The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Grand Blanc and the greater Flint area, the Genesee County region anchored by Grand Blanc, Flint Township, Fenton, Swartz Creek, Goodrich, and Davison, about 60 miles northwest of Detroit. The move changes the math on home prices, property taxes, income taxes, winter living, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Michigan, I hand them to someone I trust completely: Rob Moen, Managing Broker and team leader of The Moen Group at Keller Williams First in Grand Blanc, Michigan. Rob is one of the first names in my Trusted Agent Network on the Michigan side of the map.
Here is how the cost picture compares, what Michigan property taxes really look like under Proposal A, where the best communities are for your situation, how the schools work, what commuting feels like on I-75, and what newcomers should know about four seasons of weather, lakes, golf, and daily life in Genesee County. Then I will introduce you to Rob directly.

Why Families Move to the Flint Area
The biggest financial driver is the cost of living. Michigan runs roughly 20 to 25 percent cheaper than New Jersey overall on most cost-of-living indexes, with the biggest gaps in housing, groceries, and childcare. That difference shows up in the single biggest line item most families have: the monthly mortgage payment.
The second driver is housing value. Grand Blanc median home values typically run between $250,000 and $310,000 depending on the source, while the wider Genesee County market sits closer to $200,000 to $220,000, against New Jersey statewide medians around $450,000 and up. Michigan's income tax is a flat rate near 4 percent, a fraction of New Jersey's graduated brackets that climb to 10.75 percent, and Social Security is not taxed at the state level at all. Same budget, more house, a bigger lot, and a smaller annual tax bill.
Keep More of What You Earn
A flat Michigan income tax near 4 percent beats staggered New Jersey brackets that reach 10.75 percent, and Michigan does not tax Social Security, a permanent edge in retirement.
A Steady, Diversified Economy
GM's Flint plants employ roughly 8,000 people building the Chevrolet Silverado and GMC Sierra HD, while healthcare, led by Hurley, McLaren, and Ascension Genesys, anchors steady year-round jobs.
More Home for the Money
Golf-course neighborhoods, newer construction, and lake lots across Grand Blanc and the townships deliver space and lifestyle that South Jersey budgets simply cannot match.
The Costs People Forget
Michigan property taxes run under Proposal A, the 1994 constitutional change that capped how fast one property's taxable value can rise each year. Your taxable value can grow no faster than the rate of inflation (capped at 5 percent), so the bill on a home you own stays predictable. The catch: on a transfer of ownership the cap resets, and your taxable value jumps to roughly 50 percent of the new market value. Michigan's effective rate is about 1.2 percent, half of New Jersey's near 2 percent, and the median Michigan bill runs around $2,500 a year versus roughly $9,000 in New Jersey, but the uncap on sale is real, so budget your first-year bill after you buy, not the previous owner's.
The number that surprises most newcomers is winter and car money. Heating a Michigan home through January and February costs more than a South Jersey winter, snow removal is a line item whether you pay a plow or buy a shovel, and winter tires make a real difference on I-75. Michigan auto insurance was historically among the most expensive in the country, but the 2019 reforms let drivers choose lower medical coverage and rates have fallen for many households since. Get quotes before you move, because your New Jersey driving record helps, and your new Michigan address will.
Property Tax
Proposal A caps annual growth on your taxable value at the inflation rate, resets the cap at purchase, and keeps effective rates near 1.2 percent, about half of New Jersey's.
Income Tax
Michigan's flat rate near 4 percent beats New Jersey's graduated brackets topping 10.75 percent, and Social Security is not taxed by the state. If you work in the City of Flint, budget its modest local income tax too.
Winter & Auto
Heating, snow removal, and winter tires cost more than South Jersey winters, while the 2019 auto insurance reform has lowered Michigan rates for many drivers. Quote both before you commit.
The Commute Reality
Grand Blanc sits just off I-75, the north-south interstate that is the spine of the whole region. I-75 south carries you to the Detroit metro, about 60 miles and roughly 55 to 70 minutes to downtown depending on the hour, while I-75 north reaches Flint in about 15 to 20 minutes. US-23 heads south to Ann Arbor in about an hour, and I-69 connects west to Lansing in roughly the same time. For most families, the daily drive is short: jobs in healthcare, education, and manufacturing cluster in Flint, Grand Blanc, and along the Miller Road corridor, so many commutes stay under 25 minutes.
The airport is a pleasant surprise. Bishop International Airport (FNT) in Flint is about 15 minutes from Grand Blanc via I-75, with daily nonstop service to major hubs, and Detroit Metro (DTW) is about 65 miles away when you need international flights or more nonstop options. Public transit is limited, so a car is essential, and the same I-75 that gets you to work gets you to Detroit for a game or a flight in about an hour.
