The Short Version
This guide is for South Jersey homeowners and families thinking about selling and moving to Murrieta and the Temecula Valley, the fast-growing corner of Riverside County anchored by the sister cities of Murrieta and Temecula and surrounded by Menifee, Wildomar, Winchester, and French Valley. The move changes the math on home prices, income taxes, property taxes, gas, and the shape of your daily drive, and knowing those differences before you list your South Jersey home is the difference between a smooth move and an expensive surprise.
I have spent more than 20 years helping buyers and sellers across Burlington County and South Jersey. When my clients tell me they are heading to Southern California, I hand them to someone I trust completely: Laura Holbert, a Licensed Real Estate Broker and REALTOR and co-founder of Team Integrity Realty in Murrieta, California. Laura is one of the first names in my Trusted Agent Network on the California side of the map.
Here is how the cost picture compares, what California income and property taxes really look like, where today's Murrieta and Temecula housing markets stand, how the schools work, what commuting feels like on the I-15 corridor, which communities fit which lifestyles, and what newcomers must know about the 55+ communities, wine country, and Mediterranean weather that define this valley. Then I will introduce you to Laura directly.

Why Families Move to the Temecula Valley
The driver here is a different way of living, not a cheaper one. The Temecula Valley pairs a Mediterranean climate with wine country, master-planned communities, and the most attainable housing within commuting distance of San Diego and Orange County. For South Jersey families, the trade is real: homes cost more than New Jersey averages, but the lifestyle, the weather, and the way the communities are designed are unlike anything in the Garden State.
There is real economic gravity too. Murrieta and Temecula sit at the top of the I-15 corridor, roughly 58 miles from downtown San Diego and 75 miles from Orange County, so the region has grown into a bedroom community for both job markets. Camp Pendleton and the region's military and healthcare employers draw steady demand, and the valley's own economy, wineries, tourism, retail, and a fast-growing medical sector, keeps plenty of work close to home.
Mediterranean Living
Hot, dry summers and mild winters make outdoor life a year-round habit, from backyard pools to wine-country weekends, with roughly 280 sunny days a year.
Room to Grow
Master-planned communities with parks, trails, and new construction give families more home for the money than coastal California, with values still below San Diego and Orange County medians.
55+ and Military Friendly
One of Southern California's densest clusters of active-adult communities, plus a large military community and strong VA loan demand, makes this a natural landing spot.
The Costs People Forget
California runs a steep progressive income tax, nine brackets from 1% to 12.3%, with a 1% surcharge on income over $1 million making the top marginal rate 13.3%. For most middle-income families the effective rate lands below New Jersey's 10.75% top bracket, but California taxes nearly everything, wages, interest, dividends, capital gains, and it has no break for retirement income, so the honest comparison is your own income, not the top rate.
Property tax is where California actually helps. Proposition 13, passed in 1978, caps the general property tax rate at 1% of assessed value, with voter-approved bonds bringing a typical total to about 1.1% to 1.3%, a fraction of New Jersey's highest-in-the-nation effective rate near 2%. When you buy, the county reassesses the home to your purchase price, that becomes your base year value, and from then on the assessed value can rise no more than 2% a year no matter how fast the market grows. Your first-year bill sits near 1% of what you paid, and it stays predictable, which feels very different from a New Jersey tax bill that chases market value.
The number that surprises many newcomers is the extra layer of fees. Much of the new housing in Murrieta, Temecula, Menifee, and French Valley sits in master-planned communities with homeowners association dues, and some neighborhoods carry Mello-Roos special tax districts that fund roads, parks, and schools. Those fees are disclosed up front, but they add a real monthly line item, so Laura reviews them with every buyer before an offer.
Income Tax
Nine brackets from 1% to 12.3%, plus a 13.3% top marginal rate with the millionaire surcharge. No retirement-income break, so run your actual household numbers.
Property Tax
Prop 13 keeps bills near 1% to 1.3% of your purchase price with just 2% annual assessment growth, versus New Jersey's near 2% effective rate that tracks the market.
HOA & Mello-Roos
Master-planned communities bring HOA dues and sometimes Mello-Roos tax districts. Both are disclosed up front, but budget them before you make an offer.
The Commute Reality
The highway that defines this valley is I-15, the north-south spine that runs straight through Murrieta and Temecula. Southbound, downtown San Diego sits about 58 miles away, a typical drive of 60 to 80 minutes and up to two hours at peak, with the worst congestion southbound in the morning and northbound in the afternoon through Escondido and Rancho Bernardo. Northbound, Orange County is about 75 miles via I-15 to the 91 west, or the 241 and 133 toll roads into Irvine, roughly 90 minutes at best and two-plus hours in rush hour.
For flights, Ontario International (ONT) is the region's favorite workhorse, about 50 miles north via I-15 and I-10, with San Diego International (SAN) about 60 to 68 miles south and John Wayne (SNA) in Orange County about 62 to 67 miles away. The local general-aviation field is French Valley Airport (RBK) right in Murrieta. Public transit is limited, so a car is essential, and most daily commutes stay local: jobs in healthcare, retail, schools, and the wineries cluster right in the valley.
