilient on 14-plus years of appreciation, and inventory for houses remains relatively tight.
Condos are a different story. Miami-Dade condo medians ran near $420,000 and Broward condos near $257,000, with double-digit months of supply and prices drifting down as rising association fees and post-2021 repair assessments spook buyers. That is not a crash, it is a correction: a genuine buyer's market in the condo segment while houses stay firm. For a New Jersey buyer that means one clear piece of strategy: the condo you are eyeing has room to negotiate, and the single-family you want will move faster, so get pre-approved before you shop either.
Miami-Dade
Single-family medians near $700,000 in early 2026, condo medians near $420,000 with months of supply climbing into double digits, and hot spots from Brickell to Kendall and Pinecrest.
Broward
Fort Lauderdale, Hollywood, and Aventura single-family medians near $615,000, while Broward condos near $257,000 sit in clear buyer's-market territory with roughly 10 months of supply.
Orlando
Central Florida is the value play: Orange County medians near $444,000, Seminole near $395,000, with inventory up and a cooling, more balanced market than the pandemic boom.
The International and Luxury Market
Miami is the number-one U.S. market for international home buyers, and it shows. Roughly one in five U.S. international home sales happens in Florida, and about half of those are in the Miami metro. International buyers have accounted for about 10 percent of South Florida's closed-sale dollar volume in recent years, five times the U.S. national figure, and in 2024 they bought roughly $3 billion of South Florida real estate. Add heavy out-of-state migration from high-tax states like New York, California, and New Jersey, and about a third of Miami-area closed sales now close in cash.
That shapes the market in practical ways. Cash transactions are less sensitive to mortgage rates, so the top of the market keeps moving even when rates rise. The luxury segment runs on waterfront properties, condo towers, and neighborhoods like Brickell, Coral Gables, Coconut Grove, and Miami Beach, where foreign buyers compete for the same buildings as domestic ones. Eddy Vieira has built his career in exactly this arena, representing luxury and international properties in English, Spanish, and Portuguese, and that trilingual fluency is why his international clients keep returning.
Orlando: The Second Market Eddy Covers
A lot of New Jersey families weigh Orlando in the same move, and Eddy serves it across Orange, Seminole, Osceola, and Lake Counties. Orlando's market has cooled from its pandemic spike into a balanced one: citywide medians near $415,000, Orange County near $444,000, and Seminole near $395,000, with inventory up about 25 percent and homes sitting longer. That means more choices and more room to negotiate while the theme-park economy and growing healthcare, tech, and logistics hiring keep the job market humming.
The neighborhood map is different from the coast: Lake Nona's master-planned wellness community with its own medical city, Winter Park's historic tree-lined streets and Park Avenue, and Celebration's storybook downtown. For retirees, remote workers, and families who want the Florida lifestyle at a lower price point than the coast, Orlando is often the smarter number, and Eddy can show both sides of the state in the same trip.
The Tax Math: No Income Tax, but Read the Property Bill
Florida's income tax is simple: there is none. No state tax on wages, pensions, Social Security, interest, or dividends, which makes retirement income planning notably cleaner than New Jersey's system. The state makes up revenue with a 6 percent sales tax plus county surtaxes, pushing the total to about 7 percent in Miami-Dade and Broward and about 6.5 percent in Orange County, and with property taxes that are meaningfully lower than New Jersey's near-2 percent effective rate.
What newcomers must know: file the homestead exemption with the county property appraiser, by March 1 to count for that tax year, and your primary residence's assessed value is then capped by Save Our Homes, so it can rise no more than 3 percent or the inflation rate, whichever is lower (the 2026 cap is about 2.7 percent), no matter how fast the market moves. The exemption removes up to $50,000 of assessed value, and Florida even lets homeowners "port" accumulated cap savings to a new primary residence when they move within the state. The catch: the cap resets to market value for the new owner at purchase, so your first-year tax bill is the real number to budget.
Getting Around: Airports, Brightline, and the Daily Drive
South Florida is served by three world-class airports, and the new rail option changes the calculus. Miami International Airport (MIA) is the gateway for international flights, Fort Lauderdale-Hollywood International (FLL) is a big low-fare and domestic hub about 21 miles north that South Jersey families fly into all the time, and Orlando International (MCO) anchors Central Florida with Brightline's Orlando station sitting right at the terminal.
Brightline highspeed rail now runs Orlando to Miami in about 3.5 hours, with stops at Fort Lauderdale and Aventura among its South Florida stations and up to 30 round trips a day. That makes the Orlando-Miami corridor practical without a plane. In the metro, Miami-Dade Metrorail and the free Metromover cover downtown and the core, Tri-Rail commuter rail runs roughly 72 miles through Miami-Dade, Broward, and Palm Beach counties connecting to both airports and Metrorail, and everyone drives: I-95 runs the whole coast, the Florida Turnpike bypasses the urban cores, and a car is essential for Kendall, Pinecrest, Hollywood, and the suburban towns. The honest advice: choose your town around where you work and test the drive at real rush hours before you commit.
Where Families Look
South Florida has no single center, and each pocket has its own personality, price range, and pace. Here is the map for Jersey families deciding where to land, starting with the Miami core and the neighborhoods Eddy works daily.
Downtown Miami
The financial district, with the AmericanAirlines Arena, the Pérez Art Museum, and a growing tower skyline, anchored by the Metromover and Brightline's MiamiCentral station.
Brickell
Miami's banking and finance district and its densest condo corridor, with high-rise living, a wall of towers on the bay, and some of the region's best walkability.
