Relocating from New Jersey to South Florida (Miami, Fort Lauderdale & Palm Beach)

A practical guide for South Jersey families moving to the Miami-Fort Lauderdale-Palm Beach corridor: no state income tax, today's two-tier housing market, waterfront and preconstruction condos, taxes, schools, Brightline and airport commutes, and the trusted agent to call once you land in Florida.

Guide updated October 2026 · Written for New Jersey movers

The Short Version

This guide is for South Jersey homeowners and families thinking about selling and moving to South Florida: the Miami-Fort Lauderdale-Palm Beach corridor that runs through Miami-Dade, Broward, and Palm Beach Counties. The move changes the math on income taxes, home prices, property insurance, HOA fees, sales tax, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.

I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Florida, I hand them to someone I trust completely: Kelby Contreras, a luxury real estate advisor with Compass. Kelby has spent more than 15 years in the market and works at Chairman's Circle-Platinum level, putting him in the top 1 percent of professionals in his network. He serves South Florida across Miami, Fort Lauderdale, and Palm Beach, including Brickell, Miami Beach, and Sunny Isles, and he is one of the first names in my Trusted Agent Network on the Florida side of the map.

Here is how the cost picture compares, what the South Florida housing market actually looks like today, where the luxury and waterfront money moves, what no state income tax really means, how the schools and the commutes work, what the weather demands, and what newcomers must know before the moving truck arrives. Then I will introduce you to Kelby directly.

Why Families Move to South Florida

The single biggest financial driver is Florida's total absence of a state income tax. No Florida resident pays state income tax on wages, self-employment income, interest, dividends, pensions, Social Security, or retirement distributions. New Jersey, by contrast, taxes wages on a graduated scale that climbs to 10.75 percent and also taxes pensions, retirement income, interest, and dividends. For a family earning a solid household income, that difference alone can be worth thousands of dollars every year, and it never goes away.

The second driver is climate and lifestyle: mild winters, year-round outdoor living, beaches, and a calendar that runs on sunshine instead of snow days. The honest trade is the cost side. Florida makes up the missing income tax with the highest homeowners insurance bills in the country, and in the condo-heavy markets of Brickell, Miami Beach, and Sunny Isles, monthly HOA and condo association fees commonly run $500 to $1,500 or more on top of the mortgage. Know the insurance and the HOA before you fall in love with the view.

Job growth is the third reason, and it is quietly strong. Banking, finance, health care, logistics, and a fast-growing tech and fintech scene keep hiring along the corridor, and the airports, the port, and the rail network anchor a metro that runs on movement. For remote workers and retirees, the draw is simpler: the same sunshine, the same no-income-tax math, and a lower cost of living than much of the Northeast once you account for the tax difference. Whatever the reason, the result is steady demand, and that demand is why the market questions below matter so much.

Keep Every Paycheck Whole

No state income tax means wages, pensions, Social Security, interest, and dividends all keep more of what they earn. That is a permanent raise, not a one-time incentive.

A Year-Round Outdoor Life

Mild winters, the beach, the bay, and a dining and arts scene built around being outside. South Florida is a different rhythm than a Jersey winter.

A Global Job and Money Center

Banking, finance, health care, logistics, and a fast-growing tech and fintech scene, all in a metro where buyers arrive from New York, California, and countries around the world.

The Housing Market Today Is Two Markets

The honest way to read South Florida in 2026 is as two markets running side by side. Single-family homes are firm and competitive: Miami's median sale price landed near $650,000 in mid-2026, Fort Lauderdale near $580,000, and Palm Beach County near $540,000, all above New Jersey's statewide median of roughly $450,000 to $525,000 and well above most South Jersey towns. Demand is resilient, inventory for houses remains relatively tight, and sellers in the right price range still see multiple offers.

Condos are a different story, and that is where the opportunity sits. Condo medians run well below single-family prices across the corridor, with months of supply climbing and prices drifting down as rising association fees and post-2021 repair assessments spook buyers. That is not a crash, it is a correction: a genuine buyer's market in the condo segment while houses stay firm. For a New Jersey buyer that means one clear piece of strategy: the condo you are eyeing has room to negotiate, and the single-family you want will move faster, so get pre-approved before you shop either.

Investor demand runs underneath both segments. South Florida's rental market is one of the strongest in the country, with short-term and long-term rental income that keeps out-of-state buyers interested even when mortgage rates climb, and many of those buyers pay cash, which makes them less sensitive to rates altogether. If you are buying a second home, a rental, or a preconstruction unit to hold, run the numbers on both the purchase and the rent roll before you commit, and let an advisor who does this daily show you where the real returns are.

