What happens if I can't close on time?

The seller may request compensation for the delay, such as per diem costs or covering their additional carrying costs. If the seller refuses to extend and you cannot close, you may be in breach of contract. The seller could keep your earnest money deposit as damages, or in extreme cases, sue you for specific performance. The best way to avoid this is to stay in close communication with your lender, respond to document requests immediately, and address potential issues early.
