The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Greater Houston and the Dallas-Fort Worth area, two booming Texas metros served end to end by SharCom Realty Group, a full-service team led by owner-broker Sharon Yeary with offices in Houston, Katy, Southlake, and North Richland Hills. The move changes the math on home prices, income taxes, property taxes, sales tax, weather, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Texas, I hand them to a team I trust completely: SharCom Realty Group, a full-service brokerage serving Greater Houston, including Katy, Richmond, and Sugar Land, and the Dallas-Fort Worth area, including Southlake and North Richland Hills. SharCom is one of the first names in my Trusted Agent Network on the Texas side of the map.
Here is how the cost picture compares, what Texas taxes really look like, where today's housing market stands in both metros, how the schools work, what commuting feels like, and what newcomers must know about Texas weather and daily life. Then I will introduce you to SharCom directly.
~20%
Texas runs roughly 20 percent cheaper than New Jersey overall on most cost-of-living indexes, with housing the biggest gap
0%
Texas state income tax: none at all, against New Jersey's graduated brackets that climb to 10.75 percent
$350-400K
Typical Katy and North Richland Hills home values, against New Jersey statewide medians around $450,000 and up
~8.25%
Combined sales tax in most Houston and DFW cities, above New Jersey's 6.625 percent, on lower overall bills
Why Families Move to Greater Houston & DFW
The biggest financial driver is the cost of living. New Jersey runs roughly 17 to 26 percent more expensive than Texas overall depending on the index, with cost-of-living scores near 116 for New Jersey against about 93 for Texas. The gap shows up in the single biggest line item most families have: the monthly mortgage payment. New Jersey's typical home value sits near $450,000 to $510,000 and up, while Texas statewide medians run closer to $300,000 to $330,000, and the two metros SharCom serves deliver exactly that value at every price point.
The second driver is taxes. Texas has no state income tax at all, no tax on wages, pensions, retirement income, interest, or dividends, against New Jersey's graduated system that climbs to 10.75 percent. Texas does lean harder on property taxes than most states, but those rates apply to far lower home values, and the homestead exemption plus a taxpayer-friendly protest process soften the bill. Add it up and most families keep thousands more of every paycheck in Texas.
The third driver is opportunity. Houston anchors the energy industry, the Texas Medical Center, the nation's largest port complex, and a world-class dining and museum scene. Dallas-Fort Worth is one of the fastest-growing metros in the country, drawing corporate relocations, technology campuses, and logistics hubs. Two metros, two distinct economies, and one full-service team that works both of them.
Keep More of What You Earn
Texas has no state income tax on wages, pensions, retirement income, interest, or dividends, against New Jersey's brackets climbing to 10.75 percent. Social Security is never taxed by the state either.
Two Booming Metros
Houston's energy, medical, and port economy and DFW's corporate, tech, and logistics boom give families two distinct job markets with steady demand and strong resale potential.
More Home for the Money
Katy and North Richland Hills deliver family homes in the $350,000 to $400,000 range, while Southlake's $1.3 million market buys a top-tier home in one of Texas's most famous school districts.
The Costs People Forget
Texas property taxes are the trade for having no income tax, and they are real. The effective rate runs about 1.24 to 1.60 percent of home value against New Jersey's roughly 1.88 to 2.23 percent, so on a percentage basis Texas is cheaper, and on a dollar basis the gap is far wider because it applies to a lower purchase price. The catch: Texas has no state cap on how much a bill can grow, so the appraisal district's value drives your taxes every year.
The homestead exemption is your first line of defense. Texas voters raised the school-tax homestead exemption to $100,000 in 2023 and approved an increase to $140,000 for the 2026 tax year, and counties and cities may add their own exemptions of up to 20 percent. You have to file it with your county appraisal district, and it applies to your primary residence only. If you believe your home is overvalued, you can protest the appraisal every year: review the notice, file a written protest by May 15 or within 30 days of the notice, attend an informal meeting, then a formal Appraisal Review Board hearing, and appeal further to district court, binding arbitration, or the State Office of Administrative Hearings if needed. It is free to file, and most homeowners can do it themselves or with help.
