Relocating from New Jersey to the Delaware Coast (Lewes, Rehoboth & Sussex County)

A practical guide for South Jersey families moving to the Delaware coast: no sales tax, low property taxes, today's Sussex County housing market, schools, commutes, weather, recreation, and the trusted agent to call once you land in the First State.

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to the Delaware coast, the stretch of Sussex County anchored by Lewes, Rehoboth Beach, Dewey Beach, Bethany Beach, Fenwick Island, Milton, Millsboro, and Georgetown. The move changes the math on taxes, home prices, winter weather, and everyday life, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to the Delaware coast, I hand them to someone I trust completely: Brian Beck, a Broker and REALTOR with eXp Realty operating as DE Coast Homes, serving Lewes, Rehoboth Beach, Millsboro, Milton, and Sussex County. Brian is one of the first names in my Trusted Agent Network on the Delaware side of the map.

Here is how the cost picture compares, what today's Sussex County housing market looks like, what Delaware taxes really mean for your budget, how the commutes work, where families land, how the schools run, what the weather is really like, and a few moving tips that save newcomers real money. Then I will introduce you to Brian directly.

Why Families Move to the Delaware Coast

The biggest financial driver is tax relief. Delaware has no state or local sales tax at all, one of only five states in the country, where New Jersey charges 6.625 percent on most purchases. Property taxes run an effective rate near 0.5 percent against New Jersey's roughly 1.9 percent, among the highest in the nation, and the difference on a $500,000 home is typically several thousand dollars a year. Delaware also does not tax Social Security benefits, and it has no inheritance tax and no state estate tax, so spouses and children owe nothing, a quiet comfort for families with property to pass along.

The second driver is distance. Cape May sits about 17 miles across Delaware Bay, and the Cape May-Lewes Ferry makes the crossing in about 85 minutes year-round, so South Jersey families can hold onto weekend ties to the Shore without a long land route around the bay.

The third driver is lifestyle value. Beaches and bays, milder winters, boating on the Lewes & Rehoboth Canal, golf and 55+ communities, and a retiree-friendly pace make the coast a full-season place rather than a summer rental. The same budget that buys a starter home in Burlington County often buys a larger home on a bigger lot in Sussex County, and retirees keep more of every paycheck.

Keep More of What You Earn

No sales tax, Social Security untaxed by the state, and no inheritance tax for spouses and children, with effective property tax rates near 0.5 percent against New Jersey's roughly 1.9 percent.

A Direct Crossing from Cape May

The 17-mile Cape May-Lewes Ferry runs year-round in about 85 minutes with cars, RVs, bikes, and walk-ons, keeping the coast genuinely close to South Jersey.

A Year-Round Coastal Lifestyle

Mild winters, ocean breezes, bayside boating, golf communities, and active-adult neighborhoods make the Delaware coast a full-season home, not just a summer getaway.

Today's Housing Market

The Sussex County market cooled into late 2025 but stayed active. County-wide median sale prices have run roughly $435,000 to $460,000 in recent readings, and the days of bidding frenzies have eased: more inventory, longer days on market, and buyers who are pre-approved, selective, and ready to move quickly are the ones who win well-priced homes.

The price ladder tells the story of the coast. Rehoboth Beach medians have run near $760,000, with Dewey Beach a small, pricey market from roughly $775,000 into the millions and Bethany Beach oceanfront homes clearing $1 million. Fenwick Island median closes have been near $1.27 million, the top of the beach ladder. Lewes has run about $590,000 to $640,000, Milton about $500,000 to $570,000, and Millsboro a more approachable $430,000 to $440,000, with Georgetown, the county seat, near $385,000. Same county, very different price points, and Brian works all of them daily.

For buyers, the practical takeaway is preparation. Beachfront inventory is thin and seasonal, so the strongest offers come with pre-approval in hand and a clear read on flood zones and school boundaries. That is also where Brian's seller-specialist discipline helps: he knows what a coastal home is really worth before you write an offer, and he reads the market with a local's precision.

What Delaware Taxes Really Look Like

This is the section most New Jersey movers read twice, because it is genuinely good news. Delaware charges no sales tax, state or local, so the 6.625 percent New Jersey adds to nearly every purchase disappears at the register, including on cars, furniture, appliances, and the big-ticket buys that come with a move.

