The inspection should include locating and opening the tank, checking the sludge and scum levels, inspecting the baffles and pipes, and evaluating the drain field for signs of failure. The inspector may also perform a dye test to check for leaks. Signs of septic problems include lush, green grass over the drain field (indicating excess moisture), foul odors, slow drains, gurgling pipes, and sewage backups. A septic system that is well maintained can last 20 to 40 years. A failing system is a major expense that should be addressed before closing.
