How do I handle a closing that happens while I'm out of town?

Or you can coordinate with the closing agent to sign documents at a different location and have them shipped to the closing. Discuss your situation with your agent and attorney well before closing to make arrangements.

Missing closing in person does not mean you cannot buy the home. The most common option is a power of attorney. This legal document gives someone you trust, typically your attorney or a family member, the authority to sign closing documents in your name. The POA must be specific to the transaction and properly notarized. Your lender must approve the use of a POA, as some lenders have restrictions. Another option is remote online notarization (RON), which allows you to sign documents via secure video conference with a notary. New Jersey has legalized RON. You will need a computer with a camera, internet access, and the ability to upload your ID for verification. A third option is to sign documents at a different location. The closing agent can prepare the documents and send them to a notary near you for signing. You sign in front of a local notary, and the documents are shipped to the closing agent. This can add a few days to the process, so plan ahead. Whichever option you choose, communicate with your team early so the necessary arrangements can be made.