Property taxes are the other headline. Delaware's effective rate runs about 0.43 to 0.61 percent, among the lowest in the country, against New Jersey's roughly 1.88 percent, the highest. On a $500,000 home that is typically $5,000 or more in annual savings, worth real money on a fixed retirement budget. Delaware does not tax Social Security benefits either, and it has no inheritance tax at all, so spouses and children owe nothing when you pass property along, with no state estate tax to plan around.

The honest caveats: Delaware does have a graduated personal income tax (with brackets up to 6.6 percent), and town property tax rates vary, so the exact bill depends on the address. Run the numbers for your situation with Brian before you commit, and remember that your tax rate only matters on a house you love.

Property Tax

Effective rates near 0.43 to 0.61 percent against New Jersey's roughly 1.88 percent, typically $5,000 or more a year less on a $500,000 home. Exact bills vary by town.

Sales Tax

None. Delaware is one of only five states with no state or local sales tax, against New Jersey's 6.625 percent on most purchases.

Retirement & Estates

Social Security is not taxed by the state, and Delaware has no inheritance tax and no state estate tax, so spouses and children owe nothing.

The Commute Reality

The coast is carved by Delaware Route 1, which runs 102 miles from Fenwick Island north to the I-95 corridor near Newark. North of Dover it becomes the Korean War Veterans Memorial Highway, a limited-access expressway built to interstate standards that is the primary road between the beaches and Wilmington and Philadelphia. To reach Lewes, drivers turn east on US Route 9 (Savannah Road) at Five Points, and US 9 continues across the bay through New Jersey.

For Shore people, the ferry is the shortcut. The Cape May-Lewes Ferry crosses Delaware Bay in about 85 minutes year-round, carrying cars, RVs, bikes, and walk-ons since 1964, with DART Route 204 linking the Lewes terminal to Lewes and Rehoboth. Flying is easiest out of Philadelphia (PHL), Baltimore (BWI), or Wilmington (ILG), while Sussex County Airport in Georgetown, now branded Delaware Coastal Airport, serves private and corporate jets about 15 minutes from the beaches. Amtrak's Wilmington Station, about 90 miles north on the Northeast Corridor, offers Acela and Northeast Regional service plus SEPTA connections to Philadelphia. In July and August, the Route 1 beach stretch gets genuinely busy, so locals plan errands around the crowds and make the ferry reservation ahead on long weekends.

Where Families Look

Sussex County spreads from the oceanfront resort towns to historic river communities and fast-growing inland towns, each with its own pace, schools, and price range. Brian knows every one of them personally and matches your budget, commute, and lifestyle priorities to the right town quickly. Here is the map for Jersey families deciding where to land.

Lewes

The First Town in the First State: a walkable historic district, the Cannonball House and Overfalls lightship museums, and a working waterfront on the Lewes & Rehoboth Canal with marinas, charters, and the ferry terminal.

Rehoboth Beach

The coast's most famous boardwalk: a mile of family-friendly beach and dining, tax-free outlet shopping at Tanger, and a lively summer scene with medians near $760,000.

Dewey Beach

A compact beach town between Rehoboth and Bethany with a young, energetic summer personality and bay-side sunsets, in a small inventory from roughly $775,000 into the millions.

Bethany Beach

The quietest of the big beach towns: family-oriented with bandstand concerts on the boardwalk, and oceanfront and canal homes that typically clear $1 million.

Fenwick Island

The southernmost of Delaware's Quiet Resorts on the Maryland line: uncrowded beaches, the Fenwick Island State Park, the 1859 lighthouse, and median closes near $1.27 million.

Milton

A historic river town on the Broadkill with restored Victorians, breweries, and festivals, minutes from Lewes and Rehoboth, with Junction & Breakwater Trail access and values around $500,000 to $570,000.

Millsboro

Sussex County's fastest-growing inland town, with new construction, the Independence 55+ community, Plantation Lakes Golf & Country Club, and approachable values around $430,000 to $440,000.

Georgetown

The county seat and most affordable coastal-adjacent option near $385,000, home to Sussex Technical High School and the Delaware Coastal Airport, with easy routes across the county.

How Do the Schools Work?

