The Short Version
This guide is for South Jersey families thinking about selling and moving to Virginia Beach and Hampton Roads, from the oceanfront and Town Center inside Virginia Beach to Ghent in Norfolk and Greenbrier in Chesapeake. The move changes the math on income taxes, property taxes, insurance, schools, and your daily drive, and knowing those differences before you list is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients head to the Virginia coast, I hand them to someone I trust completely: Terry Trexler, a REALTOR and Military Relocation Professional with Terry Trexler Homes at LPT Realty, a Marine Corps veteran and second-generation agent with more than 1,000 transactions over 24-plus years.
Below: the costs, the neighborhoods, the schools, the commutes, and what newcomers should know. Then I will introduce you to Terry directly.
~$404K

Effective property tax rate in Virginia Beach, far below New Jersey's roughly 2.2%
5.75%

~21 min
Typical one-way commute for the average Virginia Beach worker
Why Families Move to the Coast
The biggest financial driver is the tax trade. Virginia taxes income on a graduated scale from 2.00% to 5.75%, far below New Jersey's brackets that climb to 10.75%, and property taxes run about $0.97 per $100 of assessed value in Virginia Beach, an effective rate near 0.8% versus New Jersey's roughly 2.2%. On a comparable home, that difference saves thousands every year.
Housing value is the third reason. Median home sale prices in Virginia Beach sit around $404,000, often below what the same budget buys in Burlington County and South Jersey, and the overall cost of living runs close to the national average, a surprise for families expecting a coastal premium.
Keep More of Every Paycheck
A top rate of 5.75% instead of New Jersey's 10.75% top bracket, plus lower property taxes, means a permanent raise for most working families, with no estate or inheritance tax.
Beaches, Rivers, and a Longer Summer
Virginia Beach owns one of the country's great public beachfronts, with a three-mile boardwalk, quieter stretches like Sandbridge, and the Chesapeake Bay close by.
A Military-Anchor Economy
Hampton Roads hosts roughly 100,000 active-duty personnel at bases including Naval Station Norfolk and NAS Oceana, a job base that stays stable through good markets and bad.
The Costs People Forget
Property tax rates vary by city in Virginia, so the town you choose matters: Virginia Beach runs about $0.97 per $100 of assessed value, while neighboring Norfolk is higher at roughly $1.23 per $100. Homeowners insurance also runs above New Jersey because of coastal wind exposure, so budget for it before you make an offer.
Property Tax
Virginia Beach's rate near $0.97 per $100, about 0.8% effective, versus roughly 2.2% in New Jersey. Norfolk runs higher, and HOA fees are common in newer, amenity-rich communities.
Sales Tax
The Hampton Roads sales tax is 6.0%, made up of the 5.3% state rate plus a 0.7% regional surcharge. Groceries and most prescription drugs stay exempt.
Car & Home Insurance
Coastal wind exposure pushes homeowners insurance above New Jersey levels, especially near the ocean. Car insurance rates vary, so compare quotes before you move your policy.
The Commute Reality
Hampton Roads is defined by its water. The region is a collection of cities split by the James River, the Elizabeth River, and the Chesapeake Bay, so most cross-city drives involve a bridge or a tunnel. The Hampton Roads Bridge-Tunnel on I-64 is toll-free but heavily congested and mid-expansion, the Monitor-Merrimac Memorial Bridge-Tunnel on I-664 is a free alternative, and some Norfolk tunnels are tolled, so grab an E-ZPass from day one.
The good news: the average one-way commute in Virginia Beach is only about 21 minutes. The classic South Jersey rule applies here too, pick a home on the same side of the water as your job, and the daily drive becomes very manageable.
City or Suburbs: Where to Look
In Virginia Beach, each corner has its own personality. Great Neck, on a northern peninsula, is the city's most prestigious family neighborhood, with waterfront living along Lynnhaven Bay and top schools zoned to Frank W. Cox High School. Kempsville is the central, value-minded suburb with easy I-264 and I-64 access, and Red Mill and Princess Anne in the south sit closest to NAS Oceana. The North End is the quiet family stretch of the oceanfront, while Sandbridge is the private, dune-backed beach community locals call the Outer Banks of Virginia.
Across the water, Norfolk's Ghent is the region's historic, walkable urban gem, with early-20th-century homes, boutiques, and cafes, while Chesapeake's Greenbrier is a central suburb wrapped around shopping. Terry works every one of these communities daily and can match your budget, commute, and school priorities to the right town quickly.
Great Neck
The city's most prestigious family neighborhood: waterfront living on Lynnhaven Bay and Broad Bay, boating and docks, top schools zoned to Cox High, and manageable commutes to Little Creek and Oceana.
Red Mill & Princess Anne
Southern Virginia Beach closest to NAS Oceana's gate, near Dam Neck and Ocean Lakes High, a top pick for military families who want the shortest possible commute to the base.
North End & Sandbridge
The quiet family oceanfront above the resort strip, plus Sandbridge at the south end: wide beaches, dunes, no tourist crowds, and some of the region's most sought-after beach homes.
Town Center & Ghent
Virginia Beach Town Center for modern condos and walkable city life, and Norfolk's historic Ghent for early-20th-century charm, boutiques, and cafes a short drive across the water.
Military-Friendly Communities
Hampton Roads is one of the most military-connected regions in the country, home to roughly 100,000 active-duty personnel. Naval Station Norfolk is the largest naval base in the world, NAS Oceana is the Navy's East Coast master jet base for F/A-18 Super Hornets, and Joint Expeditionary Base Little Creek-Fort Story and the Norfolk Naval Shipyard round out the footprint. No matter which base you are assigned to, there is a neighborhood built around it.
The pattern families learn fast: Red Mill and Princess Anne are the top picks for NAS Oceana, with the shortest commutes to the main gate, while the North End and Great Neck suit families at JEB Little Creek. Military families use the same public schools as everyone else, with no base-run DoDEA schools, so the attendance zone matters. Terry is a Military Relocation Professional who has moved hundreds of military families and knows the bases and their neighborhoods better than almost anyone.
How Do the Schools Work?
Virginia runs city-based school districts, not town-by-town districts like New Jersey. Virginia Beach City Public Schools is one of the state's largest, with about 65,000 students, a graduation rate near 92%, and a consistent ranking among Virginia's top districts, anchored by high schools like Ocean Lakes, Princess Anne, and Cox. Neighboring Chesapeake, Norfolk, and Suffolk run their own districts, so your child's school is set by the city and neighborhood you buy in.
The honest advice: quality varies zone by zone, and attendance boundaries change, so verify the exact feeder school for any address before you make an offer. That is exactly the homework Terry does with every buyer, and it is why relocating families find him so valuable.
What Newcomers Should Know
Summer brings the tourist season to the Oceanfront, so expect heavier traffic near the boardwalk from Memorial Day through Labor Day; locals plan around it. Hurricane season runs June 1 through November 30, and coastal wind and flooding are real, so review flood zones and insurance before you buy. The military population keeps housing demand steady, and home values have appreciated at a moderate pace.
Three practical moves make the transition smooth: get an E-ZPass for the tolled tunnels, verify school attendance zones before you shop, and work with a local agent who understands the base-to-neighborhood map. Terry checks every one of those boxes, and he will be your guide from day one.
