The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Northwest Indiana, the Lake and Porter County region anchored by Crown Point, Munster, Schererville, Dyer, St. John, and Highland, about 45 to 55 miles southeast of downtown Chicago. The move changes the math on home prices, income taxes, property taxes, winter, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to the Calumet Region, I hand them to someone I trust completely: Liz Rytel-Mudroncik, Associate Real Estate Broker with Better Homes and Gardens Real Estate and the founder of reaLIZstate in Crown Point. Liz is one of the first names in my Trusted Agent Network on the Indiana side of the map.
Here is how the cost picture compares, what Indiana taxes really look like, where today's housing market stands, how the schools work, what commuting and flying feel like, what the dunes and the beaches add to daily life, and what newcomers should know about four seasons of Hoosier weather. Then I will introduce you to Liz directly.

Why Families Move to Northwest Indiana
The biggest financial driver is the cost of living. Indiana's overall cost-of-living index runs right around 91 against New Jersey's roughly 115, a gap of about 21 percent, and housing widens it further. New Jersey housing costs run well above the national average while Indiana's run below it, so the same budget that buys a starter home in a South Jersey suburb buys more square footage, a bigger lot, and often a garage and fenced yard in the Crown Point corridor.
The second driver is housing value in a market with real momentum. Lake County's median home value sits near $296,000, while the towns families actually want, Crown Point, Munster, Schererville, Dyer, and St. John, cluster between roughly $290,000 and $440,000 depending on the source and the town. Homes in Northwest Indiana sell fast, often in about 18 days, which tells you demand is real. Compared with the Chicagoland suburbs, where comparable homes cost meaningfully more, and with New Jersey statewide medians near $450,000 and up, the corridor reads as strong value with access to the same regional economy.
Keep More of What You Earn
Indiana's flat income tax sits near 3 percent and is dropping, a fraction of New Jersey's graduated brackets that climb to 10.75 percent, on top of a cheaper overall cost of living.
A Market With Real Momentum
Homes across Lake and Porter Counties sell in about 18 days on average and prices have climbed steadily, driven by buyers priced out of Chicagoland and drawn by the corridor's schools and space.
Chicago's Affordable Neighbor
Downtown Chicago is about an hour away, with South Shore Line rail options for commuters. The corridor delivers Midwestern space, top-rated schools, and the dunes at a fraction of the cost.
The Costs People Forget
Indiana taxes income at a single flat rate, 3.0 percent for 2025, 2.95 percent for 2026, with another cut to 2.9 percent already scheduled, plus a small county income tax that varies by county. New Jersey, by contrast, taxes wages on a graduated scale that climbs to 10.75 percent. For a household earning a solid two-income salary, the Indiana rate difference is worth thousands of dollars every single year, and it compounds.
Property taxes are the good news, and the honest news. Indiana's constitution caps the total property tax bill on your primary home at 1 percent of gross assessed value, with a 2 percent cap on other residential property and 3 percent on business property, applied automatically as a credit. On top of the cap, the standard homestead deduction removes the lesser of $48,000 or 60 percent of your assessed value before taxes are calculated, but you have to file it with the county auditor, so make that the second call after you close, not a someday task. New Jersey's effective property tax rate is routinely among the highest in the country, so for most movers this is the single biggest monthly bill that quietly shrinks.
Income Tax
A flat Indiana rate near 3 percent, already at 2.95 percent for 2026 and headed to 2.9 percent, beats New Jersey's graduated brackets topping 10.75 percent with one small county addition on top.
Property Tax
The constitutional caps hold your primary-home bill to 1 percent of assessed value, and the homestead deduction cuts the base further, but you must file it with the Lake County auditor after closing.
Winter & Cars
Heating and snow removal cost more than a South Jersey winter, winter tires help on lake-effect mornings, and new residents have 60 days to register vehicles and get an Indiana license at the BMV.
The Commute Reality
Most families drive. I-65 runs due north from Crown Point into Chicago's South Side, I-80/94, the Borman Expressway, cuts east-west across Lake County and ties the corridor to the Indiana Toll Road and the Stevenson Expressway, and I-90 carries you to the city's northern suburbs. Crown Point sits about 45 to 55 miles from the Loop, and the drive runs right around an hour when traffic cooperates, which is exactly why so many dual-income households choose the corridor over Chicago itself.
For downtown-Chicago jobs, the South Shore Line is the region's quiet superpower. The electrified commuter line runs from Millennium Station in the Loop out through Northwest Indiana, and in March 2026 the new Monon Corridor extension opened with its Munster/Dyer station, putting daily rail service within about 10 minutes of downtown Crown Point. Weekday rush hours run five trains into the city and five back, parking is free at most stations, and riders skip the Loop parking fees and the I-80/94 grind entirely. For flights, Gary/Chicago International Airport bills itself as Chicago's third airport with limited commercial service, mostly Allegiant flights to Florida, while O'Hare is roughly an hour away and Midway about 45 to 55 minutes when traffic behaves, both realistic day-of-travel options for the full menu of nonstops.