Two big K-12 districts cover the coast, exactly the address-based system New Jersey movers already understand. The Cape Henlopen School District serves Lewes, Rehoboth Beach, Milton, and the surrounding cape region, roughly 6,500 students across 10 schools, and is one of Delaware's fastest-growing districts, home to the Sussex Consortium, a nationally recognized program supporting students with autism from across the county. The Indian River School District covers southeastern Sussex County, including Millsboro, Bethany Beach, Fenwick Island, Georgetown, Ocean View, and Selbyville, about 10,800 students across 16 schools, the fourth-largest district in the state by enrollment and its geographically largest non-technical district at more than 360 square miles.

For older students, Sussex Technical High School in Georgetown is the county's only full-time comprehensive technical high school, admitting students by lottery: each year more than 800 eighth-graders apply for roughly 350 openings across 18+ programs, from automotive to culinary to health sciences, with industry certifications earned before graduation. The honest advice: research the exact boundary for the address you are considering before you make an offer, and confirm your options with the district. That is exactly the homework Brian does with every buyer before they commit, and it is why out-of-state families find him so valuable.

Weather on the Delaware Coast

Winters are the honest upgrade for Jersey movers. Rehoboth Beach averages about 12 inches of snow a year against 25 to 30 inches across much of New Jersey, January is the coldest month with daytime highs near 45 degrees, and accumulations rarely last long before a mild spell melts them. Summers are warm but rarely punishing: July highs run about 84 to 86 degrees, and afternoon sea breezes keep the beach noticeably cooler, often 10 to 15 degrees below inland Delaware readings.

The one thing to know is hurricane awareness. Atlantic hurricane season runs June 1 through November 30, and while Delaware has not taken a direct hurricane-force hit in recorded history, only two storms since 1851 have even brought hurricane-force winds, it is the lowest-lying state in the country, so storm surge, coastal flooding, and rip currents are the real risks when tropical systems pass nearby. Newcomers should know their evacuation zone through PrepareDE.org before a storm threatens, and flood insurance is a conversation every coastal buyer should have early.

Recreation and Everyday Life

The state parks are the crown jewels. Cape Henlopen State Park in Lewes spreads over 5,450 acres where Delaware Bay meets the Atlantic, with six miles of shoreline, the Great Walking Dune, a WWII observation tower, Fort Miles, Gordon's Pond, and a fishing pier. Delaware Seashore State Park stretches between Dewey Beach and the Indian River Inlet with 6.5 miles of ocean and 20 miles of bay shoreline, surf fishing, camping, and the inlet's famous angling. Between them, the Junction & Breakwater Trail is a roughly six-mile crushed-stone rail trail linking Lewes to Rehoboth along the park's western edge, perfect for bikes and strollers.

Everyday life fills in the rest. Boaters keep slips and charters at the Lewes marinas on the canal, the Historic Lewes Farmers Market runs summer Saturdays in George H.P. Smith Park with produce, baked goods, and crafts from local farms, golf courses and active-adult clubhouses dot the county, and Tanger Outlets in Rehoboth turns Delaware's tax-free status into year-round shopping.

Parks & Shorelines

Cape Henlopen and Delaware Seashore State Parks deliver beaches, dunes, fishing, camping, and history within 15 minutes of most coastal homes.

Trails & Inlets

The Junction & Breakwater Trail runs six miles between Lewes and Rehoboth, and the Indian River Inlet anchors some of the best surf fishing on the East Coast.

Marinas, Markets & Outlets

Lewes harbor is a working waterfront of slips and charters, summer Saturdays bring the Historic Lewes Farmers Market, and Tanger Outlets shop tax-free.

Practical Moving Tips for NJ-to-DE Movers

Time your big purchases after you move: with no sales tax in Delaware, a new car, appliances, or furniture bought after your move saves the 6.625 percent New Jersey would have charged. Have your property tax estimate in hand before you make an offer, because the savings are real but town rates vary. Car insurance is often comparable and sometimes cheaper than New Jersey's, but it varies by driver, so shop quotes before you move, and note that Delaware requires proof of insurance before you can register your car.

Delaware gives new residents 60 days to transfer their driver license and register their vehicles; you will surrender your New Jersey license, and any address change must be reported to the DMV within 30 days. And on the coast, flood insurance deserves an early conversation: standard homeowners policies exclude flood damage, any federally backed mortgage in a high-risk zone (AE and VE along the coast) requires a separate policy, typically through the National Flood Insurance Program and sold by local agents, and even outside mapped zones coverage is available. Brian reviews the flood zone and elevation for every coastal property before his buyers commit, which is exactly the kind of honest guidance that makes the move feel safe.