Coral Gables
The planned Mediterranean-style city with tree-lined boulevards, the University of Miami, Miracle Mile and Giralda Plaza dining, and some of South Florida's most sought-after single-family streets.
Coconut Grove
Miami's oldest neighborhood, a walkable bayside village of banyan trees, waterfront parks, CocoWalk, and a relaxed, bohemian balance of condos and classic single-family homes.
Wynwood
The arts district famous for the Wynwood Walls murals, galleries, breweries, and a red-hot market of townhomes and new construction minutes from the design district and downtown.
Miami Beach
Oceanfront condo towers, the historic Art Deco district, and Lincoln Road, the island's luxury market with some of the highest prices and the highest insurance and HOA bills in the region.
Fort Lauderdale (Las Olas)
Las Olas Boulevard's boutiques and restaurants, the Intracoastal waterfront, and a canal-lined city that has become a downtown in its own right, minutes from the beach and FLL.
Hollywood
A Broward beach town with a walkable historic downtown, the Broadwalk along the beach, and more affordable single-family stock than its neighbors to the south.
Aventura
The planned city on the Broward-Miami-Dade line built around Aventura Mall, with dense condo living, golf and country clubs, and a Brightline station at its door.
Farther west, Kendall and Pinecrest deliver the family side of Miami-Dade: Pinecrest with its estate lots, top-rated schools, and million-dollar single-family homes, and Kendall with more attainable prices, newer construction, and the suburbs that so many South Jersey families settle into. In Orlando, the shortlist is Lake Nona (the master-planned wellness community with its own medical city), Winter Park (historic brick streets, Park Avenue, and strong schools), and Celebration (the storybook downtown), all of which Eddy covers with the same care as the coast.
How Do the Schools Work?
Two of the largest school districts in the country anchor the region. Miami-Dade County Public Schools is the third-largest district in the United States, with hundreds of thousands of students across more than 400 schools, and Broward County Public Schools is the sixth-largest, serving Fort Lauderdale, Hollywood, and the surrounding communities. Districts run the traditional address-based model New Jersey families already understand, with magnet and charter programs as options, so the exact boundary for the house matters more than the town's name, and the same house-hunting homework applies.
Higher education is a genuine strength: the University of Miami sits in Coral Gables as the state's leading private research university, Florida International University in Miami-Dade enrolls tens of thousands of students and anchors the public side, and Nova Southeastern University in Davie serves the Fort Lauderdale metro. Orlando families look to the University of Central Florida, one of the largest universities in the country, just east of the city. For parents, the honest advice is the same as everywhere: verify the feeder pattern for the exact address before you make an offer, and that is exactly the homework Eddy does with every buyer before they commit.
Weather: What South Florida Actually Feels Like
Winters are the reward: January highs in the mid-70s in Miami and low 70s in Orlando, with almost no freezing weather anywhere in the region. Summers are the trade: hot and humid, with heat index readings regularly past 95, afternoon thunderstorms that roll in almost daily from June into September, and air conditioning that runs for ten months of the year. Rain totals run 50 to 60 inches a year in South Florida, most of it falling in the afternoon storms of the warm season.
Hurricane season officially runs June 1 through November 30, and it is a planning reality, not a scare story: every coastal family keeps a stocked kit, watches the forecast, and knows their flood zone. Because flood and storm surge risk is real in low-lying areas, flood insurance is a separate policy from homeowners coverage, and many lenders require it in designated zones. Know your exact FEMA flood zone before you make an offer, not after, and take wind-mitigation features (roof age, shutters, impact glass) seriously, because they drive both your insurance quote and your storm safety.
Life After the Move: Beaches, the Everglades, and the Bay
The recreation calendar is the point of the move. South Beach, Fort Lauderdale beach, and Hollywood's Broadwalk give you ocean access year-round, Biscayne Bay and the Intracoastal Waterway are made for boating and paddleboarding, and the Everglades, a two-million-acre subtropical wilderness at Miami's doorstep, offers airboat rides, kayak trails, and wildlife you will not find anywhere in New Jersey. PortMiami is the world's busiest cruise port, with Port Everglades in Fort Lauderdale close behind, so weekend or week-long cruises are a default plan rather than a vacation.
Culturally, South Florida is one of the most dynamic metros in the country. Little Havana's Calle Ocho, the Wynwood Walls, the Pérez Art Museum, and a Latin music and food scene that is genuinely world-class make the calendar as rich in the arts as in the outdoors, and Orlando adds theme parks, the arts district, and Lake Eola to the mix. For a family used to New Jersey's pace, it is a lot to discover, and the good news is the discovery is the fun part.
Moving Tips for NJ-to-FL Movers
The practical checklist for a Jersey-to-Florida move is short but important. Register your vehicles and get a Florida driver license within 30 days of establishing residency (no annual safety inspection in Florida), transfer your insurance, and update your address with the post office, banks, and New Jersey's MVC as a former state. On taxes, there is no Florida state income tax, but make sure you actually cut New Jersey income sources or the Garden State can still tax that income.
On the home itself: shop homeowners insurance before you make an offer, because Florida premiums are the highest in the country and roof age, wind mitigation, and flood zone drive the quote far more than in New Jersey. Plan for flood insurance as a separate policy, especially in flood and storm surge zones. File the homestead exemption with the county property appraiser by March 1 of your first eligible year to start the Save Our Homes cap, and assemble a hurricane kit (water, batteries, chargers, documents) before June 1, not in September. Finally, confirm your doctors and specialists are covered by your insurer's Florida networks, because the shift from New Jersey carriers to Florida plans is real and worth checking before you need care.