Miami-Dade

Miami medians near $650,000 in mid-2026 with single-family prices up about 3 percent year over year, while condos sit in clear buyer's-market territory with room to negotiate.

Broward

Fort Lauderdale, Hollywood, and the beach towns run near $580,000, with a slower, more balanced market and homes sitting longer than they did a few years ago.

Palm Beach

Palm Beach County medians near $540,000, with single-family prices well above that in the coastal towns and strong investor and second-home demand from the north.

The Luxury, Waterfront, and Preconstruction Market

This is where Kelby's expertise matters most. South Florida's luxury segment runs on waterfront properties and condo towers, and it is a global market: Brickell, Miami Beach, Sunny Isles, and the Palm Beach barrier islands draw buyers from New York, California, Latin America, and Europe, many paying cash. Preconstruction condos let buyers lock today's pricing on a tower that delivers in a few years, with favorable deposit terms and the chance to ride appreciation before move-in. Kelby works these deals daily, from the first tower tour to the closing table.

Off-market and discreet sales are a real part of the luxury picture. High-profile sellers often prefer a private, unlisted transaction, and agents with deep local relationships can match buyers to homes that never hit the public feeds. If you are selling a waterfront home or buying at the top of the market, that quiet lane can be the difference between a good result and a great one, and it is exactly the kind of work Kelby has built his career on.

The Tax Math: No Income Tax, but Read the Property Bill

Florida's income tax is simple: there is none. No state tax on wages, pensions, Social Security, interest, or dividends, which makes retirement income planning notably cleaner than New Jersey's system. The state makes up revenue with a 6 percent sales tax plus county surtaxes, pushing the total to about 7 percent in Miami-Dade, Broward, and Palm Beach, and with property taxes that are meaningfully lower than New Jersey's near-2 percent effective rate, the highest in the country. Florida's average effective property tax rate is roughly 0.8 percent.

What newcomers must know: file the homestead exemption with the county property appraiser, by March 1 to count for that tax year, and your primary residence's assessed value is then capped by Save Our Homes, so it can rise no more than 3 percent or the inflation rate, whichever is lower, no matter how fast the market moves. The exemption removes the first $25,000 of assessed value plus an inflation-adjusted second exemption, worth roughly $51,000 combined in 2026. Florida also charges no annual personal property tax on vehicles, a line item that quietly disappears once you move. The catch: the cap resets to market value for the new owner at purchase, so your first-year tax bill is the real number to budget.

Getting Around: Airports, Brightline, and the Daily Drive

South Florida is served by three major airports. Miami International (MIA) is the gateway for international flights, Fort Lauderdale-Hollywood International (FLL) is a big domestic and low-fare hub about 21 miles north that South Jersey families fly into all the time, and Palm Beach International (PBI) serves the northern end of the corridor. Brightline high-speed rail now links MiamiCentral to Fort Lauderdale in about 35 minutes and West Palm Beach in about an hour and a quarter, with service all the way to Orlando in about 3.5 hours, making the corridor practical without a plane.

In the metro, Tri-Rail commuter rail runs roughly 70 miles through Miami-Dade, Broward, and Palm Beach counties, connecting to both MIA and FLL, and everyone drives: I-95 runs the whole coast, the Florida Turnpike bypasses the urban cores, I-595 cuts across Broward toward the airport, and the Palmetto Expressway (SR 826) rings the western suburbs of Miami. Walkable waterfront districts like Brickell, South Beach, and Las Olas make a car optional for daily errands, but for the family suburbs a car is essential. The honest advice: choose your town around where you work and test the drive at real rush hours before you commit.

Where Families Look

South Florida has no single center, and each pocket has its own personality, price range, and pace. Here is the map for Jersey families deciding where to land, starting with the Miami core and the neighborhoods Kelby works daily.

Brickell

Miami's banking and finance district and its densest condo corridor, with high-rise living, a wall of towers on the bay, and some of the region's best walkability.

Miami Beach

Oceanfront condo towers, the historic Art Deco district, and Lincoln Road, the island's luxury market with some of the highest prices and the highest insurance and HOA bills in the region.

Sunny Isles

The beachfront condo corridor between Miami Beach and Aventura, a skyline of new towers built by the world's top architects and a magnet for international buyers.

Coral Gables

The planned Mediterranean-style city with tree-lined boulevards, the University of Miami, Miracle Mile dining, and some of South Florida's most sought-after single-family streets.