Where Families Look
Grand Blanc is the anchor, but families spread across the whole southern half of Genesee County. Grand Blanc Township swells the small city of about 7,800 into a suburb of roughly 40,000, and Mundy Township, Atlas Township, and Linden extend the market south toward the lakes. Each town below has its own schools, its own pace, and its own price range, and Rob works all of them daily, matching your budget, commute, and school priorities to the right community quickly.
Grand Blanc
The county's most sought-after suburb, ranked No. 1 place to live in Genesee County by Niche, with the region's strongest school district and typical values from $250,000 to $310,000.
Flint Township
The county's shopping and business corridor along Miller Road, wrapping the airport where I-75, I-69, and US-23 meet, with easy access to every job center in the region.
Fenton
The lakes community south of Flint with a downtown on the water, Lake Fenton boating and watersports, and the Fenton Area Public School District.
Swartz Creek
A smaller city on I-69 with its own district and schools, affordable housing stock, and an easy drive to Grand Blanc, Flint, and the airport.
Goodrich
A village in the southern part of the county with a small-town feel, the Goodrich Area School District, and bigger lots on the edge of the suburbs.
Davison
A historic downtown with shops and community events, the well-regarded Davison Community Schools, Lake Callis recreation, and a straight shot up M-15 and I-69.
How Do the Schools Work?
Grand Blanc Community Schools is the star of the region: about 7,500 students across 13 schools from pre-K through high school, and consistently the top-rated district in Genesee County. Grand Blanc Community High School enrolls around 2,400 students and anchors a district that draws families from Grand Blanc and the surrounding townships, exactly the address-based system New Jersey movers already understand, the house sets the school.
Around it sit Davison Community Schools, Swartz Creek Community Schools, the Goodrich Area School District, and Fenton Area Public Schools, each with its own reputation and standouts. Michigan also runs an interdistrict school of choice program that lets families in some situations apply to a neighboring district, which is a flexibility New Jersey rarely offers. The honest advice: research the exact boundary for the address you are considering before you make an offer, and confirm your school of choice options with the district. That is exactly the homework Rob does with every buyer before they commit, and it is why out-of-state families find him so valuable.
Lakes, Golf, and Outdoor Life
Genesee County runs Michigan's largest county park system, more than 11,000 acres of rivers, lakes, trails, and campgrounds, anchored by For-Mar Nature Preserve and Arboretum, Crossroads Village and the Huckleberry Railroad, Stepping Stone Falls, and Bluebell Beach on C.S. Mott Lake. The county holds roughly 79 lakes, from Lake Fenton, the largest natural lake at about 845 acres, to Holloway Reservoir and Silver Lake, with fishing for bass, pike, crappie, walleye, and perch a year-round pastime.
Golf is a serious local religion. Warwick Hills Golf & Country Club right in Grand Blanc hosted the PGA Tour's Buick Open for five decades and now stages The Ally Challenge, and public courses spread across the county. Families also claim the Flint River Trail and the Iron Belle Trail for biking, the sledding hill at Creasey Bicentennial Park in Grand Blanc, and the summer swim spots at C.S. Mott Lake and Silver Lake. It is an outdoor calendar that fills every season instead of disappearing in August.
Nearly 80 Lakes
Lake Fenton, C.S. Mott Lake, Holloway Reservoir, and Silver Lake deliver boating, swimming, and fishing within a 20-minute drive of most homes in the county.
Tour-Caliber Golf
Warwick Hills hosted the Buick Open for 50 years and now anchors The Ally Challenge, with public courses everywhere for the rest of the weekend.
The Biggest County Park System in Michigan
More than 11,000 acres of county parks, from For-Mar Nature Preserve to Bluebell Beach and Crossroads Village, with trails that link it all together.
Four Seasons and Newcomer Tips
This is a true four-season climate. Summers are warm and humid with July highs near 82 degrees and long evenings on the lakes, autumns bring the best foliage in the Midwest, and winters are cold and snowy with January highs around 30 degrees and lows near 15. The Flint area averages 36 to 40 inches of snow a year, mostly from passing storm systems rather than the heavy lake-effect bands that pile up east of here toward Lake Huron, though north-wind events can still add lake-enhanced inches overnight. A good snowblower and winter tires change the experience completely.
Newcomer tips: visit in winter and in summer, because the two seasons look like different states. Budget for heating and snow removal, and quote home insurance and auto insurance before you make an offer. Michigan's property tax cap resets when you buy, so your first-year bill reflects the new sale price, plan for it. Register your vehicles and get your Michigan license within a month of moving. Most out-of-state buyers focus on Grand Blanc and the surrounding townships, which run their own municipal water systems, and Rob reviews the tax picture, the school boundary, and the community fit with every buyer before they commit.
