Selling Your Home

How Long Does It Take to Sell, and What If It Does Not Sell?

By Bob Millaway November 1, 2026

Time to contract is driven by price, condition, exposure and the marketing itself, in that order of weight. No agent can promise you a number of days, and the one who does is guessing. What I can do is show you the levers and what happens if a listing runs its term without an offer.

What drives time to contract

Price against what buyers actually pay nearby. Condition against what buyers expect at your price point. Exposure, meaning how many qualified buyers actually see the home. And the marketing, meaning how the home is presented to those buyers. Get the first two right and the last two do the work.

The four reasons a home does not sell

Price. The number is above what the market will pay, and buyers are not negotiating down to it. How I help you find the right number.

Condition. The home compares badly to others at the same price, and buyers choose the better-presented house every time.

Exposure. The listing is correct but quiet: nothing happens, nobody comes.

Marketing. The home is being shown, but presented badly: weak photos, no video, no story, no follow-up. What real marketing looks like.

What happens at expiration

Your listing agreement runs for a defined term. When it ends, the listing comes off the market unless you renew it. Relisting is a new start: new listing date, new freshness, and a chance to change the variables. The real carry cost of waiting is not the listing fee, it is what the house costs you every month it sits: the payment, the taxes, the insurance, the utilities, and the deferred move that hangs on the sale.

The decision

At expiration you choose: adjust price, invest in condition, change the marketing, or take it off and come back later. You do not have to stay stuck in the same loop. I will tell you which of the four reasons is biting before you make that choice, with the actual figures for your town in hand.

If you want to know which of the four is biting in your case, that is a valuation conversation, and it is free. Book it at /schedule/.

Frequently Asked Questions

How long does it take to sell a home?

There is no honest single number. It depends on price, condition, exposure and marketing, and I will not guess a day count for your house.

Why has my home not sold?

Almost always one of four things: price above what buyers pay, condition below what the price expects, low exposure, or weak marketing. Sometimes two at once.

What happens when a listing expires?

The listing comes off the market unless renewed. Relisting is a fresh start with a new listing date and a chance to change the variables.

What does it cost me to wait?

The real cost is what the house costs every month it sits: payment, taxes, insurance, utilities, and the move that stays on hold.

Should I just lower the price?

Only after the other three are honest. If condition, exposure or marketing is the problem, a price cut just gives money away on the same weak listing.