Coconut Grove

Miami's oldest neighborhood, a walkable bayside village of banyan trees, waterfront parks, CocoWalk, and a relaxed balance of condos and classic single-family homes.

Wynwood

The arts district famous for the Wynwood Walls murals, galleries, breweries, and a red-hot market of townhomes and new construction minutes from downtown.

Fort Lauderdale (Las Olas)

Las Olas Boulevard's boutiques and restaurants, the Intracoastal waterfront, and a canal-lined city that has become a downtown in its own right, minutes from the beach and FLL.

Hollywood

A Broward beach town with a walkable historic downtown, the Broadwalk along the beach, and more affordable single-family stock than its neighbors to the south.

Palm Beach & Wellington

Palm Beach's estate-lined island streets and Wellington's equestrian estates anchor the northern end of the corridor, with West Palm Beach's downtown revival in between.

Farther west and north, the family suburbs stretch from Kendall and Pinecrest in Miami-Dade to Weston, Parkland, and Boca Raton in Broward. Each has its own school feeder pattern and price point, and that is exactly the homework Kelby does with every buyer before they commit.

How Do the Schools Work?

Three of the largest school districts in the country anchor the region. Miami-Dade County Public Schools is the third-largest district in the United States, Broward County Public Schools is the sixth-largest, and the Palm Beach County School District ranks among the ten largest, each running the traditional address-based model New Jersey families already understand, with magnet and charter programs as options. The exact boundary for the house matters more than the town's name, so the same house-hunting homework applies.

Higher education is a genuine strength: the University of Miami sits in Coral Gables as the state's leading private research university, Florida International University in Miami-Dade anchors the public side, Florida Atlantic University in Boca Raton serves the northern corridor, and Broward College serves the Fort Lauderdale metro. For parents, the honest advice is the same as everywhere: verify the feeder pattern for the exact address before you make an offer, and that is exactly the homework Kelby does with every buyer before they commit.

Weather: What South Florida Actually Feels Like

Winters are the reward: January highs in the mid-70s along the coast, with almost no freezing weather anywhere in the region. Summers are the trade: hot and humid, with heat index readings regularly past 95, afternoon thunderstorms that roll in almost daily from June into September, and air conditioning that runs for ten months of the year. Rain totals run 50 to 60 inches a year in South Florida, most of it falling in the afternoon storms of the warm season.

Hurricane season officially runs June 1 through November 30, and it is a planning reality, not a scare story: every coastal family keeps a stocked kit, watches the forecast, and knows their flood zone. Because flood and storm surge risk is real in low-lying areas, flood insurance is a separate policy from homeowners coverage, and many lenders require it in designated zones. Know your exact FEMA flood zone before you make an offer, not after, and take wind-mitigation features (roof age, shutters, impact glass) seriously, because they drive both your insurance quote and your storm safety.

Life After the Move: Beaches, Boating, and the Arts

The recreation calendar is the point of the move. South Beach, Fort Lauderdale beach, and Hollywood's Broadwalk give you ocean access year-round, Biscayne Bay and the Intracoastal Waterway are made for boating and paddleboarding, and the year-round outdoor life means weekends are spent on the water instead of shoveling snow. South Florida is also a professional sports market: the Heat in the NBA, the Dolphins in the NFL, the Marlins in MLB, and the Panthers in the NHL, so there is a home team for every season.

Culturally, South Florida is one of the most dynamic metros in the country. Wynwood's murals, the Pérez Art Museum, Art Basel Miami Beach, Little Havana's Calle Ocho, and a dining scene from food halls to waterfront fine dining make the calendar as rich in the arts as in the outdoors. For a family used to New Jersey's pace, it is a lot to discover, and the good news is the discovery is the fun part.

Moving Tips for NJ-to-FL Movers

The practical checklist for a Jersey-to-Florida move is short but important. Register your vehicles and get a Florida driver license within 30 days of establishing residency, transfer your insurance, and update your address with the post office, banks, and New Jersey's MVC as a former state. On taxes, there is no Florida state income tax, but make sure you actually cut New Jersey income sources or the Garden State can still tax that income.

On the home itself: shop homeowners insurance before you make an offer, because Florida premiums are the highest in the country and roof age, wind mitigation, and flood zone drive the quote far more than in New Jersey. Plan for flood insurance as a separate policy, especially in flood and storm surge zones. File the homestead exemption with the county property appraiser by March 1 of your first eligible year to start the Save Our Homes cap, research the exact school district boundary for any address you love, budget for higher summer cooling bills, and get mortgage pre-approval before you shop, especially if you plan to compete in the single-family market.