Sales tax is 6.25 percent at the state level, and local options push most Houston and DFW purchases to about 8.25 percent, above New Jersey's 6.625 percent. Groceries are mostly exempt, which trims the weekly food bill, and Texas has no state inheritance or estate tax. Budget the sales tax, file the homestead exemption, and know your protest rights before you buy.
Property Tax
Effective rates near 1.24 to 1.60 percent on lower home values, with a homestead exemption now shielding $100,000 to $140,000 of school-tax value on your primary residence.
Income & Sales Tax
No state income tax on wages, pensions, or retirement income. State sales tax is 6.25 percent with local options near 8.25 percent, and groceries are mostly exempt.
Protests & Exemptions
File your homestead exemption with the county appraisal district, and you can protest your appraisal every year through an informal meeting, an ARB hearing, and beyond at no cost.
Today's Housing Market
The Houston suburbs SharCom serves are in a balanced market. Katy's average home value runs around $351,000 with median sale prices near $350,000, flat to slightly down year over year. Sugar Land sits higher at roughly $456,000 in average value with medians near $475,000, and Richmond runs about $381,000 with medians near $395,000. Homes in the best Katy and Fort Bend school zones still move quickly, so pre-approval and a clear list of priorities matter.
The DFW side is a two-tier story. Southlake is a resilient luxury market: average home values around $1.31 million with median sale prices from $1.3 million to $1.37 million, very competitive, with homes going pending in a week or two in the best neighborhoods. North Richland Hills is the value play, with average values around $368,000 and medians from $390,000 to $410,000, modestly up and competitive as one of northeast Tarrant County's most affordable suburbs. Both metros reward buyers who are ready: pre-approved, clear on schools, and willing to move quickly on the right home.
The suburbs-versus-city question is the same in both metros. The suburbs deliver master-planned amenities, pools, trails, and top school districts; the cities deliver walkable neighborhoods, dining, museums, and nightlife. SharCom works both sides and will match your commute, your budget, and your school priorities to the right community.
The Commute Reality
Houston is a car city with a big airport advantage. George Bush Intercontinental (IAH) sits about 22 miles north of downtown, with METRO's nonstop 500 IAH Downtown Direct bus and the 102 Bush IAH Express connecting the airport to the core, while Hobby (HOU) serves the south side. METRORail's Red, Green, and Purple lines link downtown, NRG Park, the Museum District, and the Texas Medical Center, and the Grand Parkway, SH-99, is the roughly 105-mile tolled outer loop that connects the suburbs without entering downtown. I-10, the Katy Freeway, is the spine for Katy commuters, widened to as many as 26 lanes, and it is still one of the most congested stretches in Texas at peak, so test your drive at real rush hours before you commit.
Dallas-Fort Worth pairs two major airports with the region's biggest rail network. DFW International is one of the busiest airports in the world and sits on DART's Orange Line, and Dallas Love Field is the close-in alternative. DART light rail covers more than 90 miles across Dallas, and the DFW freeway network, I-35W, I-635, the President George Bush Turnpike, and the Dallas North Tollway, moves the region, with real congestion at peak. Texas traffic is a fact of life in both metros, so choose your town based on where you work and where the kids go to school, not just the price of the house.
Where Families Look
SharCom's communities span both metros, and each one has its own schools, its own pace, and its own price range. Here is the map for Jersey families deciding where to land.
Katy
The I-10 corridor's family powerhouse with award-winning Katy ISD schools and master-planned communities like Cinco Ranch and Bridgeland, typical values around $351,000.
Richmond
A fast-growing Fort Bend County town along US-59 and the Grand Parkway with newer construction, Fort Bend ISD schools, and typical values around $381,000.
Sugar Land
An established, diverse city with mature tree-lined neighborhoods, the First Colony and Riverstone master plans, Fort Bend ISD, and typical values around $456,000.
Southlake
The DFW luxury anchor with upscale neighborhoods, the open-air Southlake Town Square, and Carroll ISD, one of the most decorated districts in Texas, typical values around $1.31 million.