Where Families Look
The Crown Point to St. John corridor is where most moving families land, and each town has its own schools, its own pace, and its own price range. The thread through all of them: top-rated schools, larger lots than New Jersey suburbs, and a commute that keeps Chicago reachable. Liz works every one of these towns daily, matching budget, commute, and school priorities to the right community quickly, so the honest town-by-town map below is exactly the one she walks clients through in person.
Crown Point
The Lake County seat with a historic courthouse square, a lively downtown of shops and eateries, the county's top-rated schools, and median sale prices near $315,000, the corridor's most popular landing spot.
Munster
The corridor's prestige town, home to the No. 1 school district in Lake County and the region's highest home values near $380,000, with 200-plus-acre Centennial Park and its amphitheater, golf, and trails.
Schererville
Built around the US-30 retail corridor with every shop and restaurant you can name, median values near $360,000, and an easy jump to I-80/94 and I-65 for Chicago commuters.
Dyer
A family-friendly town on the Illinois state line with median sales near $288,000, quiet streets, good schools, and the new South Shore Line Munster/Dyer station about 10 minutes from downtown.
St. John
The corridor's priciest and fastest-growing town, with median sales near $440,000, the largest lots in the corridor, and the highly regarded Lake Central schools drawing move-up buyers.
Highland
Established, more affordable, and close to both the expressways and the Lake Michigan shoreline, with a mix of older ranch homes, newer builds, and quick access to Whihala Beach and the state line.
How Do the Schools Work?
Crown Point Community School Corporation and the School Town of Munster are consistently rated among the highest school districts in the state, and that reputation is the single biggest reason out-of-state families anchor on the corridor. Crown Point serves about 9,100 students across its elementary, middle, and high schools, carries an A on Niche, and ranks in the top tier of Indiana's 380-plus districts, with Crown Point High School landing in the top 50 in the state by U.S. News. Munster's smaller district earns an A-plus and is ranked the No. 1 school district in Lake County, with Munster High School in the top 10 high schools in Indiana by U.S. News.
St. John and Schererville feed Lake Central, another well-regarded district, while Dyer, Highland, and the surrounding communities carry their own solid systems. Indiana uses the same address-based assignment New Jersey movers already understand: the house sets the school, and the exact boundary for the address matters more than the town's name. That is exactly the homework Liz does with every buyer before they commit, and it is why out-of-state families find her so valuable.
Dunes, Beaches, Golf, and Parks
The crown jewel is Indiana Dunes National Park, which stretches 15 miles along the southern shore of Lake Michigan about half an hour from the corridor. Redesignated a national park in 2019, it holds more than 50 miles of trails through dunes, oak savannas, wetlands, and shoreline, and West Beach at the national park offers lifeguards, a bathhouse, and a proper sandy swim beach. Whihala Beach in Whiting and the Indiana Dunes State Park beach add more shoreline, giving residents Lake Michigan swimming without a Jersey Shore drive, price tag, or parking game.
Golf is a real local religion. White Hawk Country Club in Crown Point spreads across 36 holes of semi-private championship golf, Centennial Park in Munster pairs its municipal course with the amphitheater and trails, and Briar Ridge in Schererville anchors the private side. Family life runs on the county and town park systems: Lemon Lake and Deep River County Parks near Crown Point, Rohrman Park's downtown green, and 200-plus-acre Centennial Park in Munster with playgrounds, a dog park, and year-round programming. It is an outdoor calendar that fills every season instead of disappearing in August.
A National Park in the Backyard
Indiana Dunes National Park's 15 miles of Lake Michigan shoreline and 50-plus miles of trails are about a half hour from Crown Point, with lifeguarded beaches at West Beach.
36 Holes at White Hawk
Crown Point's White Hawk Country Club offers 36 holes of championship golf plus municipal courses and private clubs dotted across Munster, Schererville, and the corridor.
Parks in Every Town
Lemon Lake and Deep River County Parks, Rohrman Park downtown, and Munster's 200-plus-acre Centennial Park keep playgrounds, trails, and weekend events close to home.
Four Seasons and Newcomer Tips
Northwest Indiana runs a genuine four-season climate. Winters are cold and snowy, with January highs around 30 degrees and lows near 19, and the region sits squarely in the lake-effect snowbelt: Crown Point averages about 28 inches of snow a year, Lake County about 32, and when the wind sets up across Lake Michigan, bands can drop 2 to 4 inches an hour, so a snowblower and winter tires change the experience completely. Summers are warm and humid, similar in feel to South Jersey, with July highs near 82, but lake breezes and lower heat-index stretches keep many days milder than the muggiest Jersey Augusts, and fall delivers the best Midwestern color.
Newcomer tips: file your homestead deduction with the Lake County auditor shortly after closing, register your vehicles and get your Indiana license at the BMV within 60 days of moving, get pre-approved before you shop in a market that moves fast, and visit the corridor in both winter and summer, because the two seasons look like different states. Most out-of-state buyers focus on the Crown Point, Munster, and St. John corridors for good reason, and Liz reviews the tax picture, the school boundary, and the community fit with every buyer before they commit.
