What is a final walk-through and when does it happen?

A final walk-through is your last opportunity to inspect the property before closing, typically scheduled within 24 hours of closing. You verify that the property is in the agreed-upon condition, all requested repairs were completed, the home is clean and vacant (unless otherwise agreed), and no new damage has occurred. Bring your inspection report and take photos. If you find issues, address them before you sign the final documents.

The final walk-through is a critical step that protects your interests. It is not a second home inspection, but a condition check. Schedule it as close to closing as possible, ideally the morning of or the day before. What to check: confirm all agreed-upon repairs were completed and done properly. Turn on the HVAC system, run the water, flush toilets, and test a few appliances. Make sure the seller has removed all personal belongings and trash. Check that all items included in the sale are present, such as light fixtures, window treatments, appliances, and any other negotiated items. Look for new damage like water stains, holes in walls, or broken windows. If the property includes a garage, confirm the opener works and any extra remotes are present. If you find issues, document them with photos and notify your agent immediately. Your agent will discuss options with the seller, which may include a credit at closing, a repair before closing, or in extreme cases, delaying closing.