North Richland Hills
Northeast Tarrant County's affordable suburb with Birdville ISD and Keller ISD school options, easy access to I-35W and DFW Airport, and typical values around $368,000.
City Living
Houston's Rice Village, Museum District, and Heights, and Dallas's Uptown, Knox-Henderson, and Bishop Arts, for buyers who want walkable city energy instead of a suburban yard.
How Do the Schools Work?
School quality is a top reason Jersey families pick these metros, and the districts are genuinely strong. Katy ISD runs roughly 80 schools and is consistently rated among the best districts in the Houston area, anchored by Cinco Ranch, Seven Lakes, and Tompkins high schools. Fort Bend ISD, with about 85 schools, serves Sugar Land and Richmond, including the acclaimed Clements and Travis high schools. In Southlake, Carroll ISD is one of the most decorated districts in Texas, with Carroll Senior High routinely ranked among the top public high schools in the country.
Around North Richland Hills, Birdville ISD and Keller ISD both serve parts of the city, so the exact address decides the district. The mechanics are exactly what New Jersey movers already understand: your address sets your school, and district boundaries matter more than ZIP codes, so the exact feeder pattern for the house matters more than the neighborhood's name. Higher education is deep too: Texas A&M in College Station, the University of Houston with campuses in Sugar Land and Katy, SMU in Dallas, and TCU in Fort Worth are all within reach. That is exactly the homework SharCom does with every buyer before they commit, and it is why out-of-state families find the team so valuable.
Weather and Newcomer Tips
The weather is the biggest lifestyle change for Jersey families, and it is mostly good news. Houston is humid subtropical: long, hot, humid summers with July highs near 94 degrees, mild winters with January lows around 41, about 52 inches of rain a year, and no snow shoveling. The trade is hurricane awareness, with tropical season running June through November, so know your flood zone and carry flood insurance where it is needed. North Texas runs hotter and drier with more severe weather: strong thunderstorms and hail season peak from March through June, and occasional winter ice storms remind everyone that Texas winter is still real.
Newcomer tips: register your vehicles within 30 days of moving and get your Texas driver license, and note that as of 2025 non-commercial vehicles no longer need a safety inspection, though emissions checks still apply in Harris, Dallas, and Tarrant counties. Shop the deregulated electricity market, ERCOT, for your power plan, because summer cooling bills are the big line item and winter heating is cheap. Quote homeowners insurance before you make an offer: Texas is the nation's hail-claim capital, and many policies carry a separate wind-and-hail deductible, often 1 to 2 percent of dwelling coverage, with roof payment schedules tied to roof age. Confirm your doctors are in your insurer's Texas network, and get mortgage pre-approval early, because the best school zones in both metros are competitive.
Lifestyle and Recreation
Both metros are built for year-round outdoor life. Houston families drive about 50 miles down I-45 to Galveston's Gulf beaches in under an hour, and closer to home there is Buffalo Bayou Park, Memorial Park, and the Museum District, with Rice Village for shopping and dining. DFW families have Southlake Town Square, the original Six Flags Over Texas in Arlington, and two big Corps of Engineers lakes, Lake Lewisville at about 30,000 acres and Lake Grapevine with roughly 60 miles of shoreline, both minutes from the suburbs.
The pro sports calendar is unmatched: the Texans and Astros and Rockets in Houston, and the Cowboys, Mavericks, Rangers, and Stars in DFW. Texas barbecue is a weekend religion in both metros, festivals fill the calendar year-round, and golf and youth sports culture are woven into the master-planned communities, where swim teams, baseball, and soccer leagues are part of the neighborhood package.
Gulf Coast Weekends
Galveston's beaches are about 50 miles and under an hour from Houston, with Buffalo Bayou Park and Memorial Park for everyday escapes closer to home.
Sports Year-Round
Texans, Astros, and Rockets in Houston; Cowboys, Mavericks, Rangers, and Stars in DFW. Plus youth sports leagues woven into every master-planned community.
Lakes, BBQ & Festivals
Lake Lewisville and Lake Grapevine for boating, Six Flags Over Texas for the kids, and a Texas barbecue and festival scene that fills every season.