Where Families Look
Murrieta and Temecula are the anchors, but the market spreads across the whole southwest Riverside County corridor, and each community has its own schools, its own pace, and its own price range. Laura works all of them daily, matching your budget, commute, and school priorities to the right community quickly. Here is the town-by-town map for Jersey families deciding where to land.
Murrieta
The valley's largest city and Laura's hometown: master-planned neighborhoods, parks, the Murrieta Valley school district, and medians near $660,000 with an easy hop to I-15.
Temecula
The wine-country city: Old Town's historic district, the wineries along Rancho California Road, the Temecula Valley school district, and medians near $735,000.
Menifee
The fast-growing neighbor to the north with some of the valley's most affordable new construction, a mix of 55+ and family communities, and its own expanding retail corridor.
Wildomar
A smaller, more laid-back community between Murrieta and Lake Elsinore with larger lots, a more rural feel, and value below the two big cities.
Winchester
The unincorporated frontier of the valley, where new master-planned development is rolling out, offering the newest homes and the lowest entry prices in the corridor.
French Valley
The unincorporated pocket around French Valley Airport with newer tract homes, Murrieta-area schools, and quick freeway access at the valley's northern edge.
55+ Active-Adult Communities
This is Laura's signature specialty. The Murrieta and Temecula area is one of Southern California's most active markets for 55+ active-adult communities, age-restricted neighborhoods with resort-style amenities, low-maintenance homes, and built-in social calendars. For empty nesters and retirees moving from New Jersey, the appeal is obvious: no snow, no yard work, and a built-in community from day one.
Four Seasons at Murrieta
A K. Hovnanian 55+ community of roughly 500 single-family homes off I-15 at Winchester Road, minutes from Temecula wine country, with resort amenities and resale values in the $600,000s and $700,000s.
The Colony
One of the valley's largest active-adult communities, about 1,500 homes with golf, tennis, and swimming, and resale values mostly in the $400,000s to $600,000s.
Murrieta Hot Springs
A long-established 55+ community of roughly 1,000 homes, with the area's most attainable price points from the $200,000s to $500,000s.
Age-restricted communities come with their own rules, occupancy requirements, resale processes, and HOA fees, and the details vary community by community. That is exactly the homework Laura does with every 55+ buyer, and it is why out-of-state retirees find her so valuable.
How Do the Schools Work?
Like New Jersey, California assigns schools by address, so the exact boundary and feeder pattern matter more than a town's name. Murrieta Valley Unified School District serves about 21,700 students across roughly 22 schools and carries an A grade from Niche, ranked the top district in Riverside County. Temecula Valley Unified serves about 28,000 students across 33 schools, also rated A and ranked second in the county. Both districts feed strong high schools, and both are a big reason families choose the valley over cheaper inland alternatives.
The honest advice: verify the exact district and school boundary for the address you are considering before you make an offer, because a single street can change your school. That is exactly the homework Laura does with every buyer before they commit, and it is why out-of-state families find her so valuable.
Wine Country and Recreation
Recreation here is built around the Temecula Valley's signature industry: wine. The Temecula Valley AVA, established in 1984, spreads across about 33,000 acres and is home to roughly 47 to 50 wineries, most clustered east of I-15 along Rancho California and De Portola Roads. Tasting rooms, vineyard restaurants, and hot-air balloon rides over the vines make wine country a daily backdrop rather than a special occasion.
Old Town Temecula is the historic heart, a restored Old West-style district of antique shops, storefronts, and the Temecula Valley Museum, with a self-guided walking tour that traces the 1847 Mormon Battalion and the Butterfield Overland Mail route. Pechanga Resort Casino, billed as the largest casino in the Western United States, anchors the valley's entertainment with hotels, golf, and a massive gaming floor. Outdoors, Lake Skinner Recreation Area offers a roughly 1,400-acre reservoir with camping, fishing, and boating and hosts the Temecula Valley Balloon and Wine Festival, while the Santa Rosa Plateau Ecological Reserve preserves more than 9,000 acres of grasslands, vernal pools, and hiking trails.
Weather and Newcomer Tips
The climate is the sales pitch, and it mostly delivers. This is a Mediterranean climate: hot, dry summers with July highs in the upper 80s to mid-90s and occasional heat waves past 100, and mild winters with January highs near 65 to 70 and overnight lows in the 40s. Rain falls almost entirely from November through April, about 12 to 14 inches a year, and the valley sees roughly 280 sunny days, a world away from a New Jersey January.
Newcomer tips: visit in summer, because the heat is real, and budget air conditioning, gas, and utilities above Jersey norms. California requires a driver license within 10 days of establishing residency and vehicle registration within 20 days, with no annual inspection like the Garden State and a smog check every two years instead. Quote homeowners insurance including a separate earthquake policy, review HOA and Mello-Roos fees before you make an offer, and know that wildfire awareness is part of life in inland Southern California. Laura reviews the tax picture, the fee reality, the school boundary, and the community fit with every buyer before they commit, and she will tell you straight which community matches your life.
